This week, it’s back to District 3. It’s still one of our favourites for young families – the location is one of the highlights, being close enough to the city, yet far enough that you don’t get that overcrowded feeling. So even though there have been a number of new developments added to the area in recent years – it doesn’t yet feel too rushed or overly dense.
Just as a note to add:
Recently we’ve been hearing from sellers that have reached out thanking us for featuring their units – citing the increased traffic that they received. It’s certainly great to hear that all this effort has not gone to waste and we’ve helped to move the needle for some people!
And so on that note, if you do have a great listing and want to get it featured, do reach out to us at hello@stackedhomes.com.

1Highline Residences

$1,690,000
Project Name | Highline Residences |
---|---|
District | 03 |
Address: | 9 Kim Tian Road 168593 |
Tenure: | 99-year Leasehold |
Size: | 700 sqft |
$PSF: | $2,414.29 |
Developer: | Harvestland Development Pte Ltd |
TOP | 2018 |
Why I like it
I’ve always liked the Tiong Bahru area – the vibes and the level of convenience is pretty top notch. Although if you do want to stay in a private development, you don’t really have too many options in the immediate area.
Highline Residences will be your best bet, if you are looking for something that is new and modern – having only been completed in 2018. It’s a leasehold project (only Twin Regency and Regency Suites are freehold), with 500 units.
This is a 2 bed 1 bath unit at 700 square feet (not a bad size for today’s standards). I’m not going to comment on the pricing but I do like the high floors and views from the unit. It’s reasonably decked out too, if you aren’t too fussy – so just some furniture and it’s ready to move in.
The best part about this is really the location. It’s a short walk to Tiong Bahru Plaza and MRT, plus you can also walk to the hipster side of Tiong Bahru too – perfect for a rustic breakfast on weekends.

2Central Green

$2,280,000
Project | Central Green |
---|---|
District | 03 |
Address: | 5 Jalan Membina 169481 |
Tenure: | 99-year leasehold |
Size: | 1,432 sqft |
$PSF: | $1,592.18 |
Developer: | Winwell Investment Pte. Ltd. |
TOP | 1995 |
Why I like it
Central Green is just a stone’s throw from the Highline Residences. It’s a leasehold development that has 412 units, but it is much older than its neighbour, having been built in 1995.
So while the exterior isn’t really much to speak of (the colours are quite ugly, frankly) it does offer a very, very convenient location. You are just opposite from Tiong Bahru Plaza and MRT (like literally just across the road), and a short walk to Tiong Bahru market.
This unit is large, 1,432 square feet for a 3 bedroom unit – and even more so when you find out that it has been repurposed to a very generously sized 2 bedroom unit. What you get here instead is a very large master bedroom with a separate study area (great for those who are permanently WFH!)

393 Dawson Road

$1,018,888
Flat Type | 4-Room |
---|---|
HDB Estate | Queenstown |
Address: | 93 Dawson Road |
Tenure: | 99-year Leasehold |
Size: | 1,044 sqft |
$PSF: | $975.95 |
Developer: | HDB |
TOP | 2015 |
Why I like it
I’ve covered SkyTerrace@Dawson numerous times already, whether it’s through a review or a video tour, so naturally this was an easy pick for me. I like the location, there’s food, groceries just opposite. It’s right where the park connector is, and it is a straightfoward walk to Queenstown MRT as well.
This is the top floor loft unit, so you get a really high ceiling height in the living room. And of course, the views are amazing all round at this height. Not everyone thinks that a high ceiling is worth the additional expense, but in my opinion, coming home to such a lovely view and that bright open nature is something to really appreciate!

436 Moh Guan Terrace

$730,000
Flat Type: | 3-Room |
---|---|
HDB Estate | Bukit Merah |
Address: | 36 Moh Guan Terrace |
Tenure: | 99-year Leasehold |
Size: | 947 sqft |
$PSF: | $770.86 |
Developer: | HDB |
TOP | 1949 |
Why I like it
This probably isn’t my first time featuring a unit at Tiong Bahru, and it wouldn’t be my last either. This area of Tiong Bahru (Moh Guan, Seng Poh and the like) is my particular favourite. Those low-lying blocks aren’t something that you see very often in Singapore, and it’s probably one of the reasons why it’s such a highly regarded area in terms of liveability. It’s just less dense than everywhere else, and the mix of cool and old cafes and shops to create that vibe isn’t easily replicated.
Along with that though, you’d have to put up with certain quirks of the area. For one, you won’t get lifts here if you are staying above the ground level – everything is a walk-up. This is a 1 bedroom + study and store apartment sized at 947 square feet, which is very spacious by today’s standards. So if you are looking for good living space, this is a good one to consider.

583 Commonwealth Close

$300,000
Flat Type: | 2-Room |
---|---|
HDB Estate | Queenstown |
Address: | 83 Commonwealth Close |
Tenure: | 99-year Leasehold |
Size: | 495 sqft |
$PSF: | $606.06 |
Developer: | HDB |
TOP | 1964 |
Why I like it
This is a 2-room HDB sized at 495 square feet – which is great for a bachelor or a couple that has no intention of having children. It’s done up in a very minimal and raw style, but I really like the simple look. The kitchen even comes with a “bar” shelving at the top.
The location is pretty great too, it’s a short walk to Commonwealth MRT. And it isn’t just the station, you do get a whole host of shops there (a 24 hour Sheng Siong, a Koufu food court, and a Long John Silvers – among others).
