GuocoLand’s newest project in River Valley, the 455-unit River Modern, recorded one of the strongest opening sales launches that area has seen in recent years. Located on River Valley Green in prime District 9, the luxury riverfront condo sold 410 units (just over 90%) during its launch weekend in March, and the project set an average selling price of $3,266 psf.
The successful launch of River Modern is the latest new project to break ground in the River Valley area, following strong sales at three other condos in the vicinity last year. Although more than 2,200 new private homes have been launched for sale in River Valley over the past year or so, the brisk take-up rates mean that available new units are dwindling fast.
With no more new projects in this prime residential enclave in the new launch pipeline this year, buyers looking for a new luxury home in this neighbourhood might need to move fast, especially since land prices in the central region are poised to increase.
River Modern comprises two 36-storey towers with a mix of two- to four-bedroom units of 538 – 1,830 sq ft. Based on the sales figures, each unit type was very well received and only a handful of units remain, these include some three- and four-bedroom units.
According to GuocoLand, the development attracted a range of buyers, from singles to multi-generational families, with Singaporeans and permanent residents accounting for the majority of buyers.

The project is directly linked to the Great World MRT Station on the Thomson-East Coast Line (TEL) and the Great World mall. It is also one of the last few undeveloped plots along this stretch of the Singapore River.
In this article, we’ll take a close look at two of the remaining unit types – the 904 sq ft three-bedroom (Type C4) and the 1,830 sq ft four-bedroom (Type D2) – to understand what each layout offers.
Three-Bedroom – 904 sq ft (Type C4)
This is the largest three-bedroom configuration at River Modern. The three-bedder options were among the most popular units snapped up by buyers, with 95% of the 210 three-bedroom unit types sold over the project’s launch weekend.
While the size of this three-bedroom configuration is worth taking note, what actually sets this layout apart is how the outdoor balcony space has been designed.
In most cases, condo balconies are usually only accessible from the living room, but this C4 layout connects its wide balcony to both the kitchen and the living room, giving it a more terrace-like feel than a conventional balcony.
Practically speaking, this makes serving directly from the kitchen to the outdoor space more seamless and uninterrupted. For households that entertain regularly, or simply want an outdoor area that functions as an integrated extension of the home, this flow will be more useful than it might initially appear.
The kitchen-to-balcony connectivity also means the unit has a more open boundary between the cooking and outdoor areas. For households that prefer an enclosed kitchen that keeps cooking smells and heat separate from the living space, this layout will feel less defined in that regard.

Units in this stack also face the condo’s 50m pool, the facilities deck, and neighbouring Kim Seng Park, with further views along the Singapore River towards River Valley. However, this facing also comes with some considerations, since part of the view from this balcony looks towards the other residential tower at River Modern.
Comparatively speaking, there are other stacks in the condo that will offer unobstructed views, such as the four-bedder we’ll take a look at in the next section. We think that buyers who prefer not to have a partial view of the neighbouring block should be clear what the C4 three-bedder offers.
However, in exchange, views from this unit give an uninterrupted view of the pool, landscaped areas, the neighbouring park, as well as a good perspective of the river.

The dual-facing layout is another feature of the unit configuration that is worth highlighting. The balcony and the bedrooms face different directions, which allows for cross-ventilation across the unit. This is a practical advantage that tends to get overlooked when comparing units in a development, but it makes a real difference in daily comfort, particularly in Singapore’s climate.
That said, buyers should be aware of what the bedroom-side facing means in practice. The Master Bedroom and Bedroom 2 face away from the pool, in the general direction of the nearby River Valley Primary School. It is not a direct face-on view, but given the school’s proximity, buyers on lower floors may want to factor in some degree of school-hour noise.
At 904 sq ft, this is a unit that rewards thoughtful furnishing. It’s not a difficult size to work with, and the design of this C4 unit is developed under the post-GFA harmonisation rules, where the square footage excludes elements like the air-conditioning ledge. The actual liveable space is unlikely to be less than a comparable pre-harmonisation unit of similar size, but buyers should approach the floor plan with realistic expectations.
Investors may find smaller three-bedroom configurations at River Modern a better option, where the lower entry price and a more conventional layout tend to translate more directly into rental yield. The outdoor layout of the C4 is a genuine lifestyle feature, but one that tenants may appreciate without necessarily paying a premium for.

Four-Bedroom – 1,830 sq ft (Type D2)
Compared to the three-bedroom layout we just examined, this spacious four-bedroom configuration is in a league of its own in terms of spacious living areas, efficient design, and luxurious offerings.
At 1,830 sq ft, it is one of the largest four-bedroom options still available in the lineup of new projects in prime District 9. This is a home designed for families who intend to stay for the long term.
With a width of 6.3 metres, it is wide enough to accommodate furniture without compromising any tight configurations. Notably, the dining area can fit a 10-seater round table, which matters in a home where extended family visits or hosting large friend groups are regular.

The balcony extends from the living area and faces the Singapore River, with the view angled specifically towards the bend in this section of the river.
What makes the orientation of this D2 unit particularly compelling is that the river view is not limited to the common areas; every bedroom in the unit shares the same frontage. Buyers paying a premium for a riverfront address in District 9 will experience it throughout the entire home.
The master bedroom includes a walk-in wardrobe and a wide corner view of the river and the condo’s landscape. The master bathroom features a bathtub, which is an increasingly uncommon feature even in higher-end Core Central Region (CCR) launches.
The D2 layout also comes with private lift access and an additional store, doubling up as a helper’s room, which the smaller four-bedroom layout does not feature. The private lift access adds a layer of privacy and convenience but does come with higher maintenance costs, which buyers should factor in.

One layout detail worth considering: the junior master bedroom sits close to the living room and the private lift lobby. For households where that room will be occupied by elderly parents or a family member keeping different hours, the proximity to the main entrance and living area may present some privacy considerations. A smaller store is also located right across the junior master’s door, which creates a tighter corridor space.
The D2 layout commands one of the higher price points among the remaining units at River Modern, and for a four-bedroom condo, the price quantum is relatively steep even by the standards of prime District 9 condos.
At this price, most buyers could consider alternative landed options in parts of Singapore, so they need to be clear about what they are paying for: a riverfront address, generous proportions, and direct MRT connectivity in a well-located CCR development. The D2 layout is best approached as an own-stay commitment with a long-term horizon.
These four-bedroom units are also relatively well-received, and contrary to typical take-up rates at new launch condos, over 80% of these units have been sold by the developer.

River Modern as a long-term hold in District 9
River Modern is the only new private residential project in District 9 this year. The tender for the next government land sale site in the vicinity, River Valley Green Parcel C, is expected to launch this month. If it is awarded, a new development from that site would only be launch-ready in 2027 at the earliest, based on typical development timelines.
GuocoLand’s standout reputation as a developer of landmark projects also cannot be overstated. This is the second condo it has launched in this area, and it comes nearly 10 years after the developer sold Martin Modern.
The direct connection to an MRT station and a proximity to retail and lifestyle options (Great World shopping mall) and schools (River Valley Primary School) are hallmarks of the locational attributes that are reflected in many of GuocoLand’s other projects.
Lentor Modern, its integrated development in Lentor, sold 508 units (84%) when it launched in 2022 and the project is a linchpin of the developing private residential enclave. Meanwhile, Midtown Modern at Beach Road sold 340 units (61%) in 2021, and the condo is one part of GuocoLand’s integrated Guoco Midtown.
River Modern follows the same formula, a well-located project with direct MRT and mall connectivity, in what is arguably a more premium setting.
With over 90% of units already sold and limited supply ahead in the district, both the Type C4 and the Type D2 layouts represent among the last remaining entry points into a project that performed strongly from the outset.
