For those keeping tabs on the new launch market, you might have already heard about the pretty stellar results of The Reef at King’s Dock, as it sold over 90% of the 300 units launched over the weekend.
Since then waterfront living has definitely been on our mind, and so this week’s Units Of The Week will be focused as such.
While we can’t say that these will be all affordably priced, a waterfront view would naturally always be priced at a premium.

Why I like it
While Caribbean at Keppel Bay may be overshadowed by its more modern and illustrious neighbours such as Corals at Keppel Bay or Reflections at Keppel Bay, and in the future, The Reef at King’s Dock, it does still represent a more “affordable” option if you are a fan of the waterfront views at Keppel Bay.
This 3 bedroom 3 bathroom unit comes in at a respectable 1,313 square feet, not the biggest by any stretch of the imagination, but certainly bigger than most new launches. It comes with private lift access but not everyone is going to be too pleased with the planters.
More importantly, you do get a view of both the water features at Caribbean as well as the dock.

Why I like it
There’s always something about a double volume ceiling that is oh so attractive to me, and this penthouse unit at Sanctuary Green is no different. Yes I know that most of the time you would be paying for the airspace, but it does make a huge difference in how much more spacious the unit would feel.
Sanctuary Green might be getting on in age (it was completed in 2003), but I daresay it still looks decent on the outside – perhaps also because its immediate surroundings all contain the same look.
At 3,939 this 5 bedroom penthouse unit is no doubt sizeable, but bear in mind it is spread over 3 levels so space will be taken up over the staircases as well as the open roof terrace on the top level.
It is also located just in front of the future Tanjong Rhu MRT station on the Thomson East Coast line so transportation wise you will be sorted.

Why I like it
Personally, Kallang Riverside has one of the best views in Singapore. You not only get that amazing Kallang waterfront river view but it is quite a wide expanse as well so it feels quite secluded and unblocked.
Even if you are on a low floor (which this one isn’t), you’d still be able to enjoy the views from the high floor infinity pool – which is definitely one of the highlights of this development.
Admittedly, prices are on the high side here. But you could say that it is to be expected given those prime waterfront views AND freehold status.

Why I like it
Many people would probably know The Sail @ Marina Bay by some of its incredible gains in the earlier years. One of which was a $6.6 million capital gain for a unit above the 60th floor. It was bought for $8.8 million in 2005 and sold for $15.5 million in 2009.
Money aside, it still looks very modern from its 2008 completion date and you definitely are in a super central location plus great views over the Marina Bay area.
The unit is also well furnished, bright and attractively designed – so you won’t have to look at renovation costs too much.

Why I like it
Unlike the rest of the listings here, I’ll have to admit that this unit doesn’t exactly enjoy the most prime waterfront views given that it is located on the first floor. But you still get some semblance of views from across the road as it directly faces the reservoir.
What I really like, however, is the seamless transition from patio to the living area as it really extends the living area out yet with the awning it does feel unique and semi-outdoors-sy.
At 1,442 square feet for a 3 bedroom unit it definitely is a good size as well and it is just a 5-minute walk to Bedok Reservoir MRT station.
