Which 3 Bedroom Should I Buy Among Ki Residences, Leedon Green and Hyll on Holland?

I have shortlisted my options to Ki Residences, Leedon Green or Hyll on Holland. But can’t decide. I am planning to buy a 3 bedroom.

With regards to your question, Ki Residences is located in D21 while Leedon Green and Hyll On Holland is located in D10. Both districts have seen quite a number of new launches in recent years hence potential buyers are spoilt for choice.
We have done a full review on all three projects (attached below), highlighting each potential and stack analysis as well:
In this email, we will share some of our opinion on the development you’ve shortlisted.
Ki Residences offer tranquil living, away from the bustle and provide decent facilities. Located in the deep end of Brookvale Drive, it is quite a distance to the main Clementi Road and amenities hence considered inconvenient especially for those without a car. Prices have risen to $18xxpsf on average since its launch back in December 2020. Decent psf$ for a 999LH development in today’s market.
Recent 3-Bedroom Transaction: $2,203,000 (Ground floor unit)
- 999 LH development, value retention
- Tranquil living, close to nature
- Lowest quantum among the three
- Located in the deep end of Brookvale Drive, away from amenities and bus stop.
At 1109sqft, the unit layout is efficient with a proper storage area provided. Unit comes with an enclosed kitchen, proper yard and utility room. Bathrooms and kitchen come with ventilation windows. However, It does come with two balcony areas which take up space. All in all, great layout especially for family stay.
Flanked between two major roads, Leedon green offers great convenience, especially on bus connectivity. With a huge land size, the developer has provided great facilities. Prices have relatively remained stable at $26xxpsf on average since its launch back in January 2020. With the new Home School Distance (HSD) measurement, most blocks in Leedon Green are within 1km proximity to Nanyang Primary School, hence we foresee it will continue to attract families when it comes to exiting in future.
Recent 3-Bedroom Transaction: $3,008,000 (2nd floor unit)
- Freehold, value retention
- Great facilities provided
- Most blocks are within 1Km proximity to Nanyang Primary School
- Away to amenities and Farrer Road MRT station
- Road noise issue especially for main road and flyover facing stacks.
- Higher quantum
At 1044sqft, the 3 bedder layout is squarish and efficient. Unit comes with an enclosed kitchen, good size utility with en-suite WC and all bathrooms and kitchen comes with ventilation windows. However, it lacks a yard area for laundry and an overlarge balcony area which takes up space.
Hyll On Holland
With only 319 units, Hyll on Holland is a small density development with ample facilities provided. Located slightly closer to Holland Village for amenities and MRT station as compared to Leedon Green. Ample bus services plying along the two major roads. At $24xxpsf on average, a decent price range for a Freehold development in the Holland Village vicinity. All the 3 bedder stacks are located away from major roads which is a clear advantage. On the other hand, there is no schools within the 1km range which is one downside, especially for families.
Recent 3-Bedroom transaction: $2,600,000 (5th Floor Unit)
- Freehold, value retention
- Decent facilities are provided for the number of units.
- Half of the units face the flyover, hence road noise would be an issue.
- Away from amenities and MRT station.
- Lack of school within 1km range.
At 1055 sqft, the 3 bedder is layout is efficient. Unit comes with a proper yard area for laundry and a universal next to the main entrance which provides flexibility. The living and dining area share the same frontage, maximising the natural light and ventilation. However, the bedroom size is on the smaller side added with a large balcony and big A/C ledge which takes up unit square footage.
All in all; all three developments have their fair share of pros and cons. However, this really boils down to budget given the large disparity between the 3 development’s quantum – and also how important the pros and cons are to you.
Overall, I think that Leedon Green and Ki Residences are attractive out of the 3 for these reasons:
Leedon Green for its quality facilities, proximity to Nanyang Primary School and convenience to the city. It may be slightly away from MRT and amenities, but it’s likely the target demographic drives.
Ki Residences would be my personal pick for its lower quantum, layout efficiency and tranquil living as I do not prioritise being close to a popular school.
