5 Old But Spacious Condos Above 2,100 Sqft (Under $3 Million)

While many Singaporeans have been adjusting their lifestyles to the unavoidable effects of inflation as of late, it’s hard to compromise on space and budget when it comes to your home (especially if you’re living with a big family).
Continuing on our unrelenting search to find spacious homes that suit a bigger Singaporean family’s needs, we look at several resale condominiums that are above 2,100 square feet and at a budget below S$3,000,000 this week. But unlike last week, these are all leasehold to accommodate a more affordable budget.
To further sweeten the deal, all these five units are move-in friendly which saves up a fair bit on renovation expenses.

Why I like it
As a development, Bedok Court is well-known for the generous-sized sheltered patios that are hard to come by today. It can divide opinions though, not everyone likes to have such big spaces dedicated for the outdoors.
This particular unit is a single-storey 2,411 square foot unit that initially has three bedrooms, but the previous owners have decided to reconfigure its layout to create four bedrooms and two bathrooms instead.
Additionally, the original balcony was enclosed and converted into a second dining area, creating a mega-sized living space that is great for big families. Not to mention, there’s great ventilation and ample natural sunlight that comes into the unit.
The three original bedrooms are well-sized to fit a king-sized bed, all except for the fourth bedroom, which was carved out from the original dining area. Ideally, the space can be used to fit a single bed or as a study room depending on varying needs.
The unit is also located in the corner and on a high-floor, giving residents partial sea views of East Coast Beach. The unit has also been recently renovated with simple designs, making it move-in friendly and allowing its next owners to save up quite a fair bit on renovation costs.
Located in the heart of Singapore’s East, its location is great for those who frequent the Changi, Bedok or Tampines neighbourhoods. It’s about an 11-minute walk to Tanah Merah MRT Station (East West line), which is also connected to the Airport line and stipulated to join the Thomson-East Coast line by 2040.
Residents can head to Simpang Bedok for cheap dining and grocery options, or head to nearby malls such as Bedok Mall and Changi City Point to shop and eat. There are several schools within the vicinity, such as Bedok South Secondary School and Temasek Primary School, making it a great option for young families to raise children.

Why I like it
For those who want to experience living in a landed home without the high maintenance costs and still enjoy condo facilities, this three-storey unit in Lakepoint Condo might make sense for you.
At a whopping 3,401 square feet, this unit offers five bedrooms, a helper room, a huge sheltered roof terrace and four bathrooms that would be perfect for multi-gen living. The bedrooms are all located on the upper two levels for more privacy with the main living space located on the lower floor.
With the huge living space, it’s interesting that the previous owners used a sunken living room to demarcate the living space from the kitchen, giving the space a distinct segregation yet still looking seamless. Furthermore, it has an open-kitchen concept to brighten up the space and to maximise the natural light coming from the multiple windows from all directions.
Each of the bedrooms is well-sized and can comfortably fit a king-sized bed, wardrobe and study table. I like how most of the bedrooms come with huge window panels that allow ample sunlight and natural wind to come in, making every corner of the unit feel well-ventilated.
However, my favourite part of the unit would have to be the third floor, which comes with a slated roof and high ceiling, giving it a distinct feel of a loft. However, most of the levels have high ceilings of 3.12m (as compared to the average condo that has a typical ceiling height of 2.8m). It’s great that there are multiple common spaces found throughout all three levels of the house to encourage interaction among family members too.
The unit faces the beautiful Jurong River with beautiful greenery and offers unblocked views and a windy unit. Best of all, the unit has been recently renovated with simple designs and is move-in ready.
It is about a 9-minute walk to Lakeside MRT Station (East-West line) and a 15-minute walk to Taman Jurong Market & Food Centre for affordable dining and grocery options. Since it is located along Jurong River and near Jurong Lake Park, outdoor lovers would definitely be in for a treat.
Last but not least, there are many schools within its vicinity, including Boon Lay Garden Primary School, Lakeside Primary School, Yuan Ching Secondary School and Rulang Primary School.

Why I like it
Nestled near a landed enclave, this penthouse unit in Cherry Gardens offers a quiet and serene living environment.
At 2,228 square feet, the upper floor is catered solely to the massive-sized roof terrace, whereas the living room and bedrooms are located on the lower floor. There are three decently-sized bedrooms that can fit a wardrobe and a queen-sized bed comfortably.
This unit would appeal the most to those who enjoy huge outdoor spaces from the comfort of their own home as the roof terrace alone spans across a thousand square feet. It can easily fit several sitting areas, an outdoor grill and a huge 8 to 10-seater table.
The unit has also been recently renovated with tasteful limewashed walls, huge industrial-inspired glass panels and an English-inspired kitchen.
Located a reasonable 10-minute walk away from Serangoon MRT Station (North East and Circle line) and NEX Shopping mall, it gives residents convenient access to transport, dining, shopping and grocery options. Why I like it
While some might prefer high-rise living, those who enjoy living closer to the ground might like this ground-floor unit in Clover By the Park. With its huge outdoor patio, it overlooks the condo’s pool. However, the unit’s privacy is not compromised since it is elevated from the common facilities.
At 2,196 square feet, this unit comes with three good-sized bedrooms, three bathrooms and of course, a huge outdoor patio. However, what makes this choice stand out to me is the unique layout of the apartment and the tasteful renovation design.
Upon entering from the gate of the unit comes a deep walkway that leads to the main door, which not only provides privacy but is also a good way to add more character to your home.
The previous owners chose to design it with a simple sitting area, with well-lined wood panels and concrete, and cover up the huge glass panels with Japanese bamboo blinds to create a soothing sight to come home to.
Due to the design of the building, the master bathroom is shaped like a semi-circle with a slight curvature to it, giving it a chic and modern look. The previous owners chose to maximise the unique shape by installing frosted glass panels, which allow much more natural light to come in. It blends in very tastefully with the light wood, white walls and bright environment.
As for the location, it is about a 17-minute walk away from Bishan MRT (North-South line) and Junction 8, so yes it isn’t for those who need quick access to the MRT. Why I like it
For those who enjoy their privacy, this 2,174 square foot penthouse unit in Burlington Square has four bedrooms, four bathrooms and a huge roof terrace in a dumbbell layout.
With two bedrooms located right at each end of the apartment, it saves up space, is a great way to maximise privacy and is a clever way to focus attention on the stunning unblocked city views of Bugis from the living area. It’s also good to note that three of the bedrooms are ensuite with the last bedroom having to use the common bathroom.
The fact that this unit has two doors located side-by-side to each other is a pretty interesting touch to the apartment too.
Out of all units in this week’s list, Burlington Square would be the most centrally located. Just a 2-minute walk will lead residents to Rochor MRT (Downtown line) and an 11-minute to Bugis MRT (East-West and Downtown line). Burlington Square is also a mixed-use development, with some commercial units located right downstairs.
However, it is its convenience to key malls like Bugis+ and Bugis Junction that makes the location really convenient. Alternatively, residents can go to nearby coffee shops like Albert Centre for more affordable and local delights.
There are many schools within its vicinity, namely Kaplan City Campus and Lasalle College of the Arts, which makes the space great for families too.
