Flats that have just reached their Minimum Occupancy Period (MOP) tend to sell for a premium. After all, it’s a “all of the pros, none of the cons” situation: the flat is ready to move in, unlike waiting for a BTO flat. The renovations probably need a lot less work, and you can check out the reality on the ground – right down to viewing to see which neighbours you have. At the same time, the lease decay is irrelevant at that age.
So it’s no surprise that these flats tend to sell for much higher prices. But as always in real estate, exceptions do exist. This week, we compiled a list of 4-room flats that aren’t outrageously priced, despite how new they are:
