When does HDB lease decay actually start to affect resale prices? This Stacked Pro analysis shows why prices do not decline year by year, but shift in stages, and how flat type, town, and the concentration of ageing stock shape when and how lease decay shows up in the resale market.
A 99-year residential GLS site in Tanjong Rhu has closed for tender, marking the first private residential land sale here since 1997. Located next to Katong Park MRT and the Singapore Swimming Club, the site is expected to yield about 520 to 530 homes with a GPR of 3.7 and building heights of up to around 30 storeys. The tender outcome sheds light on developer appetite and pricing expectations in this supply-constrained enclave.
Downsizing from a fully paid HDB 5-room flat to a resale 4-room can be a smart way to manage lease decay and unlock capital, but sequencing matters. We break down when buying first and selling later is viable without a loan, and why selling first often provides a safer transition for a 55-year-old homeowner with no employment income.

The February 2026 BTO launch is expected to offer around 4,600 flats across Bukit Merah, Sembawang, Tampines, and Toa Payoh. With a tighter town spread, a mix of Prime, Plus, and Standard projects, and cooling application rates, this first launch of the year could signal a more selective phase in Singapore’s public housing supply outlook.

Savills data shows Singapore’s Central Business District (CBD) office market ending 2025 on firmer footing, as vacancies eased and rents continued to rise. Net take-up for the year reached about 941,000 sq ft, the highest since 2019, against a tight pipeline of new office supply.
SLA has put 19 conserved pre-war bungalows at Adam Park up for tender on a 30-year lease. The concept-first process prioritises heritage conservation, with only limited single-storey extensions or infill development permitted.

Who actually made money at Grandeur Park Residences, and why did outcomes vary so widely? This Stacked Pro analysis breaks down performance by entry timing, entry price, and unit type post-TOP, showing how small differences at entry can shape very different results in the Tanah Merah condo cluster.
The February 2026 BTO launch includes around 1,300 Shorter Waiting Time flats, completed in under three years across Tampines Bliss, Tampines Nova, and Sembawang Deck. Shorter timelines help households move in sooner, and shorten the path to resale since MOP starts at key collection.

HDB will launch three BTO projects in the Upper Thomson area at Lakeview and Shunfu from June 2026, offering about 1,600 new homes. The first Lakeview project in the June 2026 sales exercise will include about 1,200 units near MacRitchie Reservoir.

Can first-mover advantage still work in a decentralised Singapore? Earlier buyers in towns like Punggol and Woodlands benefited from years of delayed upgrades. Today, new estates launch with transport and amenities already planned or built, which may shorten the resale upside window and change how gains play out.
What methods should we consider to control how a property is presented on online listing platforms? This is a longstanding challenge in an industry where, for the most part, the sales process is fragmented and often individualised. Some weeks ago,...

Narra Residences, a 540-unit condominium at Dairy Farm Walk, sold 126 units, 23% of the project, on launch day on Jan 31. Sales included all three one-bedroom plus study units and a mix of two- to four-bedroom units, while none of the 1,658 sq ft five-bedroom units with private lift were sold. Agents say demand is largely from owner-occupiers, especially families and multi-generational households, with HDB upgraders from Bukit Panjang, Bukit Batok and Choa Chu Kang as a key source.
