Bishan just recorded its 18th “million-dollar” flat in November 2025. This was a $1.25 million 4-room flat at 273A Bishan Street 24. that edges past the town’s previous high by $20,000.
What makes this sale notable isn’t just the new record (the last town peak sat at $1.23 million, also in October 2025, at 503 Bishan Street 11). It’s the $130,000 premium over another Natura Loft 4-room flat, that sold just one month earlier on floors 16–18 for $1.12 million. Same development, same flat type, same 95-sqm floor area: just 21 storeys higher and $130,000 more.

By comparison, the October Natura Loft sale (floors 16–18) fetched $1.12 million, implying a floor-height premium of roughly $6,200 per storey. That said, the views, condition, and buyer urgency would make this difficult to ascertain.
DBSS context
Design, Build and Sell Scheme developments occupy a niche: private developers build them on HDB land, delivering condo-like finishes (higher ceilings, better fixtures, more design flair) but with HDB resale rules after the five-year Minimum Occupation Period (MOP). DBSS projects also don’t have full suite condo facilities like Executive Condominiums (ECs), and they will not be privatised.
Natura Loft lease started in 2011, making it 14 years old as of this sale. At 95 sqm, the 4-room layout is standard by floor area, though the design includes some inefficient elements like curved master bedroom walls, multiple planter boxes, and bay windows (more on that below).
Owner profit estimate
Early DBSS units at Natura Loft sold between $465,000 and $586,000, at around 2011 to 2012. If the November seller bought at the lower end, the gross gain is approximately $785,000 over 13 to 14 years. At a $586,000 entry price, the gain drops to $664,000.

- Multiple planters: reduces usable floor area without adding functional storage

These design elements are a bit polarising. Those willing to overlook layout inefficiencies – or who may even like the style- will prize the finishing, high floor, and Bishan’s mature-town amenities (Junction 8 mall, Bishan MRT on North-South and Circle Lines, school clusters.)
Bishan’s million-dollar 4-room count
The November sale brings Bishan’s tally of million-dollar flats (4-room) to 18 transactions, as of November 2025. DBSS units aside, Bishan’s track record is likely continue due to three main factors:
- Central location: well-connected via two MRT lines and multiple bus routes
- Mature infrastructure: established schools, parks, hawker centres, and Junction 8 mall
- Tight supply: limited new HDB launches in Bishan keep resale quantum elevated
PropertyGuru listings for Natura Loft 4-room flats currently ask for above $1.2 million, suggesting the $1.25 million transaction aligns with (or slightly leads) market expectations.
