There are not many landed home enclaves in the west, as compared to in Bukit Timah or in the east – so when I saw that there was a row of landed houses off West Coast, named Jubilee Road, I thought it would make a nice change from the landed estates that we usually tour.

For those not familiar with the area, here’s a map showing where Jubilee Road is located. Its location is both a boon and a bane. On the not-so-sunny side, it’s located right next to the AYE, which is a very busy road with a fair amount of industrial traffic, so it’s not the quietest of areas to live in. On the plus side, it’s right smack in the middle of a very wide range of amenities- West Coast Plaza, a HDB estate, West Coast Food Centre, West Coast Community Centre, and the large Clementi Woods Park.
In fact, when I left the area, I was thinking that- sans the AYE- this would be a great estate to grow old in as one would have so many amenities within walking distance. Not all landed enclaves are as convenient to live in without a car. We actually toured two nearby landed enclaves a few years back- Jalan Mas Kuning and West Coast– but neither had as wide a range of local amenities as Jubilee Road does.
Now that we’ve had our introduction to the estate, let’s go take a look at it!
Here, I’m standing near the turn-in from West Coast Road and taking a photo of the road as it leads to the AYE. The AYE is just in front of the tall tower we see so you may have noticed that the street is not super long. I’m not 100 per cent sure but judging from Google Maps, I think the tall tower is The Clement Canopy condo.As we walk in, there are HDB blocks looming over the landed houses on our right. They’re Blocks 601 and 602 Clementi West Street 1. We’ve been to several landed areas near HDB estates before, but I think Jubilee Road may have the honor of being the closest-to-a-HDB-estate landed enclave that we’ve seen. Thankfully, the house plots here are very sizeable, so the area doesn’t feel too cramped.
In fact, as mentioned, the plots here are so big that some terrace houses go up to over 4,000 sq ft – larger than the semi-Ds!

To the left are two educational institutions- Grace Orchard School and International Community School- so they’re relatively low-lying (i.e. not high-rise buildings.)
Continuing down Jubilee Road. As you may have noticed, there’s a white line drawn down the entire length of the street, so there is no street parking at all here. Luckily, the houses have large car porches so it shouldn’t be an issue even if you have more than one car. Friends and family can always park at the HDB estate or at West Coast Plaza- located just behind the HDB blocks- and walk over when visiting.The residents here appear to be proud Singaporeans as a good number of houses were flying the Singapore flag. I visited close to National Day.As you can see, these houses are not silhouetted against the HDB blocks, so the house number you choose has a big impact on your backyard view. Some units have a more unblocked view, whilst others look out to looming skyscrapers.The houses on the street are all built in a range of architectural styles. According to this article, the houses here are redeveloped kampung homes.An example of the newer construction that replaced the kampung houses.The street also houses several educational institutions, such as MapleBear Jubilee, Smart Berriis @ WestCoast, and Little Footprints Preschool @ West Coast. The turn-in to the International Community School (Singapore) is also located on this street. I suspect that’s why the entire street was designated as a no-street-parking area, to prevent parents from waiting on it and clogging up the area.We’ve now reached the end of Jubilee Road. You can see the congestion on the AYE in the photo’s background. As the cars were at a standstill, it wasn’t as noisy as some of the other landed estates located next to expressways that we’ve previously visited.
I do like how there’s an overhead bridge which can take you across the AYE and over to Clementi Avenue 1.

Right next to the overhead bridge is this car park lot. It’s to our right as we look back towards the junction of Jubilee Road and West Coast Road. There is no entry or exit on to the AYE so the West Coast Road junction is the only vehicular entry and exit point into the estate.A closer look at the cars on the AYE in case the previous photo wasn’t clear.As you can see, the houses to our right are very close to the AYE. The ones to our left have the car park in between them and the AYE.Looking back towards the Jubilee Road- West Coast Road junction. There’s another HDB enclave across West Coast Road. That’s where you find West Coast Food Centre and the Valu$ shop, a shop I personally find useful for saving money on household goods and the like.A closer look at the car park which, alas, is reserved only for MapleBear students’ parents.A photo to show you how much higher you can rebuild to, though many houses are still built only up to two storeys. A look at the houses on the other side of the road (i.e. the row of houses that has the schools- and not the HDB blocks behind them.)Looking at the same row of houses from another angle; it feels like an entirely different street from the houses on our right! Here’s a photo of the row of houses with the HDB blocks behind to jog your memory and for your reference.Still looking at the same side of the road, but this time at the turn-in to International Community School. Somewhat interestingly, this road is shown on Google Maps but not on the Master Plan. On the Masterplan, all the plots are zoned residential, including the MapleBear car park and – it appears – the road.An example of the two-storey units that I mentioned earlier.Do you agree with what I said earlier about the houses on Jubilee Road having large car porches?Another photo to illustrate my point.A look at some of the massive terrace houses we find on this street.Now imagine how much space you’ll have if you rebuild to the same height as your neighbour!A look at some of the semi-Ds. To my naked eye, they don’t look any bigger than the terrace houses!Passing another of the schools on the street. I had to zoom in as there were pedestrians around. Perhaps because of its convenient access to amenities, I saw an unusually large number of people walking in and out of this estate, presumably doing their weekday shopping as they were carrying shopping bags.
Now one thing you may have noticed about this estate is that it does not have its own playground. There is an open space in the neighbouring HDB estate though, as well as Clementi Woods Park, located after Sungai Pandan Kechil. If you have a dog, there’s also a dog run, playground, and fitness corner there. It’s about 15 minutes away on foot- you can walk down West Coast Road or cut through the HDB estate, which leads you away from the traffic but is a longer route.
Jubilee Road appears to be rather a quiet area. I did a quick Google search but nothing came up besides the article on the kampung history and this NLB article which states that Jubilee road was constructed in 1948. If you find the area intriguing, there was a house for sale at the time of writing- albeit with an asking price of $19million!
