10 Cheapest Cluster Landed Homes In Singapore From $1,840,000

Landed housing is a dream for many, but at 2024 prices, it’s the province of the most affluent. Fortunately, there’s an alternative in the form of cluster landed homes – and it can even be preferable to some home buyers since it removes the need for pricey maintenance over the exterior painting, pool, roof, etc. Besides, having 24/7 security can greatly help with a sense of security and for some developments, you do get some facilities too (in the form of a pool and gym typically). Here are some of the cheapest cluster landed options we’ve found to date:

1. Kew Residencia
Kew Residencia may see prices rise in the near future, thanks to developments in the Bayshore area. A new HDB town is being built here, and it will come with the usual range of heartland amenities and shopping malls. As we write this article, the first Plus model flats have just been launched at Bayshore (October 2024 BTO launch).
Kew Residencia is roughly within a kilometre of Kew Gate (see point 2).

In terms of location, it is within walking distance of Bedok South MRT (TEL). Now that the line is operational, it’s easy to get to lifestyle hubs like Katong, where you’ll find malls like Parkway Parade and i12 Katong.
In the more immediate surroundings, however, you can find coffee shops, convenience stores, and the usual heartland amenities; the HDB enclave here is mature and well-developed. This is quite the upside for a low-density area, most of which is very far away from such conveniences.
School access is also good, with Temasek Primary within walking distance, and Temasek Secondary, Bedok South Secondary, and Bedok View Secondary all within one kilometre.
That said, the upcoming Bayshore development could add a lot more noise and crowds; having a whole new HDB town nearby can change the vibes quite a bit. It remains to be seen whether this part of Bedok South, which is right next door, will retain its overall serenity.
Kew Residencia is also getting along a bit in years, having been completed in 1994. This is a 99-year leasehold property, so the age may bother some buyers (whilst also being the reason for the lower price tag).

2. Kew Gate
Kew Gate is roughly within a kilometre of Kew Residencia, above. This is a Far East Organization 99-year leasehold project that was built in 1997, so don’t be expecting a modern look. Despite its rather compact land size, Kew Gate still has the full suite of pool, gym, clubhouse, wading pool, BBQ pits, etc.

Kew Gate is notably further from the main amenities than Kew Residencia – it’s deeper within the landed enclave, and it’s quite a long walk to the nearby HDB cluster. The walk to the Bedok South MRT station (TEL) is also much further, although some might still deem it walkable. Overall though, we’d still say this location is better for drivers, as it’s a rather long, unsheltered walk to the nearest coffee shop and train station.
Other than this, the locational advantages are similar to Kew Residencia, including increased convenience once Bayshore town is up.
Between the two, Kew Gate is less convenient, but better preserves the sense of privacy and landed living. It’s well-distanced from the main road (Bedok South Road) and is surrounded by landed homes. By contrast, Kew Residencia is just across the road from the HDB cluster.
Kew Gate is also getting along in years, so again, the 99-year lease may be an issue for some buyers.

3. The Springfield
The Springfield is good for homeowners who like seclusion, and self-contained enclaves. This property is close to Simpang Bedok, which is a favourite hang-out area for East-enders: Bedok Shopping Complex has a cluster of famous food outlets, and many are open till late. It’s a hotspot during big football games, and people from all over hang out here to watch until the early morning. There’s also a Giant supermarket here, which serves the landed homes nearby.
(Incidentally, we don’t know anyone who calls it Bedok Shopping Complex; everyone just calls it Simpang Bedok).
Like most landed areas, it’s not the nearest to malls or train stations. Bus routes like number 9 are accessible from here though, and provide a direct ride to Bedok or Tanah Merah MRT stations (EWL) or you can take a 15-minute walk. There are some malls near the Bedok station, while Tanah Merah station will soon have a commercial space, in the form of the mixed-use Sceneca Residence.

If you prize quiet and seclusion but want to be able to walk to the nearest coffee shop, The Springfield is a reasonably priced resale option.

4. RiverTrees Residences
Note: Not all the units at RiverTrees Residences are landed. Eight of the 495 units are terrace houses.
RiverTrees is one of the best cluster landed home options when it comes to greenery and a waterfront. It’s situated along the riverside trail of the Sungei Punggol, which is fantastic for cyclists and walkers; and the riverside view is especially stunning in the late evening. The project also has an on-site minimart, and it’s not too far from the Fernvale HDB cluster.


Despite the location, RiverTrees has decent accessibility. Layar MRT station is within walking distance, and this will take you to Sengkang MRT (NEL). Compass One mall is next to the train station, so this can provide for most major retail and shopping needs. As an alternative, The Seletar Mall is also within rough walking distance; it’s not the biggest mall but suffices for most daily needs. Given that most landed properties will require you to drive just to get out, this is above average.
While this is a great combination of greenery, privacy, and a lower price tag, you have to be okay with the units being mixed. This is ultimately a mid-sized 495-unit condo, so it won’t match the privacy of an all-landed development.
(Although on the plus side, it means lower maintenance fees too)

5. Springhill
Springhill is one of the larger cluster landed options, with 115 units. It’s located just a short distance from Sembawang Shopping Centre, and the greenery of the Gambas Way area. It’s a surprising combination of low-density living, with a good range of across-the-road amenities, thanks to the mall and Sun Plaza next to it.
There’s also a large cluster of eateries right down the road, even before residents get to the malls; the original White Restaurant (famous for their white bee hoon) is located here.
Like most landed enclaves though, there’s no MRT nearby; and even if you take a bus to Canberra MRT, this is a non-mature town. Short of the Bukit Canberra hub and Sun Plaza at Sembawang, your favourite major malls and entertainment are likely further off.

Do note the unit sizes by the way: Springhill has three-storey landed homes, which are around 3,000 sq. ft. That’s larger than the other entries above, and surprisingly spacious for a quantum of $2.1 million.
Age is a factor as this project is leasehold, and was built quite a while back in 2005, but it’s well-maintained for its age, and it’s tough to find similar-sized options at its price point today.
