Units Of The Week Issue #33

Here’s a question that our team has been thinking about recently – is there a universally loved district in Singapore? Just a curious thought, but personally, my money would be on District 15.
This week’s focus on District 16 isn’t all too far away from District 15, which some may describe it as the “poorer” cousin of District 15. In any case, we’ll be honest to say that this round wasn’t one of our favourites, but there are still one or two pretty interesting picks to take a closer look at.

Here we go, these are the Units Of The Week for the week of 20 October 2020.

1Waterfront Key

$3,400,000
Project: | Waterfront Key |
---|---|
District: | 16 |
Address: | 780 Bedok Reservoir Road |
Tenure: | 99 years |
Size: | 2,831 sqft |
$PSF: | $1,200.99 |
Developer: | Far East Organization |
TOP: | 2012 |
Why I like it
Before the addition of the Downtown line MRT (Bedok Reservoir Station), some people might be wondering – is a reservoir view all that worth it for the relative inconvenience?
Well, just like our recent Twin VEW review, it’s hard to overstate how much of an attraction a waterfront view really provides. In the case of Waterfront Keys, the views over the reservoir that this penthouse unit boasts of is definitely quite a marvellous one. For those into scenic views – you are in for a treat.
Other than that, this is a single level penthouse, so there is less inefficient space. But I’d reckon at 2,831 square feet of space, it isn’t as if you’d really have a lack of it either.
I’m not a fan of the furniture, but those would be relatively easy to change up at the very least.
– Ryan

2Casa Flora

$1,450,000
Project: | Casa Flora |
---|---|
District: | 16 |
Address: | 23 Salam Walk |
Tenure: | Freehold |
Size: | 1,560 sqft |
$PSF: | $929.49 |
Developer: | – |
TOP: | 1987 |
Why I like it
First things first, if you’re looking at a unit here the immediate thing you’d need to know is the lack of a close by MRT station currently. I mean, there’s always Tanah Merah MRT station, but you’d probably need to take a bus there unless you enjoy walks under the sweltering (or rainy) Singapore weather.
Which is why the upcoming addition of the Bedok South MRT station along the Thomson East Coast line is probably such a welcome boost to the area.
The next thing you’d probably want to know about this place – it’s a walk up – and this unit is located on the top floor. So, this place is best limited to a certain level of age group (no offence to the older crowd).
But with all its inconvenience, where it does come in a winner is its relative space (no wasted outdoor space), it is very well decorated and furnished (no additional renovation costs), 30 units only (great privacy), and it even has a swimming pool (albeit a small one) to boot, something rare to come by in walkups such as these.

3Archipelago

$2,499,999
Project: | Archipelago |
---|---|
District: | 16 |
Address: | Bedok Reservoir Road |
Tenure: | 99 years |
Size: | 2,579 sqft |
$PSF: | $969.37 |
Developer: | United Venture Development (Bedok) Pte Ltd |
TOP: | 2015 |
Why I like it
For those familiar with the area, you might be aware of the issues that have plagued this development since its launch. I’ve heard of many issues and defects that new owners had to contend with, and depending on the season, mosquitoes are a common pest to deal with.
If you are willing to overlook those issues, what you’d get here is a 2,579 sqft penthouse offering a 5+1 bedroom situation. While it doesn’t quite have the waterfront views that Ryan’s choice of this week offers, it is a fair bit cheaper as well if you had a 5 bedroom requirement.
– Reuben

4The Summit

$3,700,000
Project: | The Summit |
---|---|
District: | 16 |
Address: | 457 Upper East Coast Road |
Tenure: | Freehold |
Size: | 3,724 sqft |
$PSF: | $993.56 |
Developer: | Tuan Huat Development Pte Ltd |
TOP: | 1994 |
Why I like it
You might be sick of penthouses at this point, but at this size it’s hard to pass up the chance to show it off.
Granted, there’s little in way to suggest that this would be an ideal place to live. The exterior is dated, and the interior doesn’t offer much, especially when you think of the term penthouse living in your head.
You’d have to look past the exterior for this one. If you are looking for space, this has that in buckets, with 3,724 square feet on a single level. The best part? Even with its relatively short level, you still get views of the sea which is quite fantastic.
– Stanley

5Waterfront Waves

$1,900,000
Project: | Waterfront Waves |
---|---|
District: | 16 |
Address: | 766 Bedok Reservoir Road |
Tenure: | 99 years |
Size: | 1,572 sqft |
$PSF: | $1,208.65 |
Developer: | FCL Peak Pte Ltd |
TOP: | 2011 |
Why I like it
If the name sounds familiar to you, that’s because Waterfront Waves and Waterfront Key were both jointly developed by Far East Organization and Frasers Centrepoint.
As you can imagine, the key selling point of this unit would definitely be its sweeping views over the Bedok Reservoir. I’m someone that would pay the extra for a special view, and while this isn’t the best I’ve ever seen, I would still rank it quite highly.
At 1,572 square feet for a 4 bedroom unit (plus bay windows), it isn’t fantastically large by any means but still very much passable by today’s standards.
