In today’s market, a freehold 3-bedder under $2 million is hard enough to come by. One that isn’t also tiny, awkwardly laid out, or buried in the far ends of the island? Even tougher.
So this week, we combed through the listings to find five lesser-known developments that still offer that golden trio: decent space, decent price, and a location that isn’t wildly inconvenient. They may not be brand new, but they still pack plenty of upside.

1Escada View

$1,600,000
Attribute | Info |
Address | 53 Lengkong Empat |
Tenure | Freehold |
Size | 1,227 SQFT |
$PSF | $1,304 PSF |
Developer | Escada Development Pte Ltd |
TOP | 1997 |
Why I like it
Escada View is within walking distance to Kembangan MRT (EWL), albeit a little bit of a long walk; with a smattering of eateries nearby. So while it is not quite a bustling hub, it is good enough for the basics. What’s nice, though, is the access to greenery: there’s a park connector nearby that leads you to Bedok Reservoir in one direction and East Coast Park in the other.
Inside, it is sized at 1,227 square feet and offers an efficient layout, which would be great for more practical homeowners. The living room is sunken, which does two things: it subtly demarcates the space, and it gives you a bit more ceiling height, making the area feel airier than you might expect.
The kitchen is tucked away and comes with its own service yard and WC, and all three bedrooms are properly sized.
Being tucked next to a landed estate with just a small road leading in, this unit also scores points for privacy and less through traffic. A bit under the radar, but all the more reason to keep an eye on it.

2The Waterline

$1,768,888
Attribute | Info |
Address | 167 Poh Huat Road West |
Tenure | Freehold |
Size | 1,173 SQFT |
$PSF | $1,508 PSF |
Developer | Waterline Development Pte Ltd |
TOP | 2013 |
Why I like it
Tucked within a landed enclave, The Waterline offers a peaceful living environment while remaining well-connected. The upcoming Serangoon North MRT station (CRL), slated for completion in 2030, will be within walking distance. In the meantime, daily convenience is covered by a range of eateries nestled within the surrounding HDB estates. For families, being within 1km of Rosyth School adds to the long-term appeal.
This 1,173 square foot unit includes an open-concept kitchen which anchors the communal areas, while the full-height windows along the entryway, kitchen, and balcony make the space feel well-lit throughout the day.
This unit also comes with two balconies—one in the living room and another in the master bedroom, so it’ll suit those who prefer their private outdoor space. A considered touch is the Jack-and-Jill common bathroom, which links the hallway and one of the bedrooms, essentially creating a second ensuite bedroom.

3Esta Ruby

$1,999,999
Attribute | Info |
Address | 500 Guillimard Road |
Tenure | Freehold |
Size | 1,130 SQFT |
$PSF | $1,770 PSF |
Developer | Eastwood Park Pte Ltd |
TOP | 2010 |
Why I like it
If you’re after a spot that hits that rare mix of convenience and privacy, then perhaps this high-floor unit at Esta Ruby is worth a look.
Just a short walk to Paya Lebar MRT Station (EWL, CCL), you’ve got three malls at your doorstep (PLQ, Singpost Centre and Paya Lebar Square) plus City Plaza and Kinex right across the street. For your everyday needs, both Haig Road and Geylang Serai markets are nearby, and if you’re into long weekend walks, the park connector here links straight to Gardens by the Bay.
Inside, the unit is sized at 1,130 square feet and opens directly into your own private lift lobby. The layout is practical too: the living and dining areas are clearly defined, while all three bedrooms are tucked away down a short corridor, separated from the main communal zones. There are also two balconies – one in the living room and one in the master – and generous windows that run the full length of the dining space.
What might impress some homeowners is the view that stretches out over a landed enclave.

4Radix

$1,880,000
Attribute | Info |
Address | 18 Jalan Wakaff |
Tenure | Freehold |
Size | 1,185 SQFT |
$PSF | $1,586 PSF |
Developer | Novelty Homes Pte Ltd |
TOP | 2007 |
Why I like it
If you like the idea of a home that is generous with its outdoor space, Radix might pique your interest. This 3-bedder is anchored by a generously sized balcony, large enough to host a breezy alfresco dining area or a quiet corner for weekend lounging.
At 1,185 square feet, the layout runs efficiently, with all three bedrooms tucked neatly along one side of the unit. While each bedroom features bay windows (a design relic from its era), they’re still well-proportioned and versatile. The master bedroom, in particular, stands out: a walk-in wardrobe leads to a spacious ensuite that’s lined with ¾-height windows—rare for bathrooms—and finished with both a bathtub and a separate shower area.
Other practical touches include a separate yard, a home shelter, and a WC off the kitchen. And when you want to step out, it’s a short walk to Kembangan MRT (EWL), a handful of local eateries along Changi Road, and a nearby park connector that links you to East Coast Park.

5Canary Ville

$1,890,000
Attribute | Info |
Address | 140 Lorong J Telok Kurau |
Tenure | Freehold |
Size | 1,087 SQFT |
$PSF | $1,739 PSF |
Developer | Unknown |
TOP | 2004 |
Why I like it
If you’re looking for a freehold home near East Coast with a practical layout and family-friendly amenities, this 3-bedder at Canary Ville may be worth a closer look.
It’s within walking distance to Kembangan MRT (EWL), with several eateries in the surrounding area, including those along Changi Road.
For families, the project is also within 1km of Tao Nan School. There’s also the park connector nearby, offering a direct route to East Coast Park for weekend rides or morning walks.
Inside, the unit is sized just under 1,100 square feet and offers a straightforward and efficient layout. The living and dining areas are nicely separated, and the living room opens to a small balcony overlooking the pool. The kitchen comes with a separate yard and WC, with the home shelter tucked at the back.
In the master bedroom, a feature wall has been cleverly done up to conceal the bathroom entrance for a more seamless look. The ensuite itself is split into two distinct zones: a vanity area, and a separate WC and bathtub section.
