Hi Sean, under the Final Word where you mention that Parc Canberra has a decent margin at 15.16%, is this wrongly phrased as my impression was that the word ‘decent’ would mean that its price is still less than its surrounding private condo peers, but in actual fact according to the table, Parc Canberra’s launch price is actually higher than its surrounding private peers and hence this is not decent at all? Hope to receive some clarification for my understanding. Great article btw, really useful 🙂

Under the “Final Word” portion, the table depicts that new EC launches are either similar or more expensive than private condos? But EC launches are generally 20% to 30% cheaper than new private condo as seen with the likes of Sengkang Grand etc.

Are you able to make it clear on whether you are comparing “new EC launches” to “new private condos” or to “resale private condos” as there is a huge difference and could be misleading.

Hi Sean, thanks for the article which does a good job comparing the ECs and comparing the price gaps with private condos. I thought it may be interesting to compare the appreciation between ECs and condos in the same district. This could provide some insights into their relative profitability in the same period. This will take away factors such as the economic/property cycle, location difference (somewhat), tenure/age, etc. Should be useful for those deciding whether to buy EC or private.
