More than 3,500 people visited the sales gallery of Narra Residences during its first preview weekend on Jan 17 and 18. Narra Residences is one of the first new condos to launch in 2026; the other project, Newport Residences, was also previewed this past weekend.
The strong response at the preview of Narra Residences suggests that demand for mass-market (private) homes remains resilient, underpinned by genuine owner-occupier interest, says Kelvin Fong, CEO of PropNex.
The 590-unit development on Dairy Farm Walk is jointly developed by a consortium led by Apex Asia and Santarli Realty. The project, located in District 23, is the first private residential development to be planned under the GFA harmonisation framework.
There is a limited supply of new private residential homes in low-density, nature-adjacent enclaves like the Dairy Farm area, says Marcus Chu, CEO of ERA Singapore. “This rarity, coupled with growing preferences for quieter, greener living environments, is expected to translate into strong buyer interest, particularly among owner-occupiers and families,” he says.

Narra Residences is probably the only new launch in District 23 and Upper Bukit Timah that we expect to see in 2026. The locale has less than 40 unsold new private homes, and the upcoming sales launch of Narra Residences is an opportune time to address this supply gap, says Mark Yip, CEO of Huttons Asia.

The condo features a mix of one- to five-bedroom units, and indicative prices are:
- One-bedroom units from $998,000
- Two-bedroom units from $1.17 million
- Three-bedroom units from $1.6 million
- Four-bedroom units from $2.4 million
- Five-bedroom units from $3.8 million
“We believe the attractive pricing, coupled with limited new private housing supply in that locale have drawn prospective buyers to the preview. Buyers are increasingly discerning, and a project that offers the right balance of competitive pricing, liveability, and good value tends to spark greater interest,” says Fong.
The public preview at the sales gallery on Dairy Farm Walk will continue until Jan 27, with the sales launch on Jan 31.
