1Kandis Residence

$1,250,000
Attribute | Info |
Address | 6 Kandis Link |
Tenure | 99-year Leasehold |
Size | 936 SQFT |
$PSF | $1,335 PSF |
Developer | Dillenia Land Pte Ltd |
TOP | 2021 |
Why I like it
Kandis Residence isn’t the most central, but for those who appreciate a slower pace, the location holds a certain charm.
Flanked by forest on one side and a landed enclave on the other, it’s a quiet spot that’s also a short walk to Sembawang Park and the beach—something you don’t come across all that often. There are also a few eateries along Sembawang Road within walking distance, though you’ll likely rely more on driving or delivery for daily convenience.
The unit sits just above the treeline, so it enjoys a decent amount of natural light, with views overlooking the pool and a partial glimpse of the landed estate nearby. Inside, it is sized at 936 square feet, and the layout is squarish and regular.
While the kitchen is compact, it is functional with an enclosable glass door. There’s also a separate service balcony for those who like a dedicated space for laundry.
In the master bedroom, there is a built-in wardrobe that is flushed against the wall, so it looks more streamlined.
The development TOP-ed in 2021, so it’s still relatively new without the wait that comes with new launches.

2The Jovell

$1,336,000
Attribute | Info |
Address | 11 Flora Drive |
Tenure | 99-year Leasehold |
Size | 904 SQFT |
$PSF | $1,478 PSF |
Developer | Hong Leong Holdings |
TOP | 2022 |
Why I like it
Flora Drive is known for being a neighbourhood with a pocket of private condominiums, and The Jovell is one of them. It sits in a quieter residential enclave and, admittedly, isn’t the most convenient—Loyang Point is about an 18-minute walk away—but for those who value privacy and a slower pace, it could be a good fit. The project TOP-ed in 2022, so everything still feels fresh, with the added benefit of moving in without the usual wait.
This particular ground-floor unit spans 904 square feet and benefits from full-height windows in both the master and second bedrooms. These open up to low-lying greenery just outside, creating a tranquil, almost tropical feel when the windows are left open.
The layout is efficient, with minimal wasted space. The balcony is a good size and could be reimagined as an alfresco dining area—freeing up more space indoors. In the kitchen, a U-shaped layout helps to maximise countertop and storage space.
A thoughtful detail is the jack-and-jill common bathroom, which connects to both the hallway and bedroom three—effectively giving you two en suite bedrooms, a practical bonus for families or hosting guests.

3Rivercove Residences EC

$1,390,000
Attribute | Info |
Address | 36 Anchorvale Ln |
Tenure | 99-year Leasehold |
Size | 958 SQFT |
$PSF | $1,451 PSF |
Developer | Hoi Hup Realty Pte Ltd |
TOP | 2020 |
Why I like it
Rivercove Residences isn’t the most centrally located, but for those who don’t mind a slightly longer walk—or a quick hop on the LRT—it’s still fairly well-connected. Tongkang LRT is just a few minutes away, and from there it’s only two stops to Sengkang MRT and Compass One. There’s also a coffee shop and supermarket nearby in the HDB cluster, so basic daily needs are within reach.
Situated along the Punggol River and a short stroll from Sengkang Riverside Park, the project offers easy access to greenery and waterfront spaces. The park connector just next door links up to Punggol Waterway, Coney Island, and even Lorong Halus Wetland—great if you’re into cycling or long walks.
Sized at 958 square feet, the unit itself is on the ground floor but still enjoys a decent amount of natural light. It comes with a spacious PES that opens up to the common walkway—ideal if you like having a bit of outdoor space without the hassle of maintaining a garden. Inside, the layout is efficient, with the living and dining areas clearly defined. All three bedrooms have floor-to-ceiling windows, which not only help with light but also make the spaces feel more open. Each room is comfortably sized—enough for a double bed with room to move around.
The kitchen includes a yard, WC, and a ventilated utility room that could double as a helper’s room. There’s also the option to enclose the yard if you prefer to separate it from the main kitchen. Having TOP-ed in 2020, and with the EC’s MOP period nearly up, this could be a timely pick for those looking to move in without too long a wait.

4The Garden Residences

$1,399,000
Attribute | Info |
Address | 7 Serangoon North View |
Tenure | 99-year Leasehold |
Size | 797 SQFT |
$PSF | $1,755 PSF |
Developer | Gardens Development Pte Ltd |
TOP | 2021 |
Why I like it
The Garden Residences sits in a part of Serangoon that’s well-loved for its food and charm.
Chomp Chomp Food Centre and Serangoon Garden Market are both within walking proximity, with no shortage of cafés and restaurants dotted around the area. The upcoming Serangoon North MRT station (CRL), due to complete in 2030, will require a bus ride over.
For families, being within 1km of Rosyth School is a definite plus.
This unit is on a low floor, but it sits above the condo facilities and still gets a decent amount of natural light—so you won’t feel boxed in. At 797 square feet, this is a rather compact unit, but the layout is regularly shaped, making furniture placement more straightforward.
The balcony is sized just right—not overly large, so it doesn’t eat into your interior space, but still usable for a morning coffee or some outdoor seating.
All three bedrooms come with floor-to-ceiling windows, which help to draw in more light and make the rooms feel more open.
Having TOP-ed in 2021, the unit is still relatively new, so if you’re not picky, you won’t need to factor in much for renovations either.

5Le Quest

$1,400,000
Attribute | Info |
Address | 10 Bukit Batok Street 41 |
Tenure | 99-year Leasehold |
Size | 936 SQFT |
$PSF | $1,496 PSF |
Developer | Qingjian Realty |
TOP | 2021 |
Why I like it
Le Quest offers something a little different with its mixed-use setup—there’s a shopping mall just downstairs, which means you’ve got easy access to food, groceries, and daily conveniences without needing to travel far.
It’s also within walking distance of the future Tengah Park MRT station (JRL), slated to open in 2028. In the meantime, there are several coffee shops and supermarkets in the surrounding HDB clusters, which help make day-to-day living relatively fuss-free.
TOP-ed in 2021, this unit still feels fresh and well-maintained. It comes with two balconies—one in the living area and another in the master bedroom.
All three bedrooms are generously sized, easily fitting double beds with room to move. The common bedrooms also feature floor-to-ceiling windows, which help to brighten the space and make the rooms feel more open. The master bedroom stands out in particular, with an especially spacious master bathroom.
