Typically, those on a budget would likely take the BTO route and deal with a longer waiting time. But for those who do not have the luxury of waiting for their new homes to be built, the next natural choice would be to consider units that have recently MOP-ed.
This week, we have shortlisted five units that have recently MOP-ed that can still cater to those with a lower budget to find the best of both worlds.

Why I like it
Nestled across the up-and-coming Tengah neighbourhood, this 1,001 square foot 4-room flat might be a practical choice for families who prioritise having amenities within walking distance.
In addition to the coffee shop and supermarket located right across the block, residents can take a short 4-minute walk to the nearby Le Quest Mall for a decent range of food and groceries. Furthermore, the future ACS Primary will be relocated into the neighbourhood within a 1 km radius of the block.
Admittedly, the nearest MRT Station (Bukit Gombak MRT Station on the North-South line) is still quite a distance away. However, once Tengah Park MRT Station (Jurong Region Line) is completed in 2028, this cuts down the walking time to approximately under 10 minutes.
The apartment has a squarish and space-efficient layout and offers three good-sized bedrooms, two bathrooms, a kitchen with a service yard and a household shelter in the common areas.
The current owners have also made several practical changes to make the apartment a functional home. This includes opening the kitchen and featuring a countertop that can double as a workstation, additional storage and a dining table. Furthermore, the service balcony in the kitchen has been enclosed to prevent cooking fumes from getting into the laundry.

2996B Buangkok Crescent

Tenure | 99-year Leasehold |
Size | 990 SQFT |
$PSF | $664.65 PSF |
Developer | Housing & Development Board (HDB) |
TOP | 2019 |
Why I like it
Sized at a decent 990 square feet, this apartment has an efficient and regularly shaped layout. Like most 4-room flats, the original layout comes with three decently sized bedrooms, two bathrooms, a kitchen with an enclosed service yard and a household shelter for storage in the living room.
The current owners have chosen to merge one of the common bedrooms with the master bedroom to create a walk-in wardrobe and dressing area, though this can be easily reconfigured back or used as a study area instead.
In terms of the overall environment, the unit is on a high floor, allowing the homeowners to enjoy a good amount of sunlight and a quiet environment with no exposure to afternoon sun.
Those who can look past the fact that the nearest MRT Station would require a short bus ride away might find that the surrounding amenities offered are rather decent. For one, it is a short walk to Buangkok Square Mall, which houses a decent selection of shops, eateries and a supermarket. Otherwise, residents can head to Hougang 1 or Hougang Green Shopping Mall.
The block is also along the Punggol Park Connector connected to the Sengkang Riverside Park.

3325B Sumang Walk

$680,000
Attribute | Info |
Address | 325B Sumang Walk |
Tenure | 99-year Leasehold |
Size | 1,001 SQFT |
$PSF | $679.32 PSF |
Developer | Housing & Development Board (HDB) |
TOP | Jan 2020 |
Why I like it
Situated right beside the Punggol Reservoir and across the Marina Country Club, this high-floor apartment is an 8-minute walk to Nibong LRT Station, a 3-stop journey from Punggol MRT Station (North-East line) and the mega-shopping mall Waterway Point.
If you do want direct access though, Punggol MRT is around 18 minutes away which might not be the most ideal. That said you do have other amenities nearby in the form of a food court and supermarket within the HDB cluster, which would be the more convenient option.
Outdoor lovers might find the several green spaces nearby a bonus point to the lifestyle. For one, the block is situated right next to the park connector and leads to Punggol Beach and Coney Island. Additionally, it is within walking distance of Punggol Waterway Park.
The unit is sized at 1,001 square feet and located on a high floor to offer a private and tranquil environment from the otherwise busy Punggol estate. The unit originally came with three bedrooms, two bathrooms, a kitchen that comes with an enclosed service yard and a living area that has a household shelter.
However, the current owners have chosen to hack off the walls of Bedroom 3 and combine it with the living area to create a more spacious dining area, while using the original dining space as a dry kitchen area. While the unit can be reverted to its original layout, this new way of using the space emphasises the roominess of the home.

4140B Yung Ho Spring I

$700,000
Attribute | Info |
Address | 140B Corporation Drive |
Tenure | 99-year Leasehold |
Size | 1,001 SQFT |
$PSF | $699.30 PSF |
Developer | Housing & Development Board (HDB) |
TOP | 2019 |
Why I like it
Sized at a spacious 1,001 square feet, this 4-room unit located in the Jurong area would be a decent find for families looking for a well-rounded and tranquil environment to call home.
Notably, the block has two landmarks in its immediate vicinity. It is located right across the street from Superbowl Jurong, which houses some eateries and a supermarket and is a short walk to the Jurong Lake Gardens, which presents a scenic spot for outdoor walks and runs.
One downside is that the nearest Lakeside MRT Station (East-West line) is four bus stops away and not convenient to walk.
As the unit is situated on a high floor, it enjoys plenty of natural light and overlooks the roof garden of the MSCP. This puts a good distance between the neighbouring blocks and gives it a more private environment.
The unit has an efficiently shaped layout and comes with three decently sized bedrooms, two bathrooms, a kitchen with an enclosed service yard and a living area that houses the household shelter for more storage.
The current owners have also done up several add-ons to the unit, such as a feature wall to hide the home shelter and built-in cabinetry in the kitchen and living area for more functional storage space.

5606B Tampines Street 61

$718,000
Attribute | Info |
Address | 606B Tampines Street 61 |
Tenure | 99-year Leasehold |
Size | 990 SQFT |
$PSF | $725.25 PSF |
Developer | Housing & Development Board (HDB) |
TOP | 2019 |
Why I like it
Sized at 990 square feet, it has an efficient layout that offers three bedrooms, two bathrooms, an open kitchen with an enclosed service balcony and a decent sized living and dining area.
The current homeowners have prioritised storage space in the apartment as they have done up a good amount of shelving in the kitchen and a sizeable wardrobe in the master bedroom. Interested homeowners who need more shelves to stow away their items might find these additions a bonus point.
Tampines MRT Station (East-West and Downtown line) and the Tampines Mall cluster are not the nearest – located an 18-minute walk away, though there is the option to take a short bus ride too. Alternatively, there is a food court and supermarket located within the neighbourhood for a more convenient option.
Tampines Eco Green and Sun Plaza Park are a short distance away and families with schooling children can find the popular Poi Ching School located within a 1-km radius.
