How big is a 5-room HDB flat? Well, there’s technically no right answer, since HDB sizes vary from project to project. Additionally, HDB flats – all new homes in general – have noticeably become smaller over the years, as more units are needed to accommodate our growing population.
If you’re looking to buy a spacious HDB flat right now and wondering if there are still attractive, affordable options on the market, we’ve collated our favourite cheapest 5-room HDB flats available for sale.

Why I like it
This unit is about an 18-minute walk from Lakeside MRT, with Jurong Lake Gardens along the way. Daily conveniences are close by – Hong Kah Point and Jurong Central Plaza – plus a mix of eateries among the neighbouring blocks. Rulang Primary, a choice school, is also within 1km, which will appeal to families with young children.
Inside, you get more privacy, since it shares the lift lobby with just one neighbour. The living and dining areas are spacious and well-separated, with a balcony attached. All three bedrooms are comfortably sized, and the master has room to add a walk-in closet.
The kitchen offers plenty of storage, and since most of the walls in the house can be hacked, the layout can be easily reconfigured to suit different needs.

Why I like it
Think of this unit as a little hideout in the sky. Phoenix LRT is just eight minutes away, and from there, you are one stop from Bukit Panjang MRT, where three malls are waiting if you feel like shopping or catching a meal.
Prefer walking? Sixteen minutes on foot gets you straight to Bukit Panjang MRT as well. For the day, Teck Whye Shopping Centre is practically around the corner with food stalls and a supermarket. If you like the outdoors, the nearby park connector will lead you right onto the Rail Corridor.
Upstairs, the point block design means only four homes are on each level, one on every corner. This unit is on a high floor with clear views. The living and dining areas are wide and open, with a balcony that can be merged into to create an even bigger space. The mirrored wall in the dining room cleverly doubles the sense of roominess.
Bedrooms are all generously sized. The broken marble flooring, less common these days, helps keep the home cooler – a quiet perk in Singapore’s heat. This is a spacious, breezy setup that feels both practical and unique.

| Price PSF | $496 |

Why I like it
This unit is a 10-minute walk to Canberra MRT and Canberra Plaza. Yishun MRT and Northpoint City are also within 15 minutes on foot. Daily eats? Chong Pang Market and Food Centre are nearby, with plenty of coffee shops among the HDB blocks. The park connector is right downstairs, leading to Sembawang Park and Beach one way and Yishun Pond and Park the other.
Inside the unit, the access balcony gives you a private walkway before stepping in. The living and dining areas are separated, with a balcony that can be levelled to expand the living room.
All three bedrooms are well-sized. The two common rooms have slightly irregular shapes, but built-in cabinets make smart use of the corners. Most of the walls can be hacked, so the space can be reshaped easily to fit new layouts.

Why I like it
This unit is less than a 10-minute walk from Marsiling MRT, where you will find plenty of food options and supermarkets. The park connector is also nearby, and it takes you straight to Marsiling Park if you want a quiet stroll or a morning jog.
Inside, the high floor makes a difference. The natural light is strong, and the whole place feels bright. The layout is simple and efficient with no awkward corners, which makes planning furniture much easier. The design even allows for a dual key setup, which is useful if you are thinking about renting out part of the home or if you have a bigger family that still values privacy.
The master bedroom is massive, and together with the other three rooms, there is enough space to create a fifth if you want. The living and dining areas are separated, and both are spacious. The kitchen comes with a service balcony, and both bathrooms are generously sized, with the shower area separated from the sink and WC.
Overall, this feels like a bright and functional home that works just as well for growing families as it does for owners looking for flexibility.

Why I like it
This unit is about a 10-minute walk from Simei MRT and Eastpoint, making transport and daily shopping convenient. The Tampines Round Market and Food Centre is also within walking distance, and there are plenty of neighbourhood eateries among the HDB blocks. The park connector is nearby, leading to Tampines Eco Green and the other to East Coast Park.
The unit is on a high floor and receives natural light. The access balcony acts as a private walkway before entering the home. Inside, the living area is spacious and flows into a well-sized balcony that has been levelled, making it versatile enough for a study corner or a play area for children. The living and dining areas are separated, and the dining area feels even larger since part of the kitchen was opened up to add a dry kitchen. A glass panel between the living area and the wet kitchen allows light to pass through, keeping the home bright.
All three bedrooms are well-sized and regularly shaped, which makes furnishing easy. Overall, this home feels open, bright, and family-friendly, with thoughtful touches that make everyday living more comfortable.
