With multiple CCR new launches queued up around River Valley, buyers are spoilt for choice, but also faced with new decisions. With Promenade Peak previewing soon, and both GuocoLand and CDL preparing new launches nearby, the Core Central Region (CCR) is shaping up for a crowded few months.
What makes this wave of launches interesting, however, isn’t just their location. After all, most share the same MRT access, school proximity, and lifestyle conveniences. It’s the way each one tries to carve out its own identity.
River Green’s answer is scale. Not in the size of the development, but in its units. By offering smaller layouts, it lowers the barrier to entry into a CCR postcode, and for some buyers, that trade-off could make all the difference.

Developed by Wing Tai Holdings Limited, River Green is a 36-storey tower housing 524 units.
Some Singaporeans may better know Wing Tai as the company that brought international retail brands like Topshop and Uniqlo to Singapore, but it’s also a listed property developer of residential, commercial, and hospitality properties. If you’re curious which recent major new condos they were responsible for, think The LakeGarden Residences (TOP 2027), The M @ Middle Road (TOP 2023), and The Garden Residences (TOP 2021).

River Green’s broad mix of layouts, spanning from smaller one-bedders to more spacious formats, offers a level of flexibility that caters to varying buyer profiles and life stages.
Units are also not constructed using Prefabricated Prefinished Volumetric Construction (PPVC), a modular construction method that increases build time efficiency but limits internal modification. This means that besides structural columns and load-bearing walls in their home, owners have full flexibility to tear down walls and partitions if they want to open up room spaces.
Each home also comes with one bathroom fitted for handicap access. This reinforces the inclusivity of the development, allowing for full mobility of all residents.
Given the compact unit sizes at River Green, it seems that the project is designed with upgraders in mind, particularly those who may be priced out of larger units in the CCR, yet are reluctant to compromise entirely on location.
In a market where $PSF remains elevated, shrinking unit sizes are one way to maintain a more palatable overall quantum. For many buyers (especially those also eyeing RCR or OCR options), this trade-off between space and location can tip the scales.
It’s also worth noting that the CCR has borne the brunt of the 2024 ABSD hikes, with a visible pullback in buyer activity since. A strategy that leans into more accessible price points, without compromising on address, could be one way to rekindle demand in the region.
We’ve seen this approach succeed before. At Irwell Hill Residences in 2021, over half the units were snapped up during launch weekend, with smaller formats like the 1-bedroom + study and compact 2-bedders proving to be the most sought-after.
River Green location

River Green is right beside Great World MRT, or one stop away from Orchard, and connected to Great World shopping mall. Great World boasts over 200 retail shops, including supermarkets CS Fresh and MEIDI-YA, popular dining establishments like PS Cafe, Din Tai Fung, and Crystal Jade, pharmacies at Watsons and Guardian, and fashion retailer Uniqlo and Muji.
There’s also a GV Grand Cineplex, which includes Gold Class theatres.
The condo’s proximity to the Singapore River, which cuts from the nearby Alexandra Park Connector and Kim Seng Park to Robertson Quay, Boat Quay, and Clarke Quay, all the way to Marina Bay Sands, also offers residents a safe and scenic environment for evening strolls, weekend bike rides, or outdoor play. And with so many lifestyle and F&B options just a short commute away, parents won’t have to travel far for a good meal or last-minute errands.

Even today, there are some people that feel that Canberra is just too far away a location to consider.
Given its attractive location, River Green is also a short walk to a host of other food, nature, and lifestyle hotspots. The popular Zion Riverside food centre is right across River Valley Road. Robertson Quay also offers a host of premium breakfast, alfresco dining, and drinking options. The recently launched New Bahru, a hotbed of local lifestyle brands, cafes, and restaurants, is also a short bus ride or drive away.

River Green sits on approximately 100,032 sq ft of land, with a design that reflects the nearby natural scenery and draws inspiration from the iconic Singapore River.
The 50-metre infinity lap pool is one of the condo’s standout features. Designed to evoke the curves of a natural river, it meanders through the estate, starting from one end and flowing to the grand arrival. With the pool serving as a buffer between the drop-off and the residential block, the design helps keep noise from the arrival area at bay.
Residents will also have access to a well-rounded suite of amenities. This includes a recreational tennis court built with a full-sized play area, three function rooms, a co-working lounge, and three quiet, air-conditioned pods for private work or calls.
One of the function rooms has been designed more like a private clubhouse. It’s fitted with a bar, wine chiller, lounge seating, projector TV, pool table, and opens out to a sheltered outdoor space with a BBQ pit.
The condo also has a laundry room, featuring three washers and three dryers. This allows for convenient bulk washing of larger items like bedsheets, quilt covers, and towels, supplementing the washer-dryers that also come with each unit.
For drivers, River Green comes with a 50 per cent unit-to-lot ratio, including 20 EV parking and 40 EV-ready lots (these can be converted into EV lots, depending on demand). This is a reasonable provision, especially considering the property’s excellent proximity to Great World MRT and Orchard Road. That said, its location just off River Valley Road also ensures drivers can quickly access major expressways like the CTE and MCE, making islandwide travel convenient.
The side gates include a fully sheltered walkway to Great World MRT and River Valley Primary School.

As of the time of writing, here are River Green’s indicative start prices:

To put that into perspective, Irwell Hill Residences launched in April 2021 at average unit prices roughly as follows (this list includes only the unit types comparable to those at River Green):

- 3-bedroom, from $2.1 million
- 4-bedroom with private lift, from $4 million
While Irwell Hill’s units may appear larger on paper, it’s worth noting they were launched before the GFA harmonisation rules kicked in. This means areas like air-con ledges and planter boxes were included in the total unit size, even though these aren’t actual liveable spaces. In contrast, River Green’s unit sizes are calculated after harmonisation, so they reflect a more accurate measure of usable space. As such, direct size comparisons between the two may be misleading.
So while we wait for firm numbers from River Green, it’s worth looking at how nearby resale condos have performed. This offers a useful benchmark for gauging what buyers might expect for some of the newer developments that were recently launched in the area.

Ultimately, River Green isn’t trying to win a game of sheer square footage. Its value proposition is simple: a centrally convenient District 9 address, full condo facilities, and a launch price that still hovers beneath the psychologically tough $3,000 psf line. If you’re a single, a couple, or an investor who cares more about location and liquidity than sprawling interiors, that trade‑off is hard to ignore.
Conversely, if “family‑sized” means proper bedrooms, generous storage, and elbow room for kids and pets, you may find better options elsewhere. River Green’s appeal lies in its accessibility for those eyeing a prime location at a more affordable entry price.
