Units Of The Week Issue #62

It’s probably no secret right now that there is a trend for bigger homes as families adjust to a new normal.
This week, we look at some older properties (what’s new), with bigger living spaces for families looking for more spacious homes. As always, while the psf for some of these may look very attractive, the bigger sizes will naturally result in bigger price points as well.

1Clementi Woods Condominium

$2,490,000
Project: | Clementi Woods Condominium |
---|---|
District | 05 |
Address: | 90 West Coast 126810 |
Tenure: | 99-year Leasehold |
Size: | 2,486 sqft |
$PSF: | $1,001.61 |
Developer: | FCL Loft Pte Ltd |
TOP | 2010 |
Why I like it
For the uninitiated, Clementi Woods isn’t located in Clementi itself. Instead, it’s located at West Coast, and is named as such because of Clementi Woods Park right next to it.
This unit is a 3 bedroom penthouse sized at 2,486 square feet. While this penthouse might not mean for much because the development isn’t very high in nature, you do get a second floor with an open roof terrace accompanying the master bedroom. So for parents looking for peace, quiet, and some privacy this could be a good option.
That said, this unit doesn’t actually have the best facing (it isn’t facing the park), but that double volume ceiling in the living is quite something.

2Flamingo Valley

$2,480,000
Project: | Flamingo Valley |
---|---|
District | 15 |
Address: | 468 Siglap Road 455943 |
Tenure: | Freehold |
Size: | 2,067 sqft |
$PSF: | $1,199.81 |
Developer: | FCL Estates Pte. Ltd. |
TOP | 2015 |
Why I like it
Flamingo Valley is a freehold development built in 2015. It has a total of 393 units, and is known for its larger than usual units in general (in today’s context). This unit is a 3 bedroom penthouse sized at 2,067 square feet.
The decor is generally quite classy, and I like the second floor – with its open rooftop as it has been done rather well. With a sheltered pavilion plus jacuzzi it is an ideal place to chill, particularly as the surrounding areas are low-lying too.

3The Pearl @ Mount Faber

$2,400,000
Project: | The Pearl @ Mount Faber |
---|---|
District | 04 |
Address: | 1 Mount Faber Road 099206 |
Tenure: | 99-year Leasehold |
Size: | 2,249 sqft |
$PSF: | $1,067.14 |
Developer: | Sim Lian Pte Ltd |
TOP | 2005 |
Why I like it
I’ve always liked the Pearl at Mount Faber because of its tranquil vibe. As you can probably tell by its name, this unit in particular has a fantastic greenery view – one that you don’t get all too often in Singapore.
This is a 2,249 square feet unit that is spread over 2 floors. I really like the balcony area – it looks out towards a blanket of green, and it almost doesn’t even feel like you are in Singapore. The design of the unit is quite rustic looking, and really has that mountain-villa like type feel.
The Pearl @ Mount Faber is also located at the foot of the hill, so it isn’t all too bad where accessibility is concerned.

4Edelweiss Park Condo

$1,900,000
Project: | Edelweiss Park Condo |
---|---|
District | 178 |
Address: | 82 Flora Road 507000 |
Tenure: | Freehold |
Size: | 2,465 sqft |
$PSF: | $770.79 |
Developer: | Tripartite Developers Pte Limited |
TOP | 2006 |
Why I like it
Edelweiss Park Condo is one of those places that most wouldn’t have heard of – unless you stay in the East. This is one of those developments in that enclave of developments at Flora Road which has always suffered from a lack of an MRT station nearby.
So if you drive and MRT accessibility isn’t a concern, this duplex penthouse unit at 2,465 square feet in size could be an interesting one given its low psf. That said, because the second floor is solely an outdoor entertainment space, the interior living space may not be as big as one would like. If you do entertain a lot, however, this could make sense.
I do like the general interior of the unit as well, I can’t quite put a finger to its style, but it is somewhat in the mould of what I would expect an art curator to live in!
– Stanley

5E Maisons (The Maisons)

$2,848,888
Project: | E Maisons (The Maisons) |
---|---|
District | 13 |
Address: | 28 Braddell Road 359966 |
Tenure: | Freehold |
Size: | 2,217 sqft |
$PSF: | $1,285.02 |
Developer: | Global Star Development Pte Ltd |
TOP | 2016 |
Why I like it
While this has probably one of the strangest condo names around, this development is after all a freehold one. This is a penthouse unit sized at 2,217 square feet. Of course, as per usual with duplex penthouses, there will be wasted space due to the stairs and open roof terrace.
Frankly, the decor is nothing much to speak about, it is quite plain-looking and will require some renovation to perk it up. But treat it as a blank slate, and with the double volume in the living, it does have the potential to be turned into a unique looking home.
