While the allure of new property launches often lies in their modern facilities, there’s an undeniable appeal to older developments that capture the hearts of many homeowners – space. The roomier dimensions of older units often exceed their modern counterparts, making them an attractive choice for those yearning for more living areas.
This week, we shift our focus to a selection of three-bedroom properties that diverge from this trend, offering substantial floor plans that exceed 1,700 square feet. The catch? (or rather, the main selling point) – they all come with a budget-friendly price tag of under $2 million.

$PSF | $999.50 PSF |

Why I like it
Situated in Punggol, families who’d like to enjoy some private outdoor space along with a functional layout might like this apartment. Spanning almost 2,000 square feet, this penthouse unit in Riverparc offers a spacious roof terrace, three bedrooms and two bathrooms.
What makes this unit stand out is the multiple balconies found at the living room and three bedrooms, giving homeowners unblocked views of the empty parcel of land and golf range. However, do note that these plots of land have been zoned for future residential use, which would likely change your views in the future.
Complemented with a double volume ceiling in the living area, the entire apartment is brightly lit and breezy with no direct exposure to the afternoon sun. The roof terrace is spacious and ideal for gatherings, with Ziptraks fully done up by the previous owners.
Riverparc Residences is a 3-minute walk to Kaladoor LRT, which is three stops away from Punggol MRT (North-East line) and the bustling Waterway Point (so yes, it’s not the nearest walk to the MRT station). Alternatively, residents can make a short trip down to Punggol Plaza for basic necessities.
For nature lovers, it’s a short walk to Punggol Waterway, which is connected to Coney Island. There are multiple schools nearby too, including Waterway Primary School, Horizon Primary School and Greendale Secondary School.

Why I like it
Sized at 1,798 square feet, this is a duplex unit located on the lower floors of Braddell View. Although some homeowners might prefer to have a private roof patio, I like that the unit is catered entirely as liveable space.
The upper level is assigned to three good-sized bedrooms and both bathrooms, with the lower level having a spacious dining and living area, along with a study and relaxation area. Not only does this assignment provide more privacy for the homeowners, there are designated spaces for the family to get together.
The previous owners also made a few changes to the layout, including levelling out the balcony in the master bedroom (which also mean a bigger space), and the original balcony on the first floor has been converted into a study area.
Despite being located on the lower floors, this apartment still has a good amount of natural light and is brightly lit.
In terms of its location, Braddell View is under a 15-minute walk to both Caldecott (Circle and Thomson-East Coast line) and Braddell (North-South line) MRT stations. Apart from having the option to take a short walk to Toa Payoh West Market and Food Centre, there are plenty of food stores near Braddell MRT.
There are several great schools nearby, with Raffles Girls’ School (Secondary) and Marymount Convent School just located right next to the condo. For those hoping for en-bloc success in the future, this might still be a tough one to move, as it’s the largest residential site here (residents were looking to get $2 billion from it).

Why I like it
Homeowners who want to live in a low-density and tranquil environment with lush greenery might take a liking to this unit in Pine Grove. Sized at 1,756 square feet, it’s a single storey unit with an efficient layout designed purely as liveable space. It has three bedrooms and two bathrooms, making it ideal for growing families.
Despite it being located in a low-rise block, this unit still enjoys plenty of natural light and is brightly lit. With just one balcony located at the living area, it can also be levelled out to create a bigger living and dining area.
The unit has also been rather tastefully renovated with a modern farmhouse interior with sliding barn doors, which is in a move-in friendly condition to non-picky future homeowners.
Taking a look at its location, it’s within close vicinity to the newly launched Pinetree Hill and offers superb connectivity to many tranquil green spaces, including Clementi Forest and Dover Forest. The popular Henry Park Primary School is nearby, too.
However, it’s quite a distance away from the nearest MRT station (Dover MRT on the East-West line is about a 19-minute walk away), though there are plenty of bus services nearby.

$PSF | $1,128.75 PSF |

Why I like it
Sized at 1,701 square feet, this unit in Ivory Heights is located in the Jurong neighbourhood and comes with three bedrooms and two bathrooms, making it ideal for families who want a spacious and peaceful reprise to call home.
This unit is located on a high floor and enjoys beautiful unblocked views of the Jurong Lake Gardens with plenty of breeze throughout the unit all year round. I also like the sunken living room concept, which makes the area feel more spacious with additional ceiling height.
It’s a former HUDC development, so besides the big units and huge land space, don’t be expecting anything in the form of condo facilities.
In terms of its location, it’s around a 15-minute walk away from Jurong East MRT Station (North-South and East-West line), which has plenty of shopping malls for grocery and dining options. This includes Jem, Westgate and JCube, along with other hawker centres such as Yuhua Village Market and Food Centre.
For families with schooling children, Fuhua Primary School is located nearby.

Why I like it
Located a short walk away from Downtown East, this unit stands out as a triplex penthouse sized at 1,808 square feet. The lower floor has been designated to the common living, dining and kitchen area, the second floor homes both bedrooms with the study, and the upper floor has a spacious roof terrace.
For one, I like that the master bedroom comes with a balcony and walk-in wardrobe, which is great for homeowners who want to enjoy more space. There’s also the potential to convert the study alcove into another smaller bedroom, if needed.
A shelter has already been installed by the previous owners on the roof terrace, which comes with plenty of space for outdoor furniture and hosting events. It also comes with a bathtub, which is a plus point to the lifestyle offerings for this unit. The previous owners have designed part of the roof as the yard, since there’s no designated area to do laundry.
That said, you might not feel the size as much given that it’s set over 3 floors, as some space would have been allocated to the multiple stairs.
In terms of its location, it’s a 6-minutes walk from Downtown East, which has plenty of food options, a supermarket and plenty of lifestyle offerings. Alternatively, residents can also head to White Sands Mall, which is also where Pasir Ris MRT (East-West line) can be found.
The biggest draw, is undoubtedly its vicinity to Pasir Ris Park and Beach, which is a nice addition to the lifestyle offerings within the neighbourhood.
