Singaporeans like to make fun of how small HDB flats are, but you’d be surprised at the kind of variety that’s out there. Singapore has been building HDB flats for 66 years as of February 2026; and among the various kinds we’ve built, there are some genuinely huge units out there.
This week, we look at some unusual flats that are over 1,700 sq ft. For reference, a typical 5-room flat is between 1,185 to 1,240 sq ft. While most of these tend to be older, they’re still worth consideration for larger families; and if you were to pick a condo unit of the same size, it would reach well into $3 million.
As such, some of these may be a real bargain in terms of sheer spaciousness.

Why I like it
This is an executive maisonette, located in an HDB cluster that’s surrounded by private housing. This gives the area a quieter, less dense feel. There are various eateries within walking distance, and it’s a short walk to the park connector that leads towards the Serangoon River.
As a corner unit, privacy is noticeably better, and the layout reflects the strengths of maisonette living. The living and dining areas are nicely segregated, and the semi-circular protrusion in the living area adds extra space. While this shape can be a little tricky in terms of furnishing / interior design, it does create a sense of openness that’s rare in HDBs.
The living room balcony has been levelled out, and the double-volume ceiling here is a standout feature that brings in light and visual height. All three bedrooms are located on the upper level; not as ideal for older folk due to the stairs, but good for traditionalists who like keeping the communal and private areas separate. The kitchen layout allows for a service yard to be added if preferred, and there’s also a small utility room. Overall, every part of the home is well sized, which is increasingly hard to come by.

Why I like it

The main door opens into a spacious foyer or balcony, which then leads to two separate entrances into the unit. This creates the potential for a dual-key configuration, which is rare for HDBs.
Inside, the living and dining areas are clearly segregated. There’s also a family room with a sizeable service balcony, adding another flexible communal space. The unit has five bedrooms, with the possibility of creating more if needed. Two bedrooms are ensuite, supported by a third common bathroom.
