It’s that time of the week again where we feature a few of the more intriguing listings that we’ve come across as we traverse the massive and messy world of online property listings in Singapore.
We recently did a piece on older condos, and as far as numbers go, it’s been a real hit – the thirst for bigger, more spacious homes is real.
With that in mind, here are a couple of listings from some of the bigger developments that you can find in Singapore.

1Villa Marina

$1,700,000
Project | Villa Marina |
---|---|
Address: | 29 Jalan Sempadan 457402 |
Tenure: | 99-year Leasehold |
Size: | 1,507 sqft |
$PSF: | $1,128.07 |
Developer: | Far East Organization |
TOP | 1999 |
Why I like it
Villa Marina is one of those places (on a clear, sunny day with bright blue skies) that has grounds that don’t look like anything that you might usually come across in Singapore. If you like the look of resorts in sunny Spain or France, this would probably be a development right up your alley.
This is a 99-year leasehold development built in 1999 with 432 units. In today’s context it is a good size, not too many units, yet has a good land size. At 1,507 square feet for a 3 bedroom unit too it is considered to be very spacious as compared to many of the new launches today. This is a ground floor unit with all the features you need for family living (utility and yard) and good sized bedrooms. While I’d prefer a more modern interior, it is very in keeping with the exterior of the development!
Oh yes, and it will be a short walking distance to the upcoming Thomson-East Coast MRT.

2Clementi Park

$3,720,000
Project | Clementi Park |
---|---|
Address: | 137 Sunset Way 597159 |
Tenure: | Freehold |
Size: | 2,325 sqft |
$PSF: | $1,600.00 |
Developer: | City Development Limited |
TOP | 1985 |
Why I like it
This isn’t the first time we are featuring a Clementi Park unit, and it certainly wouldn’t be the last. Clementi Park sits on a massive plot of land, and while it definitely isn’t the most conveniently located in terms of MRT access, those of you who value privacy and spaciousness of land (and units) will for sure find Clementi Park an attractive option.
This is a 3 bedroom 3 bathroom unit sized at 2,325 square feet. Of course it is a ground floor unit so there will be some space dedicated to an outdoor patio. Still, I don’t think many people will be complaining at the interior space available.
Interior wise, it’s modern and I would say ready to move in for many. The neutral colour palette is pleasing to the eye, and easy to match even if you have your own furniture that you want to move in.

3The Anchorage

$1,700,000
Project | The Anchorage |
---|---|
Address: | 370 Alexandra Road 159953 |
Tenure: | Freehold |
Size: | 936 sqft |
$PSF: | $1,816.24 |
Developer: | Anchor Development Pte Ltd |
TOP | 1997 |
Why I like it
We’ve reviewed the Anchorage before, and like many of the older developments, the attributes that it offers is a very interesting proposition to those that have big space requirements. 775 units may sound a lot, but that giant land size does mean you don’t really feel its true size. It is freehold too, and despite its current age I don’t suppose you’d have to worry much about the value of the place.
You do also have Anchorpoint right at your doorstep, with a couple of eateries (sadly, Cold Storage is gone) and every Singaporean’s favourite – Ikea just across the road. Queenstown MRT is quite a walk away though, although the centrality of the location will be appealing to many still.
That said, there are downsides to note too. For one, its exterior is looking rather dated. The swimming pool here isn’t terribly exciting, neither is it really big enough for the number of units.
Finally, this 2 bedroom unit is very decently sized at 936 square feet. The decor is very classic looking, so that would be something you definitely would have to be a fan of.

4Mandarin Gardens

$2,200,000
Project | Mandarin Gardens |
---|---|
Address: | 5 Siglap Road 448908 |
Tenure: | 99-year Leasehold |
Size: | 1,572 sqft |
$PSF: | $1,399.49 |
Developer: | Mandarin Gardens Pte Ltd |
TOP | 1986 |
Why I like it
Ah, Mandarin Gardens. It’s one of those places you just have to visit for yourself to get a real feel of the place. Many people used to get a little apprehensive of the 1,000 units but the truth is the land size is so big that it feels so expansive to live in. Of course, that sea views that you get from the taller units certainly is a major plus point as well.
On the facilities side, you do get everything you need here. Although the swimming pool is predictably dated.
This unit is of a good size, at 1,572 square feet for a 3 bedroom unit. Not everyone will be a fan of the rounded balconies, but that is something you just have to live with as it is a distinctive design feature of the development. The interior does need some work if you are looking for something modern, but if you aren’t too fussy it does look to be in good enough condition to move in quickly.

5Villa Delle Rose

$6,500,000
Project: | Villa Delle Rose |
---|---|
Address: | Taman Nakhoda 257000 |
Tenure: | Freehold |
Size: | 3,300 sqft |
$PSF: | $1,969.70 |
Developer: | Nakhoda Development Pte Ltd |
TOP | 1982 |
Why I like it
Villa Delle Rose isn’t a development many would have heard of. It’s old – built in 1982. So while it isn’t a high-rise project, there are no lifts here to speak – so walking up to units on the higher floors may be a challenge for those getting on in years. While the area is constantly jammed currently because of the construction, once that clears up (and with the MRT), I do think the traffic in the area will be better. Plus, the amount of food options in the vicinity is unrivalled.
This is a valuable freehold plot just off Holland Road, and is prized for its private and quiet nature. You are nearly surrounded by greenery so it’s definitely something that isn’t too common in centrally located developments in Singapore.
Price tag aside, one of the biggest selling points is the huge units that it offers. At 3,300 square feet for a 3 bedroom unit – it’s absolutely massive. Even with the addition of the ground floor patio you do still get more than enough interior space. Do note this is a maisonette unit, so there will be more steps to climb in the house to get to the bedrooms!
