i once had an agent, my wife’s “friend”.

In a rising market, with enbloc fever raging, apartment units within our development were fast selling. He sent a couple our way, knowing the price was beyond them. Then silence…

Meanwhile, viewings all round were going on. Prices were rising by the transaction… Then he claimed to be going overseas for a three-week holiday and wanted a signed “blank option”. i.e. an option to purchase, where details of the buyer were left blank but not the sellers’. He said his colleagues would handle matters in his stead.

We let him have it. BIG MISTAKE!

As the agent’s holiday stretched, I noticed a property listing with familiar characteristics similar to mine. I called. The answerer said he had a blank option in front of him and would be able to execute… He wanted a price higher than mine…

I called the agent, received a local dialling tone on his mobile, terminated the agreement and asked for the return of the ‘blank option”. Shortly, we received an executed option for the price we asked for from his colleague and a deposit.

Relieved, we accepted the document and deposit. NOT NOTICING that the buyer was essentially a limited liability corporation with a foreign name…

Upon completion, we were informed that our property was flipped at a similar price to another. Presumably, the enbloc fever had abated by then.

About twenty years later to day, the property has appreciated marginally.

However, I too am glad for Tracy.
