1Gao Min Hua Yuan

$5,900,000
Project Name | Goa Min Hua Yuan |
---|---|
District | 21 |
Address: | 23 Shamah Terrace 597575 |
Tenure: | Freehold |
Size: | 4,606 sqft |
$PSF: | $1,280.94 |
Developer: | N/A |
TOP | 1990 |
Why I like it
This is a quiet freehold corner terrace, with a large 4,606 square feet plot of land and a built up of 3,229 square feet, leaving you with a large garden and parking area (great for large families and pets). It’s not a well known area (neither is it the most convenient), but for those looking for space, peace and quiet this is a great contender.
While the exterior of it is quite dated, it’s the inside that is in a move-in condition as the interiors have been renovated in a Scandinavian-Japanese style and the simple, minimalist designs provide a lot of space on the ground floor living area.
Here’s how the 3-storey property is split; the ground floor being the living and dining area with a helper’s room, storage, a common bathroom and a guest bedroom. The second floor houses the family room and 2 bedrooms while the top floor is the ensuite master bedroom with a walk-in wardrobe.
Of course there is still room to do further A&A if you so wished.

2Pasir View Park

$1,490,000
Project | Pasir View Park |
---|---|
District | 05 |
Address: | 200 Pasir Panjang Road 118571 |
Tenure: | Freehold |
Size: | 1,012 sqft |
$PSF: | $1,472.33 |
Developer: | City Development Ltd |
TOP | 1994 |
Why I like it
You can’t tell this is a property completed in the 1990s from the inside, all thanks to the current owners’ modern interior design. This is a freehold condominium located along Pasir Panjang Road and is within walking distance to Pasir Panjang MRT and Viva Vista Shopping Centre.
The 2 Bedroom, 2 Bathroom unit is definitely an above average size at 1,012 square feet with a unique floor plan. The angled shape of the living room and bedroom areas can be a turn off for a few, but others may like the uniqueness of the angular shapes.
Despite being built in the 1990s, the condominium has full condominium facilities, including squash courts, function rooms, tennis courts and swimming pool. However, no matter how great the management is, we still do see some unavoidable signs of aging in the facilities.

3Stars Of Kovan

$1,288,888
Project | Stars of Kovan |
---|---|
District | 19 |
Address: | 986 Upper Serangoon Road 534732 |
Tenure: | 99-year Leasehold |
Size: | 732 sqft |
$PSF: | $1,760.78 |
Developer: | Kovan Treasure Pte. Ltd. |
TOP | 2020 |
Why I like it
I’ve had my eye on Stars of Kovan for a while now. It’s selling point is definitely convenience to the MRT and to the number of famous eateries in the area – although do note that it is leasehold.
Not only is the development one that is mixed-use (meaning that there are commercial units within the premises) it is also very close to Kovan MRT and Heartland Mall. This gives a lot of options when it comes to dining! The famous Lola’s Cafe is right down the road and the renowned Punggol Nasi Lemak is right around the corner.
The unit itself is pretty spacious and well planned. Not to mention, it is one of the higher floors which provides an unblocked view.

4The Tembusu

$1,680,000
Project | The Tembusu |
---|---|
District | 19 |
Address: | 107 Tampines Road 535129 |
Tenure: | Freehold |
Size: | 1,012 sqft |
$PSF: | $1,660.08 |
Developer: | Winsmart Investment Pte Ltd (WingTai Asia) |
TOP | 2017 |
Why I like it
For ground floor lovers out there, this is a cosy, little ground floor unit at The Tembusu. The 1,012 square feet unit is much larger than your typical 2 bed, 2 baths due to the little patio and garden that comes with the unit. Of course, the quantum is higher too, so you really do have to treasure having that outdoor space.
Even with outdoor furniture thrown in, you do still have a good amount of space left for gardening enthusiasts to grow and decorate the garden with plants and flowers.
The Tembusu is known for its unique hanging gardens exterior, and yes, its other main selling point is its freehold tenure.

5The Interlace

$3,480,000
Project | The Interlace |
---|---|
District | 04 |
Address: | 196 Depot Road 109692 |
Tenure: | 99-year Leasehold |
Size: | 3,874 sqft |
$PSF: | $898.30 |
Developer: | Capitaland Residential & HPL |
TOP | 2013 |
Why I like it
I’ve always liked the Interlace. While its design will usually illicit a response of love or hate, there’s no denying that it is an entirely unique structure. What I do also like is how it provides for big units (even with the ton of outdoor space). This unit is 3,874 square feet and has a private rooftop terrace that is accessible by a stairway within the unit itself. Despite having a rooftop terrace, the first floor main living area still feels extremely spacious.
The living room is large enough to host big gatherings and to give the owners an option to add a wall for the fourth bedroom. Each bedroom is also very generous with space and has their own mini balconies.
Additionally, the unit also boasts an unblocked view and is not west facing, meaning there won’t be any west sun glaring into the unit.
