Tenure | 99-year Leasehold |

Why I like it
If you’re after a central location with a bit more living space, this 5-room flat at Upper Boon Keng Road is worth a look. It’s within walking distance to Geylang Bahru MRT (DTL), with Kallang MRT (EWL) a little further out.
You’re also well covered for food options, with three hawker centres: Upper Boon Keng, Geylang Bahru, and Sims Vista are all nearby. There’s also a nearby park connector that takes you to Kallang Riverside Park, which is a nice bonus if you enjoy a bit of greenery or a weekend bike ride.
This unit is situated in a point block which has just four flats per floor, which gives you a bit more privacy. It’s on a high floor and gets an unblocked view.
At 1,227 square feet, the layout is efficient. The dining area stands out in particular, thanks to floor-to-ceiling windows that make the space feel even more generous. The interior has minimal built-ins, which makes it easier if you’re planning a full renovation.
The trade-off? It’s an older unit, having TOP-ed in 1975, so the lease balance is something to factor in.

2114 Depot Road

$700,000

Address | 114 Depot Road |
Tenure | 99-year Leasehold |
Size | 1,281 SQFT |
$PSF | $548 PSF |

Why I like it
Set within a quiet, green pocket of Depot Road, this 5-room flat enjoys a peaceful backdrop right next to Telok Blangah Hill Park. Despite it being on a low floor, the unit is still naturally well-lit, thanks in part to floor-to-ceiling windows in both the living and dining areas.
The layout spans 1,270 square feet and is well-defined, with three comfortably sized bedrooms.
The dining area is particularly spacious and offers flexibility. It can be reconfigured to accommodate a fourth room, a study, or a play area, depending on your needs. With minimal built-ins, the home presents a clean slate, ideal for those planning a full-scale renovation.
The location is another strong point. Depot Heights Shopping Centre and ABC Brickworks Food Centre are both within walking distance, and the nearby park connector links you to HortPark, Kent Ridge Park, and Labrador Park, all within the Southern Ridges green corridor.
That said, the unit was built in 1976, so its age and remaining lease may be something to factor into your long-term plans.

It’s within walking distance of Geylang Bahru MRT (DTL), with Boon Keng MRT (NEL) just a bit further out. For day-to-day convenience, you’re close to two hawker centres (Geylang Bahru and Bendemeer), as well as plenty of eateries scattered around the nearby HDB clusters.
The unit is part of a point block for a bit more privacy. At 1,259 square feet, the common living areas are well-sized and come with floor-to-ceiling windows. The kitchen is nicely split into wet and dry zones, separated by a sliding glass door.

Why I like it
Toa Payoh has long been popular among homeowners, not just for its central location but also for the abundance of amenities that come with a mature estate.
This unit reflects that reputation well. It’s within walking distance of multiple food centres and markets, including 210 Lorong 8, Kim Keat Palm, and Jackson Square. For those who enjoy access to green space, a nearby park connector leads directly to Bishan–Ang Mo Kio Park.
The nearest MRT station, Braddell (NSL), is a little further out, so it’ll require a short bus ride or a longer walk, depending on your preference.
Inside, the unit spans 1,259 square feet with a generous layout. The dining area is particularly well-sized and finished with floor-to-ceiling windows. A portion of this space has been enclosed with a glass wall and sliding door to form a study, which most would appreciate.

Why I like it
Conveniently located within walking distance of both Lentor MRT station (TEL) and Yio Chu Kang MRT (NSL), this block is well-situated for day-to-day needs.
628 Ang Mo Kio Market & Food Centre is just a short walk away, and for families, the unit falls within one-kilometre of CHIJ St. Nicholas Girls’ School, an important consideration for those with schooling in mind.
Positioned on a high floor, the unit comes with a functional layout. The living room extends to a balcony, which can be levelled out to create a larger, more continuous living area. In the kitchen, the bathroom and WC are currently separated, as is typical in older flats, though these can be combined if preferred.
The master bedroom also has flexibility. There’s space just outside the bathroom that could be used to create a walk-in wardrobe or a dedicated dressing area.
