For those who prioritise accessibility when choosing their homes, integrated projects would probably rank top of the list. Considering that these developments typically have a shopping mall and MRT/bus station located right under it, the convenience is pretty alluring.
The main downside? These projects usually come at a premium.
This week, we take a look at 5 1-bedder units that share a similar measure of convenience, but without the premium to suit those working with a certain budget.

Why I like it
Located a short walk away from the bustling Watertown condo and Waterway Point, this 1-bedder in Parc Centros is sized at 570 square feet and comes with a bedroom, a bathroom and a rather sizeable patio.
Furthermore, the layout is functional and has a squarish shape to maximise space usage. The bedroom is decently sized and can comfortably fit a double bed. The bathroom is also relatively spacious, which is a plus point.
In terms of its location, Parc Centros is a short 3-minute walk away from Waterway Point and Punggol MRT station (North-East line).
With that being said, it enjoys the same amenities within the neighbourhood, including a short walk to Punggol Waterway Park, One Punggol Hawker Centre and nearby schools like Punggol View Primary School and Valour Primary School.
While it doesn’t share direct access like Watertown, it is slightly more affordable in terms of average asking price PSF. Watertown’s average asking price from this year is at an estimate of $1,607 PSF, whereas Parc Centros hovers around $1,510 PSF. It gives a great opportunity for those who want to enjoy the perks of an integrated project without forking out the price tag.

Why I like it
In a sense, Katong Regency is kinda similar to an integrated project – it’s a mixed-use development connected to KINEX (but not to the MRT). Furthermore, it’s quite rare to have mixed-use projects to have a freehold tenure.
Sized at 840 square feet, this unit has one bedroom and one bathroom and is great for those who enjoy a tranquil and private environment. A penthouse unit tucked within a corner, it offers unblocked views of the neighbourhood and has an upper and lower floor roof terrace for those who like their outdoor space. The balcony also brightens up the space and makes the unit windy and well-ventilated.
Since there’s only one bathroom, the jack-and-jill doors are a great design to access from the master bedroom as well as for guests to enter from the common areas. Seeing that this unit is well-maintained and in a move-in condition, the next homeowners can save up a fair bit on renovation costs.
When looking at its location, it’s within a 5-minute walk to Park Place Residences, which is connected to the Paya Lebar Mall cluster, which includes PLQ Mall, Paya Lebar Square and SingPost Centre and of course, Paya Lebar MRT Station (East-West and Circle line). On its own, it’s right across Haig Road Market Food Centre and other well-known schools like Haig Girls’ School and Kong Hwa School.
When compared to Park Place Residences, Katong Regency stands out in its bigger-sized units and freehold tenure. Just from 2023 alone, the 1-bedroom units at Katong Regency have an asking price of around $2,004 PSF while Park Place has an average asking price of $2,071 PSF.

Why I like it
Sized at 452 square feet, this 1-bedroom unit in Nin Residences comes with a bathroom, a bedroom, a balcony and a home shelter. Strangely enough, the home shelter is located within the bedroom, which comes in handy to stow away clutter and can even double up as a walk-in closet.
Also, you should know that guests would have to enter the bedroom just to access the toilet. On a more positive end, there is a small balcony posited in the bedroom (so that it doesn’t eat into the liveable space), which does a good job of brightening up the unit.
In terms of its location, it has a rather unique skyline of the nearby landed enclave and high-rise buildings near the Potong Pasir neighbourhood. It shares a similar area to the popular Poiz Residences, which is located above The Poiz Centre and Potong Pasir MRT station (North-East line). Additionally, it’s a short walk away from The Venue Shoppes, along with various eateries found within the shophouses nearby.
While this is not a family-friendly unit, it’s good to note that St. Andrew’s Secondary School and St. Andrew’s Junior College are located nearby.
When looking at the past transacted prices at Poiz Residences this year, the average price per square feet for the 1-bedroom units hovers at around $1,830 PSF, whereas Nin Residences has an average asking price of $1,730 PSF.

Why I like it
Located in the Buangkok neighbourhood, Jewel @ Buangkok is within a 3-minute walking distance to Sengkang Grand Residences, which is connected to Sengkang Grand Mall and Buangkok MRT (North-East line).
Not only that, the project is near Buangkok Hawker Centre, Hougang Mall and several schools, like Palm View Primary School and North Vista Primary School. Outdoor lovers can head to Serangoon Park Connector, which is a short walk away.
Sized at 484 square feet, this unit at Jewel @ Buangkok might be compact, but it has a functional layout. The balcony overlooks the pool and is a nice addition to brighten up the space without having an issue with the afternoon sun.
The condition of the unit is move-in ready, which is great for homeowners who are looking to save up on renovation costs.
When looking at the difference between the transaction prices this year for Jewel @ Buangkok and Sengkang Grand Residences, the former has an asking price of around $1,610 PSF, whereas the latter is hovering around $1,940 PSF.

Why I like it
Located in the heart of the CBD, The Sail @ Marina Bay has been quite an iconic development in the neighbourhood. In fact, it’s really close by to Marina Bay Residences and Marina One Residences, which is connected to the Downtown Station (DT line), as well as Marina Bay Station (NS, CE, TEL) lines.
Considering that most developments in the CBD are accessible using the underground pass (which is well-sheltered and air-conditioned), it makes these developments quite comparable to each other.
This unit at The Sail @ Marina Bay is sized at 614 square feet and is located on a high floor which overlooks the vibrant city. It comes with a bedroom and a bathroom, along with a spacious living and dining area.
This unit does come with a bay window, which might not be the most space efficient, but adds a touch of character to the unit and for the owners to enjoy the city view.
The Downtown core is also well-known for its wide variety of restaurants and lifestyle offerings, including fitness studios and cafe scene. However, there’s also the option to head to Market St Hawker Centre and Amoy St Food Centre to pick up affordable eats. Residents are within walking distance of three MRT Stations, including the Downtown MRT (Downtown line), Telok Ayer MRT (Downtown line) and Raffles Place (North-South line).
Taking a look at the past transaction prices this year, Marina Bay Residences is hovering on an average of $2,114 PSF, whereas The Sail @ Marina Bay is at $1,823 PSF.
