Last week, we searched for the cheapest 5-room flats in Singapore. This week we’re following up with the cheapest 4-room flats we could find instead. These units don’t just stand out not just for their pricing, but for reasons like nearby amenities, public transport access, and layout. Why I like it
This block is one of the most convenient places in Ang Mo Kio. It’s about a 10-minute walk to Ang Mo Kio MRT (NRL, CRL) and AMK Hub, with Chong Boon and Cheng San markets both nearby. Bishan–Ang Mo Kio Park is also relatively, if you’re looking for a spot with some greenery.
It’s also a corner unit, so privacy is better than average; and despite being on a lower floor, there’s a lot to make up for that. The living and dining areas are spacious, helped by the store having been hacked to enlarge the common space. The long kitchen allows for a service balcony if desired, all three bedrooms are well sized, and most walls can be hacked. Overall, this is a flexible layout for buyers who want to reconfigure the space.

Why I like it
This is a solid city-fringe option: Whampoa Food Centre is just a short walk away, with Bendemeer Market being further down from there. You’re also close to the park connector that leads to Kallang Riverside Park, which adds to everyday liveability.
The layout is regularly shaped, making furniture planning straightforward. The living and dining areas are spacious, and the bedrooms are slightly set away from the common areas, which gives better privacy. The bath and WC are separated but sit along the bedroom walkway, and can be combined if preferred. Being on a high floor is a bonus, especially for light and ventilation.

Why I like it
This is also at Whampoa Drive like the unit above, so it’s got the same advantages: next to Whampoa Food Centre and the park connector.
The difference is that this is a corner unit on a high floor, which means better privacy, strong natural light, and a nice unblocked view. The living and dining areas are generous, and the broken marble flooring helps keep the space cooler; something you don’t see often anymore. All three bedrooms are well sized, and like many Whampoa units, the bath and WC are separated but can be combined if needed.

The living area is spacious, all three bedrooms are well sized, and the layout is efficient with minimal wasted space. There’s an additional utility room behind the kitchen that can be adapted for storage, work, or even a helper’s area, and the L-shaped kitchen cabinets neatly separate cooking from laundry.

It’s a door-to-door corner unit, with just one neighbour sharing the lift lobby, which significantly improves privacy. The unit sits on a high floor and gets plenty of natural light. The living area is spacious and flexible enough to accommodate a dining set if preferred, with the option to shift dining into the kitchen instead. All three bedrooms are well sized, there’s an additional utility room behind the kitchen, and the regular-shaped layout makes space planning straightforward.
