Three-bedder condos are the yardstick which homebuyers go buy. These are the most widely recognised “family sized units,” and are the private market what 4-room flats are to the HDB market.
As of 2026 though, the pricing for three-bedders often sits in an awkward middle ground. Many buyers find the new launch average of over $2 million too steep for a three-bedder; but they’re also worried that cheaper resale three-bedders face lease decay. So this week’s picks focus on three-bedders that have a strong balance between the two: these are in the $1.7 million range, whilst also not being overly old.

Riverfront Residences

$1,590,000
| Attribute | Info |
| Address | 51 Hougang Avenue 7 |
| Size | 915 sq ft |
| $PSF | $1,738 |
| TOP date | 2024 |
Why I like it
Riverfront Residences sits in a quietly convenient part of Hougang. It’s close to Hougang Mall, Kang Kar Mall, and The Midtown cluster together for groceries, retail, and daily errands. There are also plenty of casual food options within the surrounding HDB neighbourhoods, which makes the area feel lived-in rather than overly polished. The development runs alongside the Serangoon Park Connector, which stretches along the river and links up to Punggol Park on foot. Families will also appreciate that the unit falls within one kilometre of Holy Innocents’ Primary School, a consistently popular option in the area.
Inside, the main door opens into a small foyer rather than straight into the living space, which adds a layer of privacy that is often overlooked but very welcome, especially for households that keep their doors open. The living and dining areas are clearly segregated, and the living room opens out to a decent-sized balcony that extends the usable space. All three bedrooms come with floor-to-ceiling windows, helping them feel more generous while bringing in good natural light. Despite being on a lower floor, the unit still enjoys a bright interior, which is not always a given for river-facing developments.

2Treasure at Tampines

$1,638,000
| Attribute | Info |
| Address | 3 Tampines Lane |
| Size | 915 sq ft |
| $PSF | $1,790 |
| TOP date | 2023 |
Why I like it
This part of Tampines offers strong everyday convenience. Tampines Round Market & Food Centre is a short walk away, while Simei MRT and Tampines West MRT are within the vicinity for wider connectivity. Eastpoint Mall and other neighbourhood shops round out the daily amenities, and a nearby park connector links directly to Tampines Eco Green, giving residents easy access to greenery without leaving the estate.
The unit has a very practical internal layout. The living and dining areas are nicely separated, and the living room opens out to a generously sized balcony that overlooks the pool. Built-in benches in the dining area help maximise usable space without crowding the layout. The open kitchen is compact but efficient, with good storage and an L-shaped counter that naturally defines it from the dining area. All three bedrooms enjoy floor-to-ceiling windows, which helps the rooms feel brighter and more open, even though the unit sits on a lower floor.

3The Jovell

$1,400,000
| Attribute | Info |
| Address | 25 Flora Drive |
| Size | 904 sq ft |
| $PSF | $1,549 |
| TOP date | 2022 |
Why I like it
The Jovell works well for buyers who value lifestyle and outdoor access. Komo Shoppes is within easy walking distance, providing cafes, groceries, and daily conveniences. A nearby park connector links directly to Pasir Ris Park and the beach, making this an appealing option for those who enjoy cycling, jogging, or evening walks by the sea.
The living area opens to a good-sized balcony overlooking the pool, and the balcony is spacious enough to function as a dining area, freeing up more room indoors. Ziptrak blinds have been installed to improve privacy and help retain cool air when the air-conditioning is on. Mirror panels in the living area create a greater sense of space, while the glass kitchen door keeps the kitchen feeling open. The common bathroom is a Jack and Jill layout, effectively giving you two ensuite-style bedrooms. All three bedrooms come with floor-to-ceiling windows, ensuring good light penetration throughout.

4Uptown @ Farrer

$1,450,000
| Attribute | Info |
| Address | 2 Perumal Road Singapore |
| Size | 700 sq ft |
| $PSF | $2,071 |
| TOP date | 2022 |
Why I like it
Uptown @ Farrer stands out for its central location. Farrer Park MRT is just a short walk away, with City Square Mall nearby for shopping, dining, and groceries. The surrounding streets are packed with food options, making this a highly convenient choice for city-fringe living.
The unit sits on a high floor with an unblocked city view. The living area opens to a decently sized balcony that can double as a dining space, leaving the internal living room uncluttered. The open kitchen is compact but functional, with a reasonable amount of storage. The home shelter sits across from the kitchen and can be repurposed as a pantry, which is especially useful in a more compact home. Two of the three bedrooms have floor-to-ceiling windows, while the third bedroom comes with a small balcony, adding flexibility in how the rooms are used.

5Parc Canberra

$1,400,000
| Attribute | Info |
| Address | 15 Canberra Walk |
| Size | 958 sq ft |
| $PSF | $1,461 |
| TOP date | 2023 |
Why I like it
Parc Canberra enjoys strong transport and amenity support in the North. Canberra MRT and Canberra Plaza are within walking distance, while Sembawang MRT, Sun Plaza, and Bukit Canberra are close by for additional retail and recreational options. There are also plenty of neighbourhood eateries within the surrounding HDB clusters. A nearby park connector leads towards Sembawang Park and the waterfront, adding a welcome outdoor dimension.
The unit sits on a high floor and benefits from good natural light. The living and dining areas are clearly segregated, and the living room opens out to a spacious balcony that extends to one of the bedrooms. The other two bedrooms come with floor-to-ceiling windows, keeping them bright and airy. The kitchen is particularly practical, with a service yard and a ventilated utility room that could double as a helper’s room. Top and bottom cabinets on both sides of the kitchen provide generous storage, making this a strong family-friendly layout.
