This week in our Units Of The Week issue, we dive deeper into District 11 (Newton/Novena). For those who are unfamiliar with the area, it is well-known for its many private condo developments – although some might say its downside is the densely packed nature of them all.
As per usual, the penthouse units in this issue take up much of the attention. While there is one very obvious candidate, we do think the older penthouse at Minbu Court is the much more interesting one given its much more palatable price point.

Why I like it
Yes, there’s no doubt that it is an eye-watering price to look at. To be honest, it has been on the market for some time as there aren’t many buyers at this price point (also because those that can afford these prices would most probably prefer landed homes).
But price aside, it does enjoy a very convenient location (close to food, MRT, and town) and it is also a single level penthouse of 5,845 square feet. So why are single level penthouses more sought after? It’s less wastage of space (all that stairs) and just always looks much more spacious when it is set on one level.
So other than the fabulous views, it comes with 5 ensuite bedrooms, a library and an irrigation system installed for any landscaping or plants. In total, the owner has spent about $1.5 million to thoroughly renovate the space so it is in a relatively good condition.

Why I like it
A unanimous favourite among the team this week, this penthouse unit at Minbu Court features a deliciously high ceiling that is really unique, and unlike most other units you’d have come across before.
What’s really special are the windows along the top that lets a ton of light in, and the sloped wooden decking, which just creates this warm, cosy ambience along with the many hanging lights.
The rest of the unit is also well renovated, and its move in condition is definitely a big draw.
Where it doesn’t fare so well is its location – it is a fair bit of walking to get to the nearest MRT station, plus Balestier Road does get really jammed up during most parts of the day. The facilities here are also not much to speak of, with just a small swimming pool to cater to the 27 units here.

Why I like it
This is one of those units that features an interior design that is completely different from how the condo actually looks. As far as I’m concerned, I really like the white based interior. It’s clean, minimalist and really a treat for the eyes.
The same can’t be said for the exterior of the condo, however. It is a Balinese resort-styled landscape and ambience, so the styles do clash quite a bit in my opinion. I’m also not a fan of the location at all – it is definitely a space catered for those who drive. And even for those who drive, the location is quite inconvenient as it is located some ways in from Dunearn Road as it can’t be accessed from Adam Road itself.

Why I like it
As far as 2 bedroom units go, this one at Buckley 18 is positively huge, coming in at 1,281 square feet. Although it must be said that as it is a ground floor unit, the patio does take up a good amount of space.
The location of Buckley 18 is probably one of its main draws, as it is just a 5 minute or so walk to Novena MRT station, and along with that, the retail and food options that come along with it (Novena Square, United Square etc).
The unit itself is decently renovated, with just 49 total units and private lift access for each. The grounds are actually still relatively well kept for its more than 10 years of age at this point. As with many small, premium developments, maintenance is high – which could be a deterrent for many.

Why I like it
Located in the same immediate vicinity as the above Adam Park Condominium, 10 Shelford does suffer from the same accessibility issues. That said, it does come at the advantage of a more private location as it is set further in.
This development has only 69 units, with this being a one bedroom penthouse. With a lovely open top floor that comes with a spiral staircase to get to it, the rooftop features a jacuzzi corner along with unblocked views of the low lying area – rather nice greenery views.
