Today we’re headed to Dublin Road, which is within easy walking distance of Somerset MRT station, 313@Somerset, Centrepoint and more. There you’ll find modern terrace houses next to residential shophouses, hotels, and apartments. Let’s head over so you can take a look for yourself!
Before we start the walkabout, here’s a map and Masterplan of the area. We’ve previously toured a few landed estates near by such as Kimsia Park, the area behind Lucky Plaza.
The challenge for many buyers today isn't access to information.
It's interpreting that information in a way that makes sense for their finances, goals, and stage of life.
Over time, that's also why we decided to work with agents who shared the same data-driven and advisory-led approach behind our editorial, consultants who could help readers think through decisions more objectively, rather than simply push transactions.
Today, the team has worked with more than 2,000 clients across over $5B in property transactions.
At the time of writing, there was a Dublin Road property for sale for a cool $14 million - according to the property ad, the property is built in the Second Transitional Style architecture and can be used as both a residential property or office.
There are six shophouses here, five in this row and one standalone house a short distance away. The rest are modern buildings.
One unique feature is that the houses have a car porch at the front of the property, which is large enough to park two cars. Many shophouses have no parking spaces at all, something a friend who lives in conservation shophouses once warned me about.
I was curious about this area because I’d seen a property listing for a nearby shophouse that was less than half the price. The price differential was made clearer when I saw the properties in person. The ones here are much larger than they look from the front- just look at how long they are! This is the side of one of the corner shophouses. There was an interesting alley next to the shophouse and I wondered if it was a shortcut to something so I decided to head in to take a look.
Alas, no, it’s a path that leads nowhere.
Behind the shophouses are some apartments. I like the nice wide pavement which makes walking around the area easy. There’s also Dublin Lodge (strata terrace houses.) At the time of writing, the last sale was in 2025 for $6.1 million and there was a unit for rent at $11,000. This part of town seems to have several alleys that lead nowhere. We’re at the end of the landed enclave now. The enclave is not very deep in, I’ve turned around and taken a photo of the entrance into Dublin Road so you can see for yourself how compact the area is.There’s very limited street parking here. If you’re wondering about the prices, here’s a photo of the parking sign. However, I wouldn’t count on getting a space here as it’s right next to Killiney, where you can find lots of famous restaurants, so diners often park in the estate.
The lack of parking is why I hardly ever come to this area. When I did my research before the tour, I realised there’s actually a basement carpark in the estate. It belongs to a service apartment block and isn’t the largest space but it should suffice for your visitors. You’ll also find amenities such as your local NTUC in the service apartment block- I’ll show you in a bit. Let’s finish viewing the residential properties here first.
This is the other shophouse I mentioned, which is not connected to the previous row.It is, however, linked to some newer buildings and quite close to the eateries so I wonder what the noise levels are like on weekend nights. In between the two rows of conversation houses is Alphabet Playhouse. School wasn’t in session when I toured but I recommend visiting during school hours if you’re interested in a house here, as play schools aren’t the quietest neighbours.A view of Alphabet Playhouse from another angle so you have a better idea of its size.Across from the shophouses is a short cul-de-sac where you find some modern terrace houses. The modern terrace houses. The houses here haven’t been redeveloped, so they look very uniform. The end of the street: the houses at the end have quite big gardens and a bit of an odd shape. The plots here are quite wide, as you can see from the fact that two cars can be parked in this house.Walking back out to Dublin Road.Turning around and looking at the other end of the street. Here, we’re looking out of Dublin Road onto Killiney Road. As you can see, we’re opposite a massive construction project. Comcentre is being rebuilt and, according to the website, will only be completed in 2028. I couldn’t really hear it when I was deep inside Dublin Road, but the noise was quite obvious when walking along Killiney Road.To get a sense of how small this enclave is, look at the photo above. It was taken from the entrance of Killiney Road and we can see all the way to the end of Dublin Road.Walking out to Killiney Road, there’s a kopi tiam on the right. We’re right across from Mama Shelter. The building looks pretty cool- I’d never heard of this hotel till I was in Lille and met a fellow traveler staying there. It has a rooftop restaurant so, if you get bored with the options along Killiney Road, you can always head there. If I was a tourist in Singapore, I think this would be a great area to be based in.A closer look at the construction.
If you turn left after exiting Dublin Road, you’ll reach Lloyd road.
There you’ll find another huge pre-school.And Orchard Grand Court Serviced Apartment, which is where the basement carpark I mentioned earlier is located. In the same building is a decent-sized NTUC.The NTUC has a lot of convenient offerings for shoppers. And I like how clean and neat it is. (Not all the NTUCs located in “posh” areas are. The one in Coronation Plaza is quite dingy and squeezy with small aisles.)There’s also a small pharmacy inside.
Now let’s head back to Killiney Road, as that’s where the majority of the amenities are located.
There you’ll find a Doctor and dentist. Very convenient.A spa.The construction work isn’t limited to Comcentre.Lots of eateries. The roasted pork at Fook Kin is pretty good, albeit quite fatty.I’d say this is very decent pricing for a breakfast set in Orchard!Another medical clinic. As mentioned, you’re just a stone’s throw from Orchard Road and Somerset MRT.
I’m not sure I would want to live on Orchard Road even if I could afford it, as the area is quite busy.
However, this is the “nice” end where it’s less crowded. In fact, I know someone who lives on Oxley Road and she adores the neighbourhood and how she can just walk everywhere.
Looking around the traffic junction. Not too jammed today but I once made the mistake of driving to my friend’s place near Oxley on a Friday night, and it took me almost two hours just coming down from Newton! So be warned!
Orchard Road is pretty well-known to Singaporeans so I don’t think you guys will need a tour of the shops! Let’s head back to Dublin Road.
If you’re ever peckish at weird hours, there’s a 24-hour kopitiam here too.
Before we end today’s tour you may be wondering about the sales history.
The last “true” landed sale (i.e. non-stata) was back in 2021 for slightly over $5million. This brings us to the end of today’s walkabout. How did you find the area? If you like living in shophouses and being in the middle of town, you may also be interested in the Cairnhill landed enclave, which we visited some time back in April.

When not reading and watching articles & videos about property, she is busy cooking and baking for friends, family & her blog Greedygirlgourmet

Amazing coverage and great discoveries wtithin the Orchard area. Too good to be true though. How old are these generally? Must need a lot of upkeep before moving in after an investment of >$6M. Appreciate your comments. Thanks for this report.
