10 Biggest One-Bedroom Condos With Maximum Interior Space (From 1,000 Sqft)

In the quest for the perfect one-bedroom condo, size does matter – especially when it comes to liveable, indoor space. In today’s market, it’s easy to be misled by listings boasting spacious one-bedders, only to find out that much of that square footage is actually outdoor space.
We’ve gone beyond the usual property searches and unearthed some hidden gems: the largest one-bedroom condos that offer generously proportioned interiors. Gone are the days of cramped living spaces; these units are so spacious, they could easily put a 4-room flat to shame. Ideal for singles who crave space without compromise, here are the locations of these surprisingly expansive one-bedders:
An important note:
Even if the unit is big enough to count as a three or four-bedder by today’s standards, it may have been set up for a single occupant. This could mean having only a single bathroom, despite the size of the unit. Check the floor plans first, and run it by an interior designer, to see what can be changed.

The top five biggest one-bedders (minimum of 1,130 sq. ft.):
1. Concourse Skyline
Situated next to the old Golden Mile Complex, Concourse Skyline has a commanding view of the Kallang Basin, overlooking Nicoll Highway. On the other side, it faces Beach Road and Jalan Sultan. Due to this location, it’s one of the biggest beneficiaries of URA’s Ophir-Rochor Corridor.
Note that the area will see a lot of upcoming changes, from the restoration of Golden Mile Complex, to the large white site at Kallang (and not forgetting the multiple reserve sites just across the road), there will be even more going on in the future.
The amenities and convenience here are superb: Concourse Skyline is just next to Nicoll Highway MRT (CCR), and has walking access to Jalan Sultan and Beach Road. This area has a decent mix of retail, all-day dining, and good nightlife (Jalan Sultan isn’t as ritzy as Clarke Quay, but its range of bars and smaller clubs are still well-respected.)
There’s also a bus stop just outside of Concourse Skyline, which can take you to Bugis in just a few minutes. In that sense, some may consider Bugis MRT (DTL, EWL) to also be nearby. Bugis, as you probably know, is a major retail hub with malls like Bugis Junction and Bugis+.
The strong location, combined with the large unit sizes, makes for a high quantum. We would expect prices of above $2.2 million for many of the units. Given URA’s intentions for the new corridor, this property is probably of interest to landlords; especially those who see the opportunity to add more bedrooms.
For families though, this probably isn’t the most ideal area (despite the nice view), and the only nearby school is Stamford Primary (580 metres.) Unless you’re a hardcore urbanite, you might find this project is too “hemmed in” by traffic and other buildings. Beach Road isn’t the quietest area, and living here can feel like living in the actual CBD. That said, you do have access to Kallang Riverside Park and Gardens By The Bay, which are some of the most picturesque areas of Singapore.

2. Chiltern Park
The main attraction for Chiltern Park used to be school access. This project is across the road from Nanyang Junior College, and in walking distance to St. Gabriel’s Primary, Yanhgzheng Primary, and Zhonghua Secondary.
Over the years, however, other improvements in this part of Serangoon have kept this property in demand. Lorong Chuan MRT (CCR) is just a few minutes’ stroll down Serangoon Ave. 3. From here, it’s just one stop to Serangoon MRT (CCR, NEL) and NEX Megamall. Taking the train one stop to Woodleigh MRT also means you get to visit the new Woodleigh mall, so just about everything you need – from supermarkets to hair care to cinemas – are all in easy access.
Besides, New Tech Park does house several eateries like Wine Connection, and Dutch Colony Coffee Co (to name a few), so you do have quite a few options in the area.
An added bonus to living here is the proximity of the small landed enclaves nearby. Chiltern Park faces lower-density housing, so it’s a good choice for those who want access to Serangoon, but don’t want the noise.
For those thinking of a longer-term stay, however, that there’s a risk of an en-bloc push for this property. It’s coming along in years (the lease is from March 1991), and with such a strong location, you can possibly expect growing developer interest.

3. Cairnhill Crest
Small (in unit count) and exclusive, Cairnhill Crest might be the project of choice for a high-end bachelor pad. This Orchard-area condo is less than a 10-minute walk to the shopping belt, with all the amenities that entails. On top of that, Cairnhill Crest has a surprisingly large land area, for a condo with just 248 units (around 156,195 sq.ft.)
Completed in 2004, this condo is coming along in years, but the freehold status makes up for that; though we’d point out virtually every condo in this area is freehold. As an interesting quirk, we think this is now one of the hardest condos to en-bloc, thanks to the latest ABSD increases. According to Square Foot Research, Cairnhill Crest is one of the rare condos that has more foreign owners than Singaporean owners (41.2 per cent is owned by foreigners, while Singaporeans own 36.9 per cent).
Given that foreigners now pay a 60 per cent ABSD rate, we expect the foreign owners of Cairnhill Crest won’t be willing to pay for a replacement property anytime soon!
There isn’t much else to say, besides the caveat that this project isn’t affordable to most Singaporeans. Even the one-bedders here transact at around $2.2 million, which is quite a stretch (especially for a single). But if you can afford it, the Orchard area has just about any amenity you could need.

4. Cascadale
Cascadale does look dated, having been built way back in ‘94. However, the area has seen notable improvements, which now makes it a consideration for landlords.
The biggest change is the establishment of SUTD in the area; this is convenient if you have family members who go there and is also good for finding student tenants. Upper Changi MRT station (DTL) is just next to the school, and provides public transport for Cascadale residents as well.
A secondary source of tenants is aviation industry workers. The SIA training centre is just up the road, and Changi Airport and Changi Business Parks are less than a 10-minute drive.
The main issue with Cascadale is the lack of nearby amenities – there are no coffee shops, convenience stores, malls, etc. nearby. Getting on the train and going somewhere else is your only option (like Eastpoint Mall at Simei). As such, this condo does attract practical tenants (those who want to live near work or school) more so than families.
(On the flipside, this quiet stretch of Upper Changi is great for those who crave serenity, and escape from crowds.)
This is primarily of interest to landlords, and the one-bedder units may be big enough to add a room or two.

5. The Verve
Located behind Zhongshan Mall, the Verve is a very small development – almost small enough that some may call it boutique (106 units).
As you’d expect from a small project, the facilities are a bit bare-bones. There’s the usual pool and gym, but no clubhouse or tennis court. The location does make up for it, being one of the better-located projects in the Toa Payoh area. Being behind Zhongshan Mall means access to an NTUC FairPrice, a Guardian, and a number of eateries.
Balestier Road is also a bit of a foodie stretch; walk along and you’ll find everything from Boon Tong Kee chicken rice to Thai food to steamboats. Some of the outlets here are open 24 hours too.
If there’s one drawback, it’s that the nearest MRT (Toa Payoh, NSL) is quite a walk – you need to cross the Kallang River, and walk past Toa Payoh Town Park to get there. Not everyone will consider this convenient, so do be prepared to use the bus or drive. The upside is that the Toa Payoh HDB hub, which itself has shops and restaurants, is also here.
If you’re the sort who cares more about the location than the amenities, this is worth checking out. But if you’re more about the condo itself (e.g., you want full suite facilities, a nicer facade, etc.) then check out the bigger options nearby. The Verve can work for landlords as well as families though, as it’s in a very rentable spot.
