
And before you know it, it has been nearly 2 months since the first implementation of the circuit breaker. As we enter into the three-phase gradual resumption of life, let’s hope that resale buyers are soon able to start viewing homes!

Why I like it
The Cosmopolitan is a development that is quite familiar to us at Stacked, having covered it in one of our comprehensive reviews.
Despite its completion date in 2008, it still looks modern and it is relatively well maintained. The pool and grounds are well manicured, and the gym is pretty good too.
But the real highlight is the location – with the upcoming Thomson East Coast MRT at your doorstep and the revamped Great World City just across the road.
The recent high for this was at $2.65 million back in June 2018, with the last transaction at $2.5 million in April 2019.

Why I like it
If you are looking for a family home in River Valley, you will no doubt be overwhelmed by the number of choices available. This one at St Thomas Walk should satisfy most people, with a convenient location and a spacious 2,605 sqft living space to boot.
Like the Cosmopolitan above, this one is already 10 years old, but it certainly still looks modern even with newer neighbours beside it.
More importantly, the prices have dropped for the 4 bedroom units, with the last few transactions going to $5.28 million and $5.42 million in Nov 2019 and Feb 2018 respectively.

Why I like it
Honestly I was thinking twice about selecting this one, but the “$400k” off was too tempting not to highlight.
So there are a few things you should know about this place:
1. It was actually launched at close to $1.81 million back in 2016, so to say $400k off launch is a bit of a misnomer. That said, it is still quite a bit of a discount!
2. For this particular layout of 818 sqft, none have been sold yet which should tell you about the attractiveness of the layout.
To conclude, there are definitely drawbacks here, but the final quantum could be one where some people might be willing to overlook so it could be worth putting this up!

Why I like it
Take the 4 bedroom here with a pinch of salt because one of the rooms here is actually a family room. In any case, with a build up size of 1,194 sqft I’m sure you won’t be expecting much in terms of living space either. Especially when this is a dual level apartment with an open roof terrace with a staircase (which doesn’t leave a huge living space behind).
So why did I choose this project?
Well, its all about location, location, and location. If you value convenience and travel time above all else, this could be something worth exploring.
The last transaction for a unit of this size was all the way back in 2013 at $1,820,000 – so the price has barely moved.

At 4672 square feet of space, my selection this week could not have been more different from the last – its 10x bigger!
If you are looking for a big living space for your family and have a smaller budget, you are really only left with cluster housing or townhouses such as this.
It consists of 3 levels (basement included) and 2 private carpark spaces.
Prices have dropped since with the asking price the lowest it has been since launch.
