Units Of The Week Issue #39

Seeing how we’ve written about Sentosa properties recently, it seemed like such an obvious choice to hone on in this weeks Units Of The Week.
Talk about living in Sentosa all the way back in 2006/2007 and you may just be the envy of many. But now in 2020, it is a totally different story, with many people having lost a staggering amount of money.
Money issues aside, we don’t think many would argue against the attraction of waterfront living (so as long as you can deal with the inconvenience).

Here we go, these are the Units Of The Week for the week of 1 December 2020.

1Reflections at Keppel Bay

$65,000,000
Project: | Reflections at Keppel Bay |
---|---|
District: | 4 |
Address: | 29 Keppel Bay View |
Tenure: | 99 years |
Size: | 13,300 sqft |
$PSF: | $4,887.22 |
Developer: | Keppel Bay Pte Ltd |
TOP: | 2013 |
Why I like it
Obviously no one is going to chalk this Reflections at Keppel Bay super penthouse as a value buy, at least not with a price tag at such stratospheric levels.
At this price tag, you are probably looking at billionaire’s level of wealth, so a super penthouse unit such as this caters to the rare few.
Of course, it is suitably massive, at a staggering 13,300 square feet of interior space – which is even bigger than some GCBs in Singapore. You are also rewarded with stunning views of the sea around the Sentosa and waterfront areas.
All that said, at its asking price, it’s really really hard to see it being sold. Not when the arguably even more stunning Wallich Residence super penthouse was sold at $62 million.

2Corals at Keppel Bay

$9,756,000
Project: | Corals at Keppel Bay |
---|---|
District: | 4 |
Address: | 21 Keppel Bay Drive |
Tenure: | 99 years |
Size: | 1,001 sqft |
$PSF: | $2,142.38 |
Developer: | Keppel Land Limited |
TOP: | 2016 |
Why I like it
Out of the 3 Keppel Bay condos, I would say that I like Corals at Keppel Bay the best. It’s the smallest in size (which is infinitely more private), and has the nicest design of all (to me, at least).
Naturally those looking at a unit at Keppel would usually be for its prime waterfront views – of which you should expect to pay a pretty penny for. This 4 bedroom 2,960 sq ft unit is no different.
This is situated right at the premium end of the Corals at Keppel Bay, as a result, your entire living area opens up to magnificent views over the water.
The layout of the unit is of a rather odd square, of which some might find the unorthodox shape a bit hard to work with (especially the balcony). Other than that, it does come with private lift access as well.

3Turquoise

$3,680,000
Project: | Turquoise |
---|---|
District: | 4 |
Address: | 51 Cove Drive |
Tenure: | 99 years |
Size: | 2,185 sqft |
$PSF: | $1,684.21 |
Developer: | Ho Bee Land |
TOP: | 2010 |
Why I like it
As you may have read in our Sentosa piece, the psf for condos on this island look quite reasonable on paper. But factor in the rather large unit sizes and the overall quantum is still out of reach for most people (which does speak a lot about how high prices were here back in the day).
Don’t let that detract away from the view though. On its day, the view of the water is always a reminder of why waterfront views are prized. This is also a corner unit with private lift access.
The downsides? Well, as always Sentosa isn’t the most accessible. And this unit does come with wasted spaces like the bay windows and planters.

4The Foresta @ Mount Faber

$1,450,000
Project: | The Foresta @ Mount Faber |
---|---|
District: | 4 |
Address: | 106 Wilshart Road |
Tenure: | Freehold |
Size: | 775 sqft |
$PSF: | $1,870.97 |
Developer: | Hoi Hup Realty |
TOP: | 2015 |
Why I like it
Moving away from the waterfront views, this condo might not boast the prized sea views but it does have a few advantageous points over its more glamorous rivals.
For one, it is just about a 600m walk to Telok Blangah MRT station. It also overlooks verdant and abundant greenery, which is a thoroughly relaxing view to come home too. And it is freehold.
That said, this 775 sq ft 2 bedroom 2 bathroom penthouse may not be great for those who require a lot of space. The second bedroom is definitely only suitable for a single bed, as a large chunk of the space will have gone to the staircase, balcony and roof terrace.
– Stanley

5The Pearl @ Mount Faber

$1,810,000
Project: | The Pearl @ Mount Faber |
---|---|
District: | 4 |
Address: | 1 Mount Faber Road |
Tenure: | 99 years |
Size: | 1,388 sqft |
$PSF: | $1,304.03 psf |
Developer: | Sim Lian Pte Ltd |
TOP: | 2005 |
Why I like it
While the Pearl @ Mount Faber may have the word Mount Faber in its name, it isn’t actually sat atop Mount Faber. Instead, it is situated at the bottom of it.
It still does have pretty awesome greenery views, and because of its position on a gradual incline (plus it is really shrouded with trees), the swimming pool here is as private as they come.
At 1,388 square feet of space for a 3 bedroom unit, it definitely is quite sizeable although it does come with the dreaded planter and bay windows.
