5 Most Affordable 4-Room HDB Flats in Central Singapore (from $440K!)

Continuing our search for affordable and centrally located HDB units in Singapore, this week we zero in on the most popular flat type – 4-room HDB flats.
These units are located in more central estates like Bishan, Toa Payoh and Ang Mo Kio, with prices starting from $440K. Though that said, given their lower price point, these flats are older and would need some renovation to be move-in friendly.

Why I like it
Sandwiched between the mature estates of Upper Thomson and Bishan, this unit overlooks the landed estate of Jalan Pintu which gives it a rather unique and tranquil environment. The nearest train station is within a 10-minute walk to Upper Thomson MRT Station (Thomson-East Coast line), with Thomson Plaza located right beside it.
The unit is also within walking distance of Shunfu Mart and various other eateries along Upper Thomson Road and the HDB Clusters nearby. Notably, Ai Tong School and Catholic High School are within a 1-km radius of the block too. Homeowners who prioritise having a wide variety of amenities within walking distance might find this unit suitable.
That’s not all to this neighbourhood. It is a short walk to the park connector that leads to Bishan-Ang Mo Kio Park and MacRitchie Reservoir, making it perfect for scenic walks and runs.
The unit is 947 square feet and offers three bedrooms, one bathroom (with a separate WC), and a kitchen with a utility room.
As the unit is completely bare, the next homeowners would have less hacking to do for their unit makeover for a more seamless renovation process. On the same note, the apartment has a regularly shaped layout, ideal for efficient space usage.

Why I like it
Overlooking the Kallang River and offering unblocked views of Singapore’s city, this unit is a great find for those who want to live in a central location while enjoying a good view.
The block is under a 15-minute walk to both Boon Keng MRT Station (North-East line) and Geylang Bahru MRT Station (Downtown line), giving residents access to two MRT lines. While there are no malls nearby, Bendemeer Market & Food Centre and Geylang Bahru Market & Food Centre are accessible for affordable food and grocery options.
Furthermore, it is located right next to the Kallang River and the park connector for scenic routes for walks and runs.
The unit is sized at 936 square feet and offers a slightly curved but still efficient floor plan. It comes with three well-sized bedrooms, a spacious living area, a bathroom (that comes with a separate WC) and a kitchen with a unique extension area.
The extension in the kitchen makes it possible for it to be split into a dry and wet kitchen or even converted into a dining area. The kitchen is equipped with long window panels, making it feel more spacious with plenty of natural lighting.

Why I like it
This unit at Ang Mo Kio is situated near Bishan-Ang Mo Kio Park with a good array of amenities located close by. This includes two wet markets and food centres, along with other eateries located in the HDB clusters nearby.
That said, the nearest train station is currently a 12-minute walk to Ang Mo Kio MRT Station (North-South line) and AMK Hub, though it will also be under a 15-minute walk to the upcoming Teck Ghee MRT Station (Cross Island line) that is slated to complete by 2030.
The apartment has an efficient layout to make a comfortable home too. It is sized at 980 square feet and comes with three bedrooms, one bathroom (with a separate WC), a rather spacious living area and a long kitchen that has a store room.
For homeowners who want a designated service yard, this kitchen can comfortably accommodate one, while separating the bath area from the main cooking area.
Last but not least, the doorway of both common rooms faces an indentation, which gives it room to do up extra storage space (like an additional wardrobe).

Why I like it
Mature estates like the Alexandra neighbourhood are typically desired for their well-rounded range of amenities and the location of this unit would fit most expectations. Located right next to Anchorpoint and across the street from Queensway Shopping Centre and IKEA Alexandra, you can also walk by Stirling Road to get to the MRT in about 10-minutes.
Furthermore, there are three other markets and food centres nearby which offer a wide variety of eateries and affordable food options. The block is also a short walk from the park connector that leads to the Rail Corridor, along with some of Singapore’s most well-loved green spots like Hort Park, Telok Blangah Hill Park and Labrador Park.
The unit offers a space-efficient layout, too. It is 904 square feet and every part of the apartment is well-sized. It comes with three bedrooms, one bathroom (and a separate WC), a huge living area and a kitchen with a balcony.
Due to the shape of the HDB block, the unit is slightly curved though it does not affect the efficiency of the unit. As the apartment is on a high floor, the kitchen and the common bedrooms enjoy unblocked views of Anchorage MSCP.

Why I like it
Nestled across from ITE College Central in the Ang Mo Kio neighbourhood, this apartment would be a great find for homeowners who prioritise being near many key amenities. This includes two food centres and wet markets, along with many other eateries in the HDB clusters nearby.
The nearest MRT Station is a 14-minute walk to Ang Mo Kio Station (North-South line), which is situated right next to AMK Hub. Furthermore, the block is a short walk to the park connector that leads to Ang Mo Kio Town Garden West and Bishan Ang Mo Kio Park.
As the current owners renovated the apartment less than six years ago, less picky homeowners might find the current condition move-in ready with minimal touch-ups required.
The current theme of the unit is an industrial style with concrete screed floors, exposed brick walls and black electrical casings. Some fixtures include a concrete finish built-in bench, along with certain built-in cabinetry in the kitchen area for more storage space.
One of the common rooms has been converted into a study room, in which the current owners have replaced the walls with a glass panel and door to allow more light into the space.
