A Rare 17,000+ Sq Ft Freehold Plot Just Hit The Market In Opera Estate — And It Won’t Come Cheap

A freehold residential site at 5 Jalan Khairuddin in District 15, has been launched for sale at a guide price of $25 million. The 17,413 sq ft site is zoned ‘Two-Storey Mixed Landed’ under the Master Plan, and the guide price translates to $1,435 psf on land area.
The sale of the freehold landed plot will be conducted through an expression of interest (EOI) exercise by the exclusive marketing agent, Savills Singapore.
Located within the established Opera Estate landed enclave, the landed plot sits at the end of a quiet cul-de-sac on Jalan Khairuddin that is off Fidelio Street. The landed enclave is close to other landed neighbourhoods along Siglap Road and Frankel Avenue.
The elevated site offers unobstructed views over the surrounding landed estate, and provides the owners with a large degree of privacy.
Residents in this area are also well served by the amenities around Bedok estate, along with a wide selection of food and lifestyle options along East Coast Road and Joo Chiat. Nearby MRT stations – although not in walking distance – are Kembangan and Bedok MRT stations on the East-West Line, and the area is accessible via the East Coast Parkway (ECP) and Pan-Island Expressway (PIE).
According to OneMap, there are two primary schools within 1km of the subject site, namely, Opera Estate Primary School and St Stephen’s School. Other schools in the area include CHIJ (Katong) Primary and Tao Nan School.
What the site offers
The size of the land for sale opens up several redevelopment opportunities, and potential options include a single bespoke detached home or, subject to approval from the relevant authorities, a redevelopment scheme for cluster housing or subdivided landed units, says Savills.
For owner-occupiers, the position and elevated setting offer a kind of quiet living environment that is difficult to replicate in more densely developed parts of District 15.

“5 Jalan Khairuddin represents a prime opportunity to secure a sizeable freehold landed plot within the highly sought-after District 15,” says Nick Chan, associate director of Investment Sales & Capital Markets at Savills Singapore.
He adds that the opportunity to redevelop the site will appeal to both end-users seeking a quality residence and developers looking to create a distinctive landed residential product.
For developers, the appeal lies in the scarcity of sizeable freehold landed plots in an established neighbourhood like Opera Estate, where supply is limited and new sites rarely come to market, he says.

How does the asking price compare?
Based on a guide price of $1,435 psf, the guide price sits at the higher end of recent transactions involving similarly-sized freehold landed plots in the East.
There have been three resale transactions on Jalan Khairuddin over the past three years. The most recent transaction was the sale of 4 Jalan Khairuddin, a 2,802 sq ft plot, which fetched $5.2 million ($1,856 psf) when it was sold in April 2025.
Two other houses were sold in 2024. In August, the house at 44 Jalan Khairuddin, which is on a 2,787 sq ft plot, transacted for $4.32 million ($1,550 psf) on Aug 2; and, the property at 50 Jalan Khairuddin changed hands for $5.28 million ($1,453 psf) on June 24 that year.
The modest premium being asked for 5 Jalan Khairuddin may be attributed to its elevated positioning and cul-de-sac setting, which offers better privacy and views than a typical street-facing plot.
In early 2025, a collective sale attempt at the nearby Casa Fidelio on Fidelio Street was launched for sale at a reserve price of $24 million. However, the collective sale tender did not secure a buyer.
More broadly, freehold landed prices in the precinct have held up well. District 15 detached houses have seen sustained appreciation over the past decade, supported by limited supply and consistent demand from local families.
Likely buyers for the subject site for sale could be a high-net-worth family looking to build a generational home on a large, freehold plot, or a boutique developer seeking to create a small cluster of landed homes in a well-regarded neighbourhood.
But the $25 million guide price for the subject freehold land is not a small commitment, which narrows the pool of prospective buyers.
Nevertheless, the combination of attributes such as its freehold tenure, location in an established landed enclave, and redevelopment opportunities makes this a relatively rare proposition on the market today.
Freehold landed plots above 15,000 sq ft in District 15 rarely change hands, and when they do, they tend to attract firm interest.
The EOI exercise for the sale of 5 Jalan Khairuddin closes on April 22.
