Units Of The Week Issue #8

Monday has arrived again, which means it’s time for some of the most interesting units that we’ve come across this week.
Our picks include a massive “dual-key” unit close to Orchard and a couple of nicely renovated ones in the West. For those who prefer the East, sorry to say – there’s nothing for you this week.

Here we go, these are the Units Of The Week for the week of 27 April 2020.

1Grange Residences

$13,600,000
Project | Grange Residences | District | 10 |
Address | 95 Grange Road | Tenure | Freehold |
Size | 5,704 sqft | $PSF | $2,384.29 |
Developer | Marco Polo Developments Ltd | TOP | 2004 |
Why I like it
Unlike the absolutely crazy one that we featured in UOTW #3, this one is certainly a lot more tame in comparison. Still, at 5,704 square feet in size, it is still a massive unit in every sense. It offers unblocked views over the Chatsworth GCB area but yet it is very walkable to town.
It’s not a penthouse, but it is actually two units joined together, so you can even use it as a positively spacious dual key unit. This will be multi-generation living at its finest.

2Pine Grove

$1,600,000
Project | Pine Grove | District | 21 |
Address | 1P Pine Grove | Tenure | 99 years |
Size | 1,678 sqft | $PSF | $953.52 |
Developer | HUDC | TOP | 1984 |
Why I like it
For those who are unaware, Pine Grove has tried multiple times to go en bloc, but has failed each time – most probably due to the humongous land size that it is sitting on.
This unit is one of the more exclusive maisonette ones, with 3 split levels which is really quite unique. It’s done up quite well too, so no need for any extensive renovations unless you have a specific theme in mind.
You can check out our full review of Pine Grove here.

3Sophia Residence

$3,000,000
Project | Sophia Residence | District | 09 |
Address | 5 Sophia Road | Tenure | Freehold |
Size | 2,293 sqft | $PSF | $1,308.33 |
Developer | – | TOP | 2014 |
Why I like it
The Sophia Road area is one of those places in Orchard where you can find freehold property at relatively non-eyepopping prices. This penthouse at Sophia Residence comes with a private lift and is a walkable distance to Plaza Sing and the Peace Centre area.
At 2,293 square feet, it is more than spacious size for a 3 bedder, but you do have to factor in the large space allocated to the PES.
– Reuben

4Cluny Park Residence

$2,780,000
Project | Cluny Park Residence | District | 10 |
Address | 99 Cluny Park Road | Tenure | Freehold |
Size | 1,217 sqft | $PSF | $2,284.31 |
Developer | – | TOP | 2016 |
Why I like it
I can honestly say that if I had no family, this would be the most ideal bachelor pad for me. The location is fantastic, next to Serene (food), next to Botanic Gardens, and the MRT (with two lines) is right outside your doorstep.
It also has its own private pool – granted, it’s more of a plunge pool but it will have it uses during the hot season in Singapore!

5J Gateway

$1,550,000
Project | J Gateway | District | 22 |
Address | 2 Gateway Drive | Tenure | 99 years |
Size | 893 sqft | $PSF | $1,735.72 |
Developer | MCL Land (Gateway) Pte Ltd | TOP | 2017 |
Why I like it
If you work in Jurong and want to live where you work (and in a private property no less), J Gateway will definitely be one of the top few in your list. It has arguably the best location (closest to the mega malls), and it is still quite a new and modern project.
At 893 square feet, it isn’t the biggest for a 3 bedroom unit, but a high floor for the views should go some way to making up for it.
