Units Of The Week Issue #45

In this week’s edition of Units Of The Week, we are heading back to District 19 for a closer look – mainly because of our latest video review of a rather famous HDB in Punggol – Waterway Terraces.
Some of these areas have come a long way from their origins, and have become quite popular with many Singaporeans. Here are just a few that have caught our eye in the past week.

1The Quinn

$2,288,888
Project: | The Quinn |
---|---|
District: | 19 |
Address: | 13 Bartley Road |
Tenure: | Freehold |
Size: | 1,841 sqft |
$PSF: | $1,243.29 |
Developer: | Bartley Homes Pte Ltd |
TOP: | 2016 |
Why I like it
In this neck of the woods, you aren’t going to get too many condo developments straying too far from the tried and tested designs so it is quite refreshing to see one that features such a colonial design. That said, that particular style may not exactly be for everyone.
Nonetheless, this penthouse unit features a rather minimalist greyscale interior, which I am quite fond of. I do also like the double volume ceiling in the living.
Its 3 bedrooms and study are split over two levels, with the second having an open roof terrace, a bedroom and family area (with its own kitchenette). As a result, you could even use the space as a dual key option as they are effectively split by the levels.

2217B Sumang Walk

$510,000
Project: | Sumang Walk HDB |
---|---|
District: | 19 |
Address: | 217 Sumang Walk |
Tenure: | 99 years |
Size: | 990 sqft |
$PSF: | $515.15 |
Developer: | HDB |
TOP: | 2016 |
Why I like it
This high floor 4-room HDB along Sumang Walk comes in at 990 square feet, which is roundabout what you’d expect for an HDB of this current era (2016). For those of you wondering why it is on the market, the owners managed to get early approval to sell before their MOP.
It’s a corner L-shaped unit, but the best part of the house is really the current ID finishing. It’s modern and bright, and just looks to be a really nice and cheery space to be in.
Looks aside it is located about 730m away from Punggol MRT and Waterway Point so you do have to walk a bit. The nearest LRT is Soo Teck LRT station, but even that is some walk away.

3Kovan Residences

$2,250,000
Project: | Kovan Residences |
---|---|
District: | 19 |
Address: | 1 Kovan Road |
Tenure: | 99 years |
Size: | 1,776 sqft |
$PSF: | $1,266.89 |
Developer: | Centurion Kovan Pte Ltd |
TOP: | 2011 |
Why I like it
Kovan Residences is impeccably placed as far as convenience is concerned. Kovan MRT is located just across the road, and so is the Kovan Market & Food Centre.
It’s not too often that you’ll come by a 5 bedroom unit, and although niche, those who require that many bedrooms will definitely be interested in this centrally located unit.
At 1,776 square feet, it isn’t massive by any means but I think most younger families would be satisfied by the space available. It does have a lot of bay windows and planters so you aren’t exactly getting the full interior space to yourself, however.
Interior design wise it gets a thumbs up for me. It’s modern and its neutral colour palette means that little to no renovation works would be needed for most to move in straight away.

4One Rosyth

$1,600,000
Project: | One Rosyth |
---|---|
District: | 19 |
Address: | One Rosyth Road |
Tenure: | 999 years |
Size: | 1,356 sqft |
$PSF: | $1,179.94 |
Developer: | Mushrooms Realty Pte Ltd |
TOP: | 2011 |
Why I like it
For those who prioritise convenience and extensive facilities should probably move on to the next, as One Rosyth is really anything but. It’s located amongst a slew of landed homes so you could say it is in rather exclusive territory. And with just 17 units, privacy is definitely the name of the game here.
It is a 999-year leasehold property, which to everyone is good as a freehold one. At 1,356 square feet for a 2 bedder plus study, it undoubtedly is on the large side of things for a unit of this category. So if you are looking for space this is certainly one to watch.
Aside from that, its interior is nicely manicured. The word I would use is stylish, and that pop of blue is really quite a nice touch.

5Riversails

$1,080,000
Project: | Riversails |
---|---|
District: | 19 |
Address: | 20 Upper Serangoon Crescent |
Tenure: | 99 years |
Size: | 1,066 sqft |
$PSF: | $1,013.13 psf |
Developer: | All Green Properties Limited |
TOP: | 2016 |
Why I like it
This 2 bedroom + Study is quite a sizeable one at 1,066 square feet. But it all makes sense when you realise that it is actually a ground floor patio unit, so a significant part is allocated to its outdoor PES.
The interior of the unit might not be to everyone’s taste, but at a renovation cost of $80k, it certainly is an eye-catching one.
The coolest part is really its in-built aquarium – something I’m sure most people wouldn’t see in a home!
