A 1,549 sq ft Executive maisonette at 205A Compassvale Lane has sold for a record $1.07 million, or $691 psf, setting a new benchmark for Executive flats in Sengkang. The Compassvale Place block began its lease in 1999 and has about 72 years remaining. Located near Buangkok MRT, Ranggung LRT and Sengkang Grand, the deal surpasses the previous record of $1.005 million set in August 2024, reflecting continued price strength in the area.
The February 2026 BTO sales exercise attracted 29,295 applicants for 4,692 flats across six projects in Bukit Merah, Sembawang, Tampines, and Toa Payoh, translating to an overall application rate of 3.3 times as of Feb 11. ERA noted a muted response for some Plus and Standard projects, while demand was strongest in Tampines, where application rates for four-room and two-room flexi units were among the highest in this launch.
River Modern is GuocoLand’s riverfront condominium in prime District 9. The 455-unit development comprises two 36-storey towers with 2- to 4-bedroom apartments and is directly connected underground to Great World MRT station on the Thomson–East Coast Line and Great World City. A 99-year residential GLS site in Tanjong Rhu has closed for tender, marking the first private residential land sale here since 1997. Narra Residences, a 540-unit condominium at Dairy Farm Walk, sold 126 units, 23% of the project, on launch day on Jan 31. Sales included all three one-bedroom plus study units and a mix of two- to four-bedroom units, while none of the 1,658 sq ft five-bedroom units with private lift were sold. Agents say demand is largely from owner-occupiers, especially families and multi-generational households, with HDB upgraders from Bukit Panjang, Bukit Batok and Choa Chu Kang as a key source.
