The launch of The Orie in January 2025 helped to kickstart the year on a high note as one of the most successful new projects that year. Located at Toa Payoh Lorong 1, the 777-unit condominium sold 668 units (86%) during its opening weekend launch.
The Orie was the first new condominium in Toa Payoh in nearly a decade, and each of its units appealed to buyers of different profiles who are looking for a home in this mature and centrally located residential district.
Today, over 739 units (95%) have been sold, and we looked at two layouts still available: the one-bedroom + study unit and the three-bedroom dual-key unit.

The One-Bedroom + Study [Type A1S: 517 sq ft]
One might think that 517 sq ft would be compact for a one-bedroom + study unit, but keep in mind that The Orie is developed under the post-GFA harmonisation rules. This means that the square footage excludes certain elements like the air-conditioning ledge.
Looking at the layout of this unit, we believe the actual liveable space is unlikely to be less than a comparable unit launched before the updated harmonisation rules.
For our examination, the size of the study area in this unit could be a real separate room, and it isn’t just an odd nook where you can squeeze in a desk.
While it is opposite the kitchen, this study room can be enclosed, which makes the option of an extra room appealing to singles or tenants who prefer to work from home and who might need a dedicated office space. Homeowners with ‘furkids’ can also dedicate this area to be a home for their pets.

Overall, the layout design of this one-bedroom + study follows a straightforward flow. The kitchen sits at the entrance and transitions into the dining and living area, which then opens out to a balcony.
This linear arrangement offers the best angles for natural light to come in, which is particularly important in compact units.
The master bedroom features an ensuite bathroom with dual access from the bedroom or the living room, so you don’t need to walk back into the bedroom to access it. The bedroom also has space to fit a queen-sized bed and a wardrobe.
Meanwhile, the kitchen is fully equipped with an induction hob, a cooker hood, a built-in oven, a fridge, and a combination washer/dryer. For owners, this full provision helps to manage the overall move-in costs.
From what we see, the layout and design of this one-bedroom + study should be on the list for any aspiring single homeowner or investor looking for a flexible and compact unit in the Toa Payoh area.

Three-Bedroom Dual-Key [Type C3DK: 1,130 sq ft]
Spanning 1,130 sq ft, this is one of the rare new private homes on the market today that offers a dual-key configuration.
The layout features a common entrance that leads into two subunits: a smaller self-contained ensuite studio with its own pantry, and a larger two-bedroom and two bathroom configuration.
This layout enables extended families to live with each other without compromising each other’s privacy. For example, in-law family members or grandparents could stay in the smaller ensuite studio.
Usually, three-bedroom unit types don’t appeal to most investors, given the relatively higher price compared to studios and one-bedders. But this dual-key layout makes it possible for some landlords to live in the larger residence and lease out the subunit.

A particular highlight here is that it’s a single unit, so you don’t incur the additional buyer’s stamp duty (ABSD), despite the dual-key layout.
The larger two-bedroom portion includes a combined living and dining room, an enclosed kitchen, a bedroom, a common bathroom, and an ensuite master bedroom. Meanwhile, the smaller self-contained studio functions like an apartment of its own, comprising an ensuite bedroom and galley-style pantry.
While there is a corridor connecting both sides of the unit, the parallel layout of the rooms allows for better ventilation. The studio is also large enough to accommodate a queen-sized bed, which gives it an edge over other dual-key layouts on the market, where even a single bed can be a squeeze.

The Orie sets benchmarks in Toa Payoh
With its distinctive origami-inspired architecture and curated range of units, The Orie has certainly set a benchmark for new condos in Toa Payoh. Expected to be completed by 2028, its twin 40-storey residential towers will be Toa Payoh’s newest landmark.
Echoing this architecture is Club Orie, the resident’s clubhouse, which features striking origami-style planes and generous gathering spaces, including a grand function room, a gym, and a viewing deck. Other lifestyle and wellness amenities are distributed across five thematic gardens.

Jointly developed by City Developments Limited (CDL), Frasers Property, and Sekisui House, the 99-year leasehold project captured the attention of local buyers when it launched. More than 92% of the buyers so far are locals, with the remaining buyers comprising permanent residents and foreigners.
It is the project’s central location in Toa Payoh that drew in many buyers when the condo launched for sale last January. Other factors like its proximity to Braddell MRT station on the North-South Line and Toa Payoh Central add to its appeal among homeowners.
The future Toa Payoh Integrated Development, a 12ha sports and community complex on Lorong 6 Toa Payoh, is set to be completed in 2030. It will introduce a new 10,000-seater stadium, indoor and outdoor swimming pools, an Indoor Sports Hall, and multiple futsal and tennis courts to residents living in and around Toa Payoh.
With no upcoming new condos expected to launch in Toa Payoh over the next two years at least, and given the pent-up demand for a new condo in the area, it wasn’t a surprise that The Orie was 2.8 times oversubscribed on the eve of its sales launch.

The project set an average price of about $2,704 psf back in Jan 2025 – with the highest psf price achieved at $3,064 psf – and this has climbed to about $2,730 psf, to date, based on caveats lodged between Jan 2025 to March 2026. And it wasn’t just the usual two- to four-bedroom units that buyers have snapped up at The Orie so far.
Indeed, over 60% of the one-bedroom plus study units, which we featured here, were sold during the initial sales launch. Prices of the one-bedroom + study range from $1.28 million ($2,477 psf) for a unit on the second floor to $1.54 million ($2,990 psf) for a unit on the 34th floor.
Buyers also didn’t miss the three-bedroom dual-key units, and over half were sold when the project first hit the market. Prices range from $2.75 million ($2,433 psf) for a unit on the second floor, to $3.07 million ($2,723 psf) for a unit on the 38th floor. The most recent was a unit on the 28th floor that the developers sold for $3.017 million ($2,669 psf) on Jan 26.
While the pipeline of new project launches this year will draw attention to other suburban neighbourhoods in the Outside Central Region (OCR), it would be prudent not to lose sight of previously launched projects like The Orie – which is in the Rest of Central Region (RCR).
We’re unlikely to see another sizeable and benchmark-setting condo like it in the Toa Payoh area for some time, so this might be the last chance to purchase a new city fringe home before the price of new private homes in the RCR and OCR start to pick up again this year.
