River Modern, a 455 unit condominium by GuocoLand at River Valley Green in District 9, sold more than 90% of its units over its March 7 and 8 launch weekend. A total of 410 units were moved at an average selling price of $3,266 psf, with prices ranging from $1.548 million for two bedroom units to $6.722 million for four bedroom units. Buyers were largely Singaporeans and permanent residents, many purchasing for owner occupation.

An 88-year leasehold HDB shophouse at 631 Bedok Reservoir Road has been launched for sale via Expression of Interest with a guide price of $4 million. The two-storey property has a combined strata area of 1,636 sq ft, with a ground-floor shop approved for restaurant use and residential quarters on the second floor.
Coliwoo Midtown is a new co-living project along Middle Road in Singapore’s Bugis-Bras Basah district, built around a “Wellness in the City” concept. The property features lifestyle programming, co-working spaces, culinary events, an ice bath facility, and Coliwoo’s largest gym, with compact rooms ranging from 200 to 220 sq ft.
Following updates in the Draft Master Plan 2025, parts of Kampong Bugis have been rezoned for residential use, raising questions about potential view obstruction for river facing units at Kallang Riverside. An analysis of resale transactions, stack level performance, and comparisons with nearby developments such as The Riverine by the Park suggests that while one stack has seen negative growth, others have recorded moderate to strong gains, indicating that the market has not yet decisively priced in the potential loss of river views.

The freehold retail podium at Tedge, located at 328 Changi Road, has been relaunched for sale at an indicative guide price of $13.88 million, or about $2,490 psf on strata area. The offering comprises four adjoining strata retail units totalling about 5,576 sq ft, currently fully leased with a mix of F&B and retail uses within the boutique five storey mixed use development completed in 2023.

Analysts expect the next Lentor project could start from $2,700 psf after a GuocoLand, Intrepid Investments and TID joint venture set a record land rate of $1,278 psf ppr for the Lentor Central GLS site. The plot can yield about 560 homes, and with most earlier projects sold out and limited unsold inventory remaining, analysts say earlier oversupply fears in Lentor may be overblown.
