For home buyers, at least, the weekend following National Day may be a happy one. New launch sales for three properties, on the 12th and 13th of August 2023, were at a crawl. According to more than one realtor, at just 53 total units sold, it was the slowest show flat sales they’d seen for the year. An optimistic buyer might see that as a sign that the market’s turning; but for developers, things are looking a bit ominous:

Slow launch weekends for Orchard Sophia, TMW Maxwell, and The Arden

Realtors told us that, visitor headcounts aside, responses for all three projects were muted. TMW Maxwell moved the fewest units (seven sold), while Orchard Sophia moved 19 units and The Arden sold 27 units.

Of the three, however, The Arden came as the biggest surprise given the current affordable price point.

At an average of $1,750 psf, this is the most competitively priced new launch project on the market (excluding Executive Condominiums). At present, most new launch properties are in the range of $2,000+ psf.

The Arden is a small leasehold property (105 units) in Choa Chu Kang (District 23), marketed as a low-density option for families.

Also, Orchard Sophia and TMW Maxwell are in locations where they are more affected by the latest 60 per cent foreigner ABSD, so perhaps both are less surprising. TMW Maxwell also has other new launches to contend with, such as the existing One Bernam, and the upcoming Skywater Residences, Marina View Residences, and Newport Residences.

If anything, the sales performances of these recent launches may not really be a surprise. Prior to this, LakeGarden Residences also sold 23 per cent of its 306 units, which was perhaps a sign of things to come.
