Finding a spacious home in Singapore without pushing the budget too far can be a challenge; especially if you’re looking at new launches. But if size matters more than shiny new fittings, you might find that older condos can still offer good value.
This week, we’re looking at five of the most affordable 3-bedroom units over 1,500 sq.ft., proving that space and affordability aren’t always exclusive.
While these units may not come with the latest bells and whistles, they make up for it with sheer liveability—think proper dining areas, sizeable bedrooms, and layouts with minimal wasted space.

1Neptune Court

$1,780,000
| Attribute | Info |
| Address | 4 Marine Vista |
| Tenure | 101-year Leasehold |
| Size | 1,636 SQFT |
| $PSF | $1,088 PSF |
| Developer | HDB |
| TOP | 1975 |
Why I like it
Neptune Court is often recognised for its HDB-like façade and location along the ECP, but what stands out most are its generously sized units—like this 1,636 sq.ft. 3-bedder.
Sitting on a high floor, the unit enjoys an unblocked sea view from the living area, further enhanced by a distinctive semi-circular balcony that extends into the dining space. The layout keeps all three bedrooms on one side, providing a degree of privacy, while the common bathroom is placed near the kitchen rather than the bedrooms; guests won’t have to walk through private spaces to access it.
There’s also a utility room, which could serve as a storage space, study, or helper’s room. The kitchen comes with a service balcony as well, which can be enclosed if required.
In terms of connectivity, Marine Terrace MRT (TEL) and 50A Marine Terrace Market are within walking distance. For drivers, the direct access to the ECP makes trips to the city or Changi more convenient. Families with young children may also appreciate the selection of primary schools in the area.
And for those who enjoy the outdoors, East Coast Park is just a short walk away—perfect for morning jogs or weekend cycling sessions.
However, do note that it is quite a mature project that TOP-ed in 1975.

2Sherwood Towers

$1,600,000
| Attribute | Info |
| Address | 3 Jalan Anak Bukit |
| Tenure | 99-year Leasehold |
| Size | 1,539 SQFT |
| $PSF | $1,040 PSF |
| Developer | Ocean & Capital Properties Pte Ltd |
| TOP | 1980 |
Why I like it
Sherwood Towers sits right above Bukit Timah Plaza, so daily essentials are at your doorstep. Both Beauty World and King Albert Park MRT stations (DTL) are within walking distance, with plenty of food and retail options at nearby hawker centres, malls, and shophouses along Cheong Chin Nam Road and Lorong Kilat.
And with The Reserve Residence set to bring a new mall to the area in 2027, the neighbourhood’s convenience factor is only going to improve.
Beyond the amenities, Bukit Timah is well-known for its greenery. The Rail Corridor and Rifle Range Nature Park are nearby, offering easy access to nature. Families with school-going children might also appreciate the proximity to Methodist Girls’ School (Primary) and Pei Hwa Presbyterian Primary School—both within one kilometre.
As for the unit itself, the highlight has to be the view of Bukit Timah Nature Reserve. Both the living and dining areas come with their own balcony, and the owner has removed the doors separating the living area and balcony to create a more open feel.
At 1,539 sq.ft., all the bedrooms are well-sized, with the master being particularly spacious. The kitchen also comes with a dedicated service balcony, offering extra utility space.

3Woodgrove Condo

$1,688,000
| Attribute | Info |
| Address | 12 Woodgrove Drive |
| Tenure | 99-year Leasehold |
| Size | 1,615 SQFT |
| $PSF | $1,045 PSF |
| Developer | Straits Construction Co Pte Ltd |
| TOP | 1999 |
Why I like it
Tucked just across the Seletar Expressway and near the lush Mandai Forest, Woodgrove Condominium offers a quieter residential setting within the Woodlands enclave.
While it’s not right next to an MRT station, Marsiling (NSL) and Woodlands MRT stations (NSL, TEL) are a short bus ride away. For daily essentials, The Woodgrove—located right next door—has a supermarket and a mix of food options. Green spaces are also within easy reach, with a nearby park connector leading to Marsiling Park.
Though Woodgrove Condo is a low-rise development, this unit sits on a higher floor, allowing it to remain bright and well-ventilated. At 1,615 sq.ft., the living and dining areas are generously sized, and the layout is practical. The master bedroom, for instance, has enough room to accommodate a walk-in wardrobe.
The kitchen comes with a separate yard, which includes a utility room and WC. Since the utility room is ventilated, it could also double as a helper’s room if needed.

4Laguna Park

$1,890,000
| Attribute | Info |
| Address | 5000B Marine Parade Road |
| Tenure | 99-year Leasehold |
| Size | 1,615 SQFT |
| $PSF | $1,170 PSF |
| Developer | Unknown |
| TOP | 1978 |
Why I like it
Laguna Park is a familiar name among Easties, largely for its sprawling land size. That means lower living density and well-spaced-out blocks. That said, Laguna Park is also known for its multiple collective sale attempts, so buyers should keep this in mind when considering the long-term prospects of the development.
Location-wise, it’s hard to fault. Siglap MRT (TEL) is just across the street, while East Coast Park is a short stroll away via an overhead bridge—great for those who enjoy a morning jog or cycling by the beach. For drivers, the direct access to the ECP makes getting to the city or Changi Airport a breeze.
At 1,615 sq.ft., this particular unit is generously sized. The living area opens up to a balcony with a view of the surrounding landed estate, while the living and dining spaces remain distinctly separate. The kitchen has been designed with wet and dry sections in mind, and comes with a spacious WC and utility room —useful for storage or as a helper’s room.
All three bedrooms are well-proportioned, and the layout is spacious enough to carve out a fourth bedroom if required.

5The Tanamera

$1,938,000
| Attribute | Info |
| Address | 1 Tanah Merah Kechil Road |
| Tenure | 99-year Leasehold |
| Size | 1,518 SQFT |
| $PSF | $1,277 PSF |
| Developer | First Capital Corporation |
| TOP | 1994 |
Why I like it
The Tanamera sits within walking distance of Tanah Merah MRT (EWL) and is surrounded by a mix of newer condos in the estate. Amenities in the immediate surroundings are set to improve with the launch of Sceneca Residence, which has a commercial component including a supermarket.
At 1,518 sq.ft., the unit offers a well-sized living and dining area, with by a semi-circular balcony with an unblocked view of the neighbourhood skyline. The layout is efficient, which is surprising for an older condo.
Notably, the master bathroom is large enough to accommodate both a bathtub and a separate shower area—something that’s becoming rarer in newer developments. The kitchen comes with a separate yard, which includes a ventilated utility room and WC. And for those who frequently have guests over, the inclusion of a powder room adds a layer of convenience.
