While it may still be too early to claim that the high end market is back, we are seeing a range of luxury new launches that will be launching soon in the market.
And so in that vein, we are looking at some of the upscale properties in District 10 this week. Of particular note would be a stunning penthouse in the Stevens area, and another beautifully appointed 5 bedroom unit at Grange.

Why I like it
The Latitude is one of those condos that is less spoken about in the River Valley area, perhaps because it is located further into Jalan Mutiara itself. This 4 bedroom unit is absolutely massive at 2,788 square feet for a 4 bedroom unit. It isn’t a penthouse, so do you do get sizeable amount of interior space. That said, there are two balconies on either side of the living and dining (great to let the wind flow through), but it does have quite a lot of wasted planter space scattered around to take note of.
That said, probably one of the best parts about this unit is its current unblocked facing towards the MOE building below (it is zoned education), and that it has only 127 units total on a large plot of land. So it definitely isn’t squeezy plus you get a ton of exclusivity.

Why I like it
I think the best trait of living at The Equatorial is the location – from a convenience standpoint. You are able to get to the PIE easily, connect to Bukit Timah, drive to Orchard, walking distance to SCGS, close to ACS, and right outside Stevens MRT (an interchange for the Downtown and Thomson East Coast line).
This penthouse is a 4 bedroom apartment that is very well-sized at 3,455 square feet. Bear in mind that you do have rooftop space, but it does afford you nice views over the relatively low lying area.
The interior is a highlight too. Constructed at a cost of $1 million 3 years ago, it has the vibes of a high end apartment in New York.

Why I like it
I think it’s easy to tell by the name that Dynasty Lodge is an old, old apartment. Built in 1985, it is a freehold development that fronts Sixth Avenue. While Sixth Avenue can get quite jammed during peak hours, you do have the option of going by the inside roads like Jalan Haji Alias that is accessible from both Holland Road and Bukit Timah Road as well. Sixth Avenue MRT station is nearly a 1km walk away so I wouldn’t say that it is near to walk at all.
As you might imagine for an old apartment, it has 1,851 square feet of interior space for a 3 bedroom space – which is very sizeable. It offers a high ceiling with a sloping roof as well, which does add a lot of character to the place. I quite like the interior design too, homely and still modern looking.

Why I like it
Robin Residences is located really close by to The Equatorial, which means it is a really short walk to Stevens MRT station as well (along with all the same attributes – close to Orchard, good schools etc).
It was completed in 2016, so it is still a pretty new project with just 134 units. It is freehold and for its size it is rather well featured, with a nice sized swimming pool, clubhouse, and a rooftop tennis court (which is getting increasingly hard to find in small projects today).
Size wise you aren’t going to be beating the older developments in the area, as this is a 1,485 square feet 4 bedroom unit that has been converted into a 3 bedder.
What I really like about this unit is the ID, it looks really sophisticated and high end with those gold accents and glossy marble finishing. Done by Architology, it does bear the hallmarks of what we have come to expect from their work.

Why I like it
Beverly Hill is a grand old dame sitting along Grange Road. Built in 1983, it is a freehold apartment with just 86 units. It does sit on a sizeable land plot, with a tennis court and the like.
While it is undoubtedly an old place, it does offer a ton of living space. At 3,778 square feet for a 5 bedroom unit, it is nearly landed living-like. The ID of the space looks super polished as well. It looks suitably upscale and fitting of such a location. Judging from the photos alone I’m sure most people wouldn’t even be able to tell that it is located in such an old apartment!
