It may be a recurring theme for a while, but that seems to be no let-up to the demand for bigger units in Singapore. Despite the age of some of these developments (not just freehold, 99-year leasehold as well), people are more willing to splurge just to have more space at home.
So this week, we’ve found a couple of more spacious units in older developments, one of which is quite a massive penthouse unit in District 10.

1Bukit View

$2,480,000
| Address: | Bukit View |
|---|---|
| Tenure: | 99-year Leasehold |
| Size: | 1,872 sqft |
| $PSF: | $1,324.79 PSF |
| Developer: | Leonie Court Pte Ltd |
| TOP: | 1979 |
Why I like it
If you are looking for the ultimate convenience in the Upper Bukit Timah area, Bukit View should definitely be one to consider given its location right at Beauty World Centre. There’s no question that it’s an old apartment, but if you want anything newer you’d have to wait a couple years more for The Linq @ Beauty World to be built (or the upcoming Far East Organization one).
Also while there’s Beauty World Centre, Beauty World Plaza, and Bukit Timah Shopping Centre – these aren’t what I’d describe as stellar shopping experiences as they are more full of maid agencies and old shops than anything else. You do have a lot of food options in the area though – especially with the shophouses along Cheong Chin Nam Road.
As you might expect for an old unit, this is pretty spacious at 1,872 square feet for a 3 bedroom unit. And because there’s no balcony to speak of, plus a bedroom has been knocked down – the result is a very large living space indeed. Large enough that you are even able to place a pool table with not much consequence to the overall spacious nature of it.

282 Tiong Poh Road

$1,650,000
| Address: | 82 Tiong Poh Road |
|---|---|
| Tenure: | 99-year Leasehold |
| Size: | 1,356 sqft |
| $PSF: | $1,216.81 PSF |
| Developer: | Housing & Development Board (HDB) |
| TOP: | 1967 |
Why I like it
Back to one of my favourite areas, Tiong Bahru. While most of the units in this hipster enclave will require you to walk up some form of stairs, this one is “better” because it is located on the ground floor. It’s elongated nature means that all the rooms are set one after the other, and is truly quite a unique layout.
The unit has been transformed to incorporate a home office from an original 3 bedroom and 2 bathroom layout. It is 1,356 square feet – so it will feel quite spacious. Also, because of the slightly higher than average ceilings and the skylight that lets a ton more light in.
There’s not much more to be said about Tiong Bahru that hasn’t been said already. You have to be the type that will enjoy getting a coffee at the cafes on the weekends, or indulge in local food from the hawker centre.

39 Holland Hill

$4,830,000
| Address: | 9 Holland Hill |
|---|---|
| Tenure: | Freehold |
| Size: | 3,467 sqft |
| $PSF: | $1,393.14 PSF |
| Developer: | Unknown Developer |
| TOP: | 1997 |
Why I like it
Honestly, 9 Holland Hill is quite a forgettable looking building on the outside. Most people driving down the Farrer Underpass would have seen the building – but given the old school looks on the outside, I doubt many people would have even remembered it.
This is the penthouse unit in a development with just 29 units. It was built in 1997, so yes, it is getting on in years. It is freehold (as with most condos in the area), so lease decay isn’t something you’d have to worry about. The unit is exceedingly large at 3,467 square feet. It’s a 3 bedroom unit, so there’s plenty of space to move around. It has a farmhouse feel that is still contemporary, and I think most people would like that cosy lived-in look that it has. It does have a open terrace, and the views of the surrounding area isn’t bad at all despite the fact that you aren’t very high up. After all, most of the buildings around are quite low.
Other than the hardwood floors, you do have private lift access as well which is always a luxury!

4107 Spottiswoode Park Road

$1,380,000
| Address: | 107 Spottiswoode Park Road |
|---|---|
| Tenure: | 99-year Leasehold |
| Size: | 1,335 sqft |
| $PSF: | $1,033.71 PSF |
| Developer: | Housing & Development Board (HDB) |
| TOP: | 1976 |
Why I like it
This is a 5-room flat in the famous Spottiswoode Park estate – one of the areas that most working professionals will definitely look at when considering to stay in the CBD area as these will be one of the more affordable spaces to live in.
At 1,335 square feet, it definitely is more decent in size than average – and that open plan kitchen, dining and living areas makes it feel extra open and spacious (plus the fact that is has been converted to a 2 bedroom 1 bathroom set up instead). You are also close walking distance to the upcoming Cantonment MRT station on the Circle line, and a short walk away from the office areas as well.

5Pandan Valley

$3,280,000
| Address: | Pandan Valley |
|---|---|
| Tenure: | Freehold |
| Size: | 2,089 sqft |
| $PSF: | $1,570.13 PSF |
| Developer: | DBS Realty Pte Ltd |
| TOP: | 1979 |
Why I like it
To me, Pandan Valley is an iconic building that is quite unlike any other development I’ve seen. It’s reminiscent of the Interlace, in that it almost feels like a self contained environment (with the difference being that its freehold). The huge size, space, and number of shops and activities that you can do within the development is fantastic for families with young kids. There’s a mini mart, various restaurants, and a tuition centre. You even have old school facilities like a squash court and basketball court – but with that comes the issue of an non air-conditioned gym. Sure, you can sweat it out, but some people do want to exercise in comfort.
The layout of this unit is really unique too. At a size of 2,089 square feet, it’s huge compared to the average new launch condo today. It’s been converted from a 4 bedroom to a 3 bedroom, so you have even more communal space than you might actually need. It’s set over 3 levels, with the first an entrance into a reception area. This is followed by the Junior Master bedroom and common bedrooms on the second, with the living/dining and open kitchen. Lastly is the huge master bedroom with an open wardrobe space. Plus, the unit is still furnished in a modern style so you don’t really have to do much to it.
