This week, we’ve decided to continue our Units Of The Week search to neighbouring District 16.
It’s a foodie paradise, and if you are fond of filling your belly, perhaps you’d know this area better by its famous soup bak chor mee stalls at 85 Fengshan Food Centre. There’s also Aliff Nasi Lemak, the masterful mee soto at Inspirasi, and the well-known Bedok Chwee Kueh – among many others.
Before you get too confused at what you’re reading (we aren’t a food blog after all), let’s get straight down to business!
Missed last week? You can view the previous issue here.
You can also join our free weekly newsletter so you stay up to date on our latest curations weekly.
Here we go, these are the Units Of The Week for the week of 9 June 2021.

1Tanamera Crest

$1,180,000
Project: | Tanamera Crest |
---|---|
District | 16 |
Address: | 8 Pari Dedap Walk 486061 |
Tenure: | 99-year Leasehold |
Size: | 1,163 sqft |
$PSF: | $1,014.62 |
Developer: | CapitalLand Residential |
TOP | 2004 |
Why I like it
Let me just start by saying that Tanamera Crest doesn’t enjoy the most convenient of locations if you are reliant on the MRT. While it isn’t too far to walk, a daily 10-minute walk may be considered to be too far for some – so this may really depend on your own threshold. It is a 99-year leasehold development built in 2004 with 288 units, so the exterior facade may seem dated to some.
This is a 3 bedroom unit sized at 1,163 square feet – decent in today’s context. It does have a yard and a bomb shelter which can double up as a helper’s room so it will fit the needs of most families. Do note that it doesn’t come with a balcony, but instead it does have planter spaces outside two bedrooms and the living – which may not be the best for those who like some outdoor living.
On the positive side of things, the unit is done up nicely. It’s a rustic modern theme, with the main highlight being the unique treehouse in the kid’s bedroom. It’s a lovely look, and if you have kids this would definitely be something to consider.

2East Village

$1,398,000
Project: | East Village |
---|---|
District | 16 |
Address: | 430 Upper Changi Road 487048 |
Tenure: | Freehold |
Size: | 1,195 sqft |
$PSF: | $1,169.87 |
Developer: | World Class Developments (Bedok) Pte Ltd |
TOP | 2014 |
Why I like it
East Village is located somewhat close to Tanamera Crest, and is a shorter walking distance to Tanah Merah MRT station on the East West line. Despite its old-sounding name, it was actually only completed in 2014, with just 90 units. It is on a freehold lease too, for those looking for a longer term hold.
One of the standouts is its location close to the Simpang Bedok eateries, and there is a slew of choice just within the development (Cold Storage, Canadian Pizza – just to name a few).
This unit is a large 1,195 square feet, big for a 2 bedroom + study unit, but you do have to take into consideration it is a penthouse unit so there will be space taken up by the big rooftop area.
Still, it is done up pretty nicely, with the wooden accents adding a warm touch to the home.

3Riviera Residences

$1,950,000
Project: | Riviera Residences |
---|---|
District | 16 |
Address: | 11 Riviera Drive 467203 |
Tenure: | Freehold |
Size: | 1,216 sqft |
$PSF: | $1,603.62 |
Developer: | Riviera Properties Pte Ltd |
TOP | 2007 |
Why I like it
Riviera Residences is a cosy development built in 2007 with just 138 units. It is a freehold one, and has had its value boosted by the upcoming Bayshore MRT station on the Thomson East Coast line. It is just about a 4-5 minute walk, so I think most would definitely find it convenient.
This unit is quite a good size, at 1,216 square feet for a 3 bedroom apartment. The layout is not bad at all too, regular shaped bedrooms, and it even has a yard with a drying ledge which you don’t see too often these days. For those who like to maximise their indoor living space, you’d be happy to know that there isn’t any balcony, although there is still that dreaded planter.
I like how the unit has been done up. I reckon there’s still some work to be done for those looking to move in, but it would be more of adding furniture than anything else since the base is already there.

4Waterfront Waves

$1,500,000
Project: | Waterfront Waves |
---|---|
District | 16 |
Address: | 760 Bedok Reservoir Road 479245 |
Tenure: | 99-year Leasehold |
Size: | 1,248 sqft |
$PSF: | $1,201.92 |
Developer: | FCL Peak Pte Ltd |
TOP | 2011 |
Why I like it
As you can probably tell by its name, Waterfront Waves is a development that fronts the Bedok Reservoir (along with a few other waterfront condos along that stretch as well).
It has just reached its 10-year anniversary, having been completed in 2011. Like the rest of the developments there, it is a 99-year leasehold one, with 405 units total.
This is a 3 bedroom unit sized at 1,248 square feet. The layout is pretty standard, with a yard and bomb shelter that should satisfy the needs of most families. While you don’t get direct water views from this unit, that balcony space is still quite ideal to have meals out there. It’s a shame about the bay windows in each bedroom though.
And of course, it is directly opposite Bedok Reservoir MRT station on the Downtown line so it is certainly in a convenient spot.

5Changi Court

$1,200,000
Project: | Changi Court |
---|---|
District | 16 |
Address: | 704 Upper Changi Road East 486834 |
Tenure: | Freehold |
Size: | 969 sqft |
$PSF: | $1,238.39 |
Developer: | Allgreen Properties Ltd |
TOP | 1997 |
Why I like it
There’s no question about it, Changi Court is old. But it is freehold though, and you do get Upper Changi MRT station on the Downtown line nearly right outside the development, which is always a plus.
This is a 2 bedroom unit that is 969 square feet in size. Definitely bigger than average, as you see today’s new launch 3 bedrooms reaching sizes such as these. It does have a very regular layout, with even a utility room and yard so it will suit small families. There’s no balcony so no outdoor space to speak of, which will be a boon or a bane depending on which camp you sit in.
I would say the decor of the space isn’t what you’d describe as modern, but it does look homely and a cosy space to be in.
