Why I like it
Waterbay is an EC that has just MOP-ed at Punggol. It was completed in 2016, and with 383 units it is a really nice size for a good mix of relative privacy and yet still have a full suite of facilities.
This is obviously the penthouse unit at a size of 2,669 square feet. It’s not all interior floor space (as with most penthouse units), and has all the living/dining and bedroom areas on the first floor, and the open roof terrace on the second floor (it’s a big one). There are a total of 5 bedrooms (although two bedrooms have been combined to one), so it’s great for bigger families of course. That said, all the bedrooms are bunched together, which isn’t my preferred choice of layout. It would have been good to have a bedroom set aside from the rest to cater for multi-gen living and more privacy.
And the other major plus point is the interior design. It’s immaculate and stylish, and what they’ve done with the top open deck is really great!

Why I like it
This is a dual level penthouse unit at Guilin View, and as you can tell from it’s name – it features absolutely jaw dropping views of the Little Guilin Lake. Especially in this current work from home pandemic era, having such a view at home is even more precious than before, and as the penthouse unit and the highest floor – you do command the best views (and the most unique too).
At 3,517 square feet, this is a very sizeable space, although not everything is indoor interior space with the top floor an open roof terrace. Admittedly, you’d need to invest into an overhaul of this space if you are particular.
This is a 99-year leasehold development that is almost over 20 years old – so it’s certainly no spring chicken. But it does, however, feature 3 tennis courts and is a short walk to Bukit Gombak MRT station.

Why I like it
Although you might think by the name Ripple Bay is located by the sea, it is still someways away – although you do face an open forrested area. This is a development that was completed in 2016 and has 679 units (which seems small compared to the giant developments today).
As the penthouse unit, it’s sized at 2,670 square feet and is set over 2 levels. Rather uniquely though, 2 bedrooms are on the first floor, and 2 bedrooms on the second (with a family room and roof terrace). I do prefer this arrangement as it does offer more privacy. And yes, the interior design here is very nice too – and in move-in condition.
Other than that, this isn’t a development for those who don’t drive – as it is some distance away from the nearest MRT station.

Why I like it
Like Guilin View, Lakeview Estate features a stunning view of the Macritchie Reservoir. As usual, the penthouse units have the privilege of the best views at the highest vantage point (I do prefer Guilin View though, personal preference!).
This is one of the few remaining HUDC developments so don’t expect too much in terms of facilities (or the outlook). For floor space, however, this does take some beating at 3,035 square feet over 2 levels. It has 4 bedrooms, and also offers a living area with a 5m high ceiling – which does make the space look really grand (plus that awesome view). Best part? It still looks modern too!
Last but not least, you are situated close by to the Marymount MRT station on the Circle Line and 9 mins to Upper Thomson MRT station on the Thomson East Coast line.

Why I like it
Located close by to Lakeview Estate, Thomson Imperial Court is one of those developments that you will probably have driven past many a time but might not know about its actual name. As you can tell from its name, this is a development that is more than 20 years old. It is freehold though, and has just 36 units.
In terms of connectivity and food, this is a pretty great located. The whole Thomson area offers a ton of food options, and the MRT station (Marymount and Upper Thomson) is just a 5-6 minute walk away too.
This is a 2,200 square foot sized unit with 5 bedrooms. It does come with an interesting dual-key layout as well with 3 bedrooms and 1 bathroom on one side, and 2 bedrooms and 1 bathroom on the other.
