5 Spacious Old But Freehold Condos Above 2,650 Sqft

Get The Property Insights Serious Buyers Read First: Join 50,000+ readers who rely on our weekly breakdowns of Singapore’s property market.

This week, we’re shining a light on something a little harder to come by these days: proper space. We’re talking full-sized, old-but-freehold condos that go well beyond the usual 1,200 or even 1,600 sq ft. Each of these units clocks in at over 2,650 sq ft, which makes them ideal if you’re after room to grow, host, or simply breathe.
They may not have the latest fittings, but if you value size, freehold status, and the charm of an older build, these could be worth a closer look.

1Clementi Park

$4,080,000
Attribute | Info |
Address | 135 Sunset Way |
Tenure | Freehold |
Size | 2,691 SQFT |
$PSF | $1,516 PSF |
Developer | City Developments Limited |
TOP | 1985 |
Why I like it
Clementi Park has long been a stalwart in the Sunset Way area, known not just for its tranquillity, but for one rather rare feature: a private hill and park tucked within the estate. Sandwiched between a landed enclave and a forested stretch, the development sits on a large plot of land, so you get the kind of spacing and greenery that newer projects rarely offer anymore.
This ground-floor unit spans 2,691 sq ft, and the layout leans into that sense of space. The sunken living room adds a nice touch of separation from the dining area, and there’s a split kitchen setup with clearly defined wet and dry zones; handy for those who cook often. One of the bedrooms opens out to its own balcony, which gives it a bit of a retreat-like feel.
The master bedroom is generously sized, and there’s room to carve out a walk-in wardrobe if you want that extra bit of luxury. Location-wise, Clementi Arcade is a short stroll away for your daily groceries or a quick coffee, and if you don’t mind walking a little further, the Sunset Way cluster has plenty of casual eats worth exploring.

2Tan Tong Meng Tower

$4,188,888
Attribute | Info |
Address | 370 Thomson Road |
Tenure | Freehold |
Size | 3,240 SQFT |
$PSF | $1,293 PSF |
Developer | Unknown |
TOP | 1977 |
Why I like it
Tucked within the Novena neighbourhood, Tan Tong Meng Tower is a quieter residential spot just outside the core of activity. It’s a longer walk or a short bus ride from Novena MRT, making it a compelling option for those seeking a spacious home in a central location without being in the thick of it.
There’s no shortage of nearby conveniences either, with malls, eateries, and daily essentials all within easy reach.
At over 3,200 sq ft, this five-bedroom apartment offers a dumbbell layout. Four of the five bedrooms enjoy direct access to bathrooms, including a Jack-and-Jill setup for two of the common rooms. The kitchen is equally generous, fitted with a dedicated yard, helper’s room, and its own bathroom.
Do note that the project TOP-ed in 1977, though the previous owners have done it up quite nicely.

3Pepys Hill Condo

$4,888,888
Attribute | Info |
Address | 19 Pepys Road |
Tenure | Freehold |
Size | 4,316 SQFT |
$PSF | $1,133 PSF |
Developer | Oasis Development Pte Ltd |
TOP | 1988 |
Why I like it
Pepys Hill Condo isn’t the flashiest name, but there’s a quiet charm to this low-rise boutique development nestled in Pasir Panjang. It’s set in a peaceful pocket, close enough to Hort Park and Kent Ridge for your weekend walks, yet only a short stroll to the MRT and Pasir Panjang Food Centre.
This particular unit is a sprawling four-bedroom duplex that spans over 4,300 sq ft. The layout is split across two levels, with three bedrooms and a family room upstairs, and a guest room or study on the lower floor. It’s a setup that works well if you host often or just want more separation between private and shared spaces.
What stands out most are the terraces. You get generous outdoor spaces on both floors, with the lower one conveniently positioned next to the kitchen and dining. Add a spiral staircase, a powder room for guests, and a well-sized kitchen with its own yard and helper’s quarters, and you’ve got a home that’s big on both liveability and size.

4King’s Mansion

$4,999,000
Attribute | Info |
Address | 20 Amber Road |
Tenure | Freehold |
Size | 2,734 SQFT |
$PSF | $1,828 PSF |
Developer | Hong Leong Holdings Limited |
TOP | 1980 |
Why I like it
King’s Mansion is known for its huge units, and this one’s no exception. At over 2,700 sq ft, this unit is a 4-bedroom plus study layout. The study itself is large enough to serve as a proper bedroom, and all the main bedrooms are well-sized, with some even featuring walk-in wardrobes. Three are en suite, offering added privacy for families or guests.
There’s a nice rhythm to the communal areas, too. The living space is sunken, and there’s a balcony that opens things up. The kitchen is tucked neatly away, with a good-sized yard, maid’s room and a WC rounding things off.
And if you enjoy being near the beach, East Coast Park is close enough for a long stroll (or maybe a short drive). In any case, King’s Mansion is a short walking distance from Tanjong Katong MRT Station (TEL).
As an added bonus, Tanjong Katong Primary is within a one-kilometre radius. That said, King’s Mansion TOP-ed in 1980, so do note the wear and tear that naturally comes with age.

5Grange Heights

$5,500,000
Attribute | Info |
Address | 15 Saint Thomas Walk |
Tenure | Freehold |
Size | 3,003 SQFT |
$PSF | $1,832 PSF |
Developer | Hong Leong Holdings Limited |
TOP | 1976 |
Why I like it
Grange Heights sits in a part of River Valley that’s central yet a little more tucked away. It is within walking distance of Great World MRT (TEL) and the mall. But if you’re heading the other direction, Somerset MRT (NSL) and Orchard Road are a slightly further walk away. The Singapore River is also nearby, so weekend walks, brunches, or riverside runs are well within reach.
This duplex spans 3,000 sq ft, and unlike many larger homes today, there are no balconies here, so you’re getting pure liveable space.
The layout is a split-level one: the living, dining, and kitchen take up the lower deck, while a family area and one bedroom are slightly raised.
Upstairs, you’ll find three more bedrooms, all en-suite, and all well-sized. The kitchen is tucked away from the main areas and comes with a yard, WC, and utility room, which is practical for larger households.
Being on a high floor, the unit enjoys good natural light and an open view over the city. It’s an older condo, but one that still offers the kind of generous living space that’s increasingly rare in this location.
