A while back, we visited Third and Fourth Streets in the East: if you liked what you saw, but preferred a slightly less built-up area, Jalan Jamal is a street you could consider. It’s just off Fourth Street, so enjoys the same access to nearby amenities, but the street feels remarkably less built-up, thanks to the open and elevated view it has, as well as the existence of some larger units, at least for now. You’ll need to see it for yourself to know what I mean, so off we go.
Before we start, here’s a map for you to see where we’re headed today. The streets are linked such that you walk on from First Street to Second Street to Third Street to Fourth Street and then on to Jalan Jamal.
Because Jalan Jamal is furthest away from Siglap Road, which sees a lot of traffic, Jalan Jamal feels quieter and more private than the other four streets, despite being literally a stone’s throw away. I prefer the amenities that are closer to Jalan Jamal, such as Tiong Bahru Bakery, although this is of course super personal. Anyway, you can decide for yourself after you’ve seen them yourself.
Here we’re standing on Fourth Street, just about to turn on to Jalan Jamal. Turn right and you’ll eventually reach the main road, East Coast Road/ Upper East Coast Road, whilst turning left brings you to a dead end that has a great and somewhat elevated view of the surroundings.The properties we see immediately upon stepping onto Jalan Jamal from Fourth Street.The plot is so large, it can fit several houses- one reason I say that Jalan Jamal feels more spacious than the neighbouring streets. Note that the larger properties are found here at the back of the street, whilst the ones closer to the main road tend to be smaller (e.g. terrace units) so you should get more peace and quiet when you pay more.Taking the left. As you can see, the part to the left is very short.This is what the street looks like to the right. Note that there is no legal street parking along this stretch but your visitors can always park at the nearby Siglap V or Siglap Centre.This is the house at the end of the street. You can see the open space next to it on the right of the photo.The view you get of the surroundings, which appear to be located on a lower level. From the looks of the map, I’m guessing we’re looking at Elite Park Avenue where you’ll find the closest playground.
According to this 2025 news article, Noel Gifts won a tender to develop the empty land and will be building a “new mixed-landed development with nine three-storey houses” there so the next time you look out from this point, the view may look very different. Judging from the number of bids for the land- 10 or so- this area seems to be pretty popular.
And here’s the house on the other side of the street.Now we’re turning around and headed in the opposite direction, towards the main road.Doesn’t the street look lush, open, and green at this point?Turning right and peeking back into Fourth Street here.There’s a pavement of a decent width on the left.And another one on the right side of the street.Some of the houses here are quite built-up.Whilst others are still in original one storey condition.Some have enormous car porches, which makes the fact that there’s no immediate street parking more palatable.We’ve now reached the point where the houses turn into terraces. There are only a few bigger properties here.Turning back so you can see how the road essentially slopes up as you walk in from the main road to the end of the street.Now continuing down to the main road.What’s interesting about this row of terrace houses is that there is still one house in the middle of the row in the original one-storey condition, so it gives you an exact idea of how much higher you can build/ how much internal space you can add.A picture so you can have an idea of the width of the houses. Decent, in my opinion- the houses in some places appear just a little wider than my arm span.Just beyond the end of this row of houses, is another row of properties, but perpendicularly arranged. That’s where the commercial units start.More terrace houses across the road. There are a few semi-detached units too. There’s a small car park separating the residential and commercial units.The closest shop is a plant shop. Personally, although I love living within walking distance of restaurants and cafes, I prefer the closest units to be non food related to reduce the possibility of a pest invasion.Standing outside the plant shop, this is what I see of the opposite row of houses. It’s not too noisy even though I’m right by the main road. I was here for a few hours and the traffic seemed pretty manageable compared to Bukit Timah and parts of Katong.Across Upper East Coast Road are more restaurants- it includes a Domino’s pizza, some local food, a POSB, and even a FairPrice. Super convenient.Turning to look back at Jalan Jamal so you can see the slope of the road. It’s not as bad as some other estates we’ve visited so not as tiring to walk back home.

We’ve turned left on East Coast Road. This is the frontage of the plant shop we passed earlier. Pretty cute.There’s a posh dry cleaners and a Korean BBQ place.There’s also a Killiney Kopi Tiam.And a bus stop across the road. Buses 10, 10e, 12, 13, 14, 14a, 14e, 16, and 16m all stop there.Across the road you can also find a petrol station. Close enough to be convenient but not so close you have to worry about petrol fumes at home.There’s also an open air carpark for your visitors, since Jalan Jamal has no street parking, and some residential units.As well as a medical clinic and a few more parking lots. Above the commercial units are some apartments.A tuition centre and more parking.We’ve finally reached Tiong Bahru Bakery.
Now if we had turned right instead of left at the junction of Jalan Jamal and East Coast Road, these are the shops and restaurants that we would have seen.
A small supermarket.A small kopitiam. Not many stalls were open in the evening though.A 7-11, so you have some 24-hour conveniences.A place for a drink.A kids’ clinic.A bus stop; the same buses stop here as on the other side of the road.
As mentioned earlier, personally I prefer the amenities to the left side of Jalan Jamal to those on the right. How about you?
Before we log off, you may be wondering about the last transacted prices in the estate. The last sale took place at $4.6million for a terrace house- but back in 2022. Sales here are few and far between- they don’t happen every year, although there were three in 2021 alone.
