Why I like it
Spanning across 2,034 square feet, this executive apartment located in Woodlands is a good fit for big families that are looking for a neighbourhood that has plenty of schools, parks and heartland shops.
Similar to a dual-key concept, this unit originally came with four good-sized bedrooms and three bathrooms, though the previous owner chose to convert the dining room into the fifth bedroom. Additionally, further works were made to connect the third bedroom to the common bathroom, making three out of five bedrooms ensuite.
For those who are serious about cooking, this unit comes with a spacious kitchen that is able to be separated into a dry and wet area for a more seamless upkeep.
Taking a look at the layout of the unit, it’s also pleasant to note that none of the bedrooms are facing the living area, which means that the residents have more privacy (especially when guests are over). Furthermore, this unit is located on a high floor, which means homeowners can expect a breezy and well-ventilated unit.
In terms of its location, the unit is around a 7-minute walk to Woodlands MRT Station (North-South and Thomson-East Coast line) and Causeway Point for a wide variety of shopping and dining options and to pick up groceries. Alternatively, Woodlands North Plaza and 888 Plaza are both a quick 5-minute walk away.
There are also plenty of green spaces surrounding the neighbourhood, such as Fu Shan Garden, Circle Green Park and Woodlands Park Connector for those who love the outdoors.
Schools are aplenty within the neighbourhood too. Republic Polytechnic, Riverside Secondary School, Evergreen Secondary School, Evergreen Primary School and Woodlands Primary School are within a kilometre radius.

Why I like it
At first glance, this unit is great for families who require a bit more flexibility in their living arrangements.
Sized at 1,980 square feet, this unit has two entrances into the house with the flexibility to be convered into a dual key unit, which can be a great option for families who wish to stay together and enjoy their space, or for those keen on renting out part of their unit. It also has four good-sized bedrooms and three bathrooms, in which, two are ensuite.
Given that most of the walls can be hacked, it’s great to note that the next homeowners would have the versatility to reconfigure the layout of the unit to suit their growing needs.
Apart from the spacious and functional unit size, the biggest selling point is undoubtedly in its convenient location. It is a quick 6-minute walk to Masiling MRT Station (North-South line) and has multiple shopping, dining and grocery options nearby.
Masiling Mall is located right opposite of the block and FoodHub@Marsiling is located two blocks away. Alternatively, Causeway Point is a 13-minute walk away and numerous food options located under the various HDB blocks.
There are many schools within the area, making it convenient for young families. This includes Marsiling Primary School, Woodlands Secondary School and Woodgrove Primary School.
For outdoor lovers, Woodlands Town Park East and Masiling Park are both within walking distance.

3138 Marsiling Road

$920,000

| Address | 138 Marsiling Road 730138 |
| Tenure | 99-year Leasehold |
| Size | 1,830 sqft |
| $PSF | $502.73 PSF |
| Developer | HDB |
| TOP | 1995 |
Why I like it
A corner unit located in the Marsiling neighbourhood, this apartment is 1,830 square feet and comes with four spacious bedrooms and three bathrooms.
Before I get to the layout, I like that it is located on a high-floor with only two units per level, which means that homeowners get to enjoy maximum privacy and a well-ventilated unit. It has an East-facing orientation and overlooks the courtyard, so direct afternoon sun would not be an issue.
Apart from the four original bedrooms, the previous owners have done up a small study room near the balcony. Furthermore, folks who enjoy a bright home might fancy this unit as it has plenty of windows for natural sunlight to filter into the space. This is further amplified by the large-sized living and dining area, which is a great spot to accommodate bigger families.
There is also a wide variety of amenities accessible within the area. Other than the number of eateries located below the nearby HDB blocks, Marsiling Mall, Marsiling Market and Marsiling Lane Food Centre are located a 10-minute walk away.
Woodlands MRT Station (North-South and Thomson-East Coast line) and Marsiling MRT Station (North-South line) are within a 15-minute walk away.
This unit overlooks Woodlands Town Park East, making it a great spot for those who enjoy having greenery nearby.

4109 Woodlands Street 13

$968,000
| Attribute | Info |
| Address | 109 Woodlands Street 13 730109 |
| Tenure | 99-year Leasehold |
| Size | 1,819 sqft |
| $PSF | $532.16 PSF |
| Developer | HDB |
| TOP | 1995 |
Why I like it
This jumbo unit is sized at 1,819 square feet and has a balcony that overlooks the serene Woodlands Town Park East.
While the original layout has four bedrooms, the previous owners have done up an additional two more rooms, making it a total of six good-sized bedrooms and three bathrooms. The common areas are also spacious, making it conducive for large families. One unique feature that I personally like is that the main bedroom has a balcony area, though future homeowners can choose to hack down and extend for more liveable space.
Moreover, it is located on the top floor with a point block design, where future homeowners get to enjoy more privacy, better ventilation and unblocked views of the nearby pockets of greenery. The environment is also tranquil, which is great for people who are more sensitive to noise. The orientation of the unit is East facing, which also means that direct afternoon sun would not be an issue.
Within a walking distance, there are many amenities that residents can enjoy nearby. For one, Causeway Point is located a brisk 6-minute walk away, and is connected to Woodlands MRT Station (North-South line and Thomson East Coast line). With that being said, Woods Square Mall and Masiling Mall are also located nearby.
Other than Woodlands Town Park East, it is near to several pockets of green spaces, including Treehaus Park, Marsilng Park and Admiralty Park.

5665 Yishun Avenue 4

$1,200,000
| Attribute | Info |
| Address | 665 Yishun Avenue 4 760665 |
| Tenure | 99-year Leasehold |
| Size | 1,765 sqft |
| $PSF | $679.89 PSF |
| Developer | HDB |
| TOP | 1986 |
Why I like it
Apart from its generous size, this jumbo-sized unit located in Yishun has many variables that I enjoy and find practical for a large family.
For one, it is a corner unit with only two apartments per level, making it a very private space to come home to. Due to the design of the block, homeowners get to have a fair bit of distance away from the next block, making it feel more spacious and liveable. There’s also no direct afternoon sun facing the unit, making it bright but also cooling and breezy.
At 1,765 square feet, this unit has four bedrooms (in which two are ensuite and comes with a vanity space) and three bathrooms. I also do like that the master bedroom is especially spacious, and comes with its own walk-in closet.
When looking at the kitchen space, its open-concept design makes the living area feel more airy and roomy. And since the unit has undergone renovation just five years ago, only minor upgrading would need to be done to complement its current neutral wood tones.
While it’s not the nearest to Khatib MRT Station (North-South line) as it would take about a 1-km walk to get there, there are plenty of amenities within the neighbourhood. Wisteria Mall is located just across the street and offers a decent selection of lifestyle and food options, including a supermarket. There are also plenty of coffee shops located below neighbouring HDBs for convenient food options.
For those who enjoy having a park or two nearby, Rockridge Park, Yishun Park and Yishun Green Link are all great spots to take a stroll.
There are also plenty of schools within the area, making the neighbourhood family-friendly. Some options include Little Seeds Preschool, Northland Primary School, Northbrooks Secondary School and Chung Cheng High School (Yishun).
