It’s no secret that people are prioritising their home in this pandemic era, many want either a bigger home, or are willing to pay more to be able to move into a home as soon as possible. And with that, resale HDB prices have been reaching new highs, as construction delays have been hitting the BTO market.
So with that in mind, we’re looking at resale HDB’s in Pasir Ris and Tampines specifically – especially units that are well-renovated. This means you can avoid higher construction costs, as well as move in immediately! Be prepared to pay a premium for it though.

1122 Pasir Ris Street 11

$680,000
Flat Type | 5-Room |
---|---|
HDB Estate | Pasir Ris |
Address: | 122 Pasir Ris Street 11 |
Tenure: | 99-year Leasehold |
Size: | 1,420 sqft |
$PSF: | $478.87 |
Developer: | HDB |
TOP | 1988 |
Why I like it
This 5-room HDB is sized at 1,420 square feet – which is one of the bigger sizes around where a HDB is concerned. It is getting on in years, having been built in 1988, but that’s always going to be a trade-off when it comes to the age.
It is about a 13-minute walk away from Pasir Ris MRT station, so not a very close walk but you do get to walk along the Tampines Park Connector which is quite a scenic walk. And along with the MRT station is White Sands, where you can get your shopping needs done.
The unit is well-furnished. The open kitchen concept makes the space feel open and big, and because it is majorly white-based it does also mean that it makes for a very bright and cheery home.

2530A Pasir Ris Drive 1

$829,000
Flat Type: | 5-Room |
---|---|
HDB Estate | Pasir Ris |
Address: | 530A Pasir Ris Drive 1 |
Tenure: | 99-year leasehold |
Size: | 1,130 sqft |
$PSF: | $733.63 |
Developer: | HDB |
TOP | 2015 |
Why I like it
While we may not have had the best impression of Pasir Ris One in our recent review, there is still some claims to be made from a convenience perspective. The one in its name stands for the time taken to reach the various amenities around (Pasir Ris MRT, Bus, White Sands, and the Food Centre). So yes, it is definitely a convenient place to be – narrow corridors and early shoddy workmanship aside.
It is also a nicely done up unit, so you don’t have to resort to any kind of renovation to move in. I like the breakfast/dining counter. And as you don’t often get a balcony in HDB’s, the one here looks to be quite comfy with those rustic looking blinds as well. At 1,130 square feet, it’s not the biggest around for a 5-room unit, but it is still quite new having only been completed in 2015

3114 Simei Street 1

$685,000
Flat Type: | 5-Room |
---|---|
HDB Estate | Tampines |
Address: | 114 Simei Street 1 |
Tenure: | 99-year Leasehold |
Size: | 1,313 sqft |
$PSF: | $521.71 |
Developer: | HDB |
TOP | 1987 |
Why I like it
Let’s start with the good points. This 5 room unit is just a 5-minute walk to Simei MRT station on the East West line. And you can also easily walk to Eastpoint Shopping Centre, where you’ll find an NTUC and the usual food suspects. It’s also a good size at 1,313 square feet. Sure, there may be bigger ones around, but for today it is very decent.
Now, it is old, having been built in 1987 but you would expect it to be old given the size again. I really like the decor and furnishings of the unit – it’s very well done and yet classy looking.

4519D Tampines Central 8

$828,000
Flat Type: | 5-Room |
---|---|
HDB Estate | Tampines |
Address: | 519D Tampines Central 8 |
Tenure: | 99-year Leasehold |
Size: | 1,162 sqft |
$PSF: | $712.56 |
Developer: | HDB |
TOP | 2014 |
Why I like it
This 5-room unit is 1,162 square feet, which is about acceptable for today’s standard. It’s also understandable as it was only built in 2014 – so the lease is long enough for younger buyers to be comfortable with.
It’s only a 6-minute walk to Tampines MRT, so connectivity is definitely good in that regard. The furnishing of the unit is simple and minimalist. Nothing awe-inspiring, but for buyers looking for something to move-in quick this could be one to look at.

5530A Pasir Ris Drive 1

$799,999
Flat Type | 4-Room |
---|---|
HDB Estate | Pasir Ris |
Address: | 530A Pasir Ris Drive 1 |
Tenure: | 99-year Leasehold |
Size: | 926 sqft |
$PSF: | $863.93 |
Developer: | HDB |
TOP | 2015 |
Why I like it
While this may be another unit in the infamous Pasir Ris One (I shall not go into specifics again), its hard to discount it because of how great the interior has been done. With influence from Nordic and Japan (Muji?), it is a minimalist’s dream yet it also looks very homely at the same time.
What’s different here too is a balcony both in the master bedroom and living, so it does set the master bedroom apart.
