Ever since we did our list on Executive Apartments, it’s very apparent from the views that it gathered that there is a huge demand for such unit types in Singapore.
At the risk of sounding like a broken record, this isn’t really a surprise to anyone given the need for bigger living spaces at home due to the pandemic. People are very willing to pay top dollar for more space, and even better views as they spend more and more time at home.
So this week, we decided to put together a few interesting Executive Apartments to look at. And more specifically, these feature higher floor units with a decent view to boot!

1301 Shunfu Road

$1,088,000
HDB Estate | Bishan |
---|---|
Address: | 301 Shunfu Road |
Tenure: | 99-year Leasehold |
Size: | 1,593 sqft |
$PSF: | $682.99 |
Developer: | HDB |
TOP | 1984 |
Why I like it
As far as convenient locations go, this is a prime one, as it is located right next to Marymount MRT station on the circle line. For those of you less familiar with your MRT routes this means that it is just one stop away from Bishan MRT interchange (with the NS line).
This is a high floor Executive Maisonette unit with a roomy 1,593 square feet of space. As you might expect, it’s set over 2 floors, with the living, dining, kitchen and utility on the first floor, while the 3 bedrooms are on the higher floor. The unit is decently furnished, not the most modern by any means, but if you aren’t too fussy about it it doesn’t need all that much added to it other than your own furniture.

2238 Bishan Street 22

$1,280,000
HDB Estate | Bishan |
---|---|
Address: | 238 Bishan Street 22 |
Tenure: | 99-year Leasehold |
Size: | 1,539 sqft |
$PSF: | $831.71 |
Developer: | HDB |
TOP | 1990 |
Why I like it
Not too far away from Ryan’s choice, this Executive Maisonette apartment is located in Bishan. While it isn’t as conveniently located, it is set really close to Bishan Park, where other than the greenery and park space it provides, there are various F&B outlets like a Jap restaurant and Mcdonalds to dine at.
This is a high floor unit sized at 1,539 square feet that is spread over 2 floors. While the staircase space is wasted space you do have an overall interior living space that is bigger than most HDB’s out there anyway. Similar to the Shunfu one, it does have the dining and living spaces on the first floor, with the bedrooms on the second floor.

3723 Yishun Street 71

$788,000
HDB Estate | Yishun |
---|---|
Address: | 723 Yishun Street 71 |
Tenure: | 99-year Leasehold |
Size: | 1,571 sqft |
$PSF: | $501.59 |
Developer: | HDB |
TOP | 1985 |
Why I like it
Located at Yishun, this 1,571 square feet Executive Maisonette covers 3 bedrooms and 3 bathrooms over 2 floors. It is on a high floor, and sports an unblocked view as it overlooks Yishun Innova JC. It does have the advantage of a NS orientation too, and that means that there is no west sun.
This is definitely one unit that most owners would be looking to put in some significant works to jazz it up, as it does look quite dated. The triangular shaped balcony is quite special though! Not the most functional layout, but it is something unique.

4542 Bukit Batok Street 52

$670,000
HDB Estate | Bukit Batok | Address: | 542 Bukit Batok Street 52 |
---|---|
Tenure: | 99-year Leasehold |
Size: | 1,571 sqft |
$PSF: | $426.48 |
Developer: | HDB |
TOP | 1986 |
Why I like it
This is a 1,571 square feet Executive Maisonette at Bukit Batok. While it isn’t the closest located to Bukit Batok MRT, it isn’t too bad at a 9-10 minute walk away.
The layout of this is similar to the others so far, with the living and dining areas on the first floor, and the bedrooms on the second floor. But it is relatively much better condition than the rest too, not ultra modern by any means, but again if you aren’t too bothered about individualistic design for your home, I would say it is in move-in condition.
And yes of course, it is on a high floor with a greenery view!

5238 Pasir Ris Street 21

$888,000
HDB Estate | Pasir Ris |
---|---|
Address: | 238 Pasir Ris Street 21 |
Tenure: | 99-year Leasehold |
Size: | 1,711 sqft |
$PSF: | $518.99 |
Developer: | HDB |
TOP | 1992 |
Why I like it
This is a massively sized Executive Apartment at Pasir Ris with a truly expansive 1,711 square feet of space. It comes with 4 bedrooms, and a rather special 2 balconies as well – one for the master bedroom and one for the common bedroom.
For now, it isn’t very close to an MRT station, certainly Pasir Ris MRT is too far of a walk to be considered at this point. However, in the future the upcoming CR line Pasir Ris East MRT station will be about a 10 minute walk away.
I can’t say that the interior of the place is too inspiring right now, but I reckon most people would be looking to do some renovation to move in anyway.
